Kensington and Chelsea is a renting borough: 39.6% of households rented privately at the 2021 Census. End of tenancy cleaning here starts at £156 for a studio, with the price fixed by size.
Homes here are mostly flats. The Census put 82.9% of the borough’s 66,884 households in flats, and in the Earl’s Court ward, where 49.8% of households rent privately, the share was 94.3%. A typical job starts at an entryphone and a common stair and finishes with an agent’s inventory.
An end of tenancy clean covers what the inventory clerk checks
An end of tenancy clean is a single visit to an empty home that brings every room back to the condition written on the check-in inventory, so nothing comes off the deposit for cleaning. The check-out clerk compares each room with that report, and the cleaners work through the same list.
Kitchen
The clerk checks the oven, the fridge and the inside of every cupboard. The cleaners wipe inside every cupboard and drawer, degrease the hob, the splashback and the extractor filter, clean the sink and taps, and wash the fridge and freezer once you have emptied and defrosted them. The oven is an add-on: the racks, trays and shelf supports are taken out to soak, and the cavity, glass and seals are cleaned by hand.
Bathroom
Limescale is a common note. Thames Water, the water company for London, says all the water in its region is hard, so the taps, shower head, screen and the base of the toilet are descaled, the grout and sealant are scrubbed, and the mirror, cabinet and extractor grille are wiped.
Bedrooms and living room
Skirting boards, door frames, switches, sockets and radiators are wiped; wardrobes are cleaned inside; the inside of the windows, the sills and the frames are washed; carpets are vacuumed and hard floors mopped. Carpets can be added at £29 a bedroom and £36 for the living room, cleaned by hot water extraction while the team is there.
Period features
The council counts over 3,800 listed buildings in the borough and says that in a listed building even changing a cornice, skirting or fireplace needs consent. The cleaners dust those features by hand.
We bring the equipment and the products. You keep the water and electricity on until the cleaners leave. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
End of tenancy prices in Kensington and Chelsea

Purpose-built blocks compared with converted houses
The Census splits the borough’s flats two ways: 56.7% of households live in purpose-built blocks and 23.5% in flats made from converted or shared houses. In a purpose-built block the team usually has a lift or one wide stair, a bin store, and sometimes a building manager who wants a name and an arrival time. In a converted house there is a shared front door and a narrow stair with no lift, so the equipment goes up in stages and waits on the landing. The price is the same for both. It follows the bedroom count, and only the hours on the day change.
HMO licensing in the Royal Borough
The council’s additional HMO licensing scheme covers the whole borough. It began on 1 June 2023 and runs until 31 May 2028 unless the council revokes it earlier, and it applies to houses in multiple occupation with three or more people forming two or more households that mandatory licensing does not already catch; mandatory licensing covers HMOs with five or more occupiers. The council’s scheme page sets out the conditions.
A shared house is priced by room, so each let bedroom is counted and the shared kitchen and bathroom are cleaned once, to the standard of the whole house’s inventory.
Furniture left behind by the last tenant
The council’s Too Big for the Bin service collects up to 10 bulky items from a home for £44, paid in advance and not refunded. Private landlords, managing agents and commercial landlords are told to use the council’s commercial waste service instead, and items left out on the pavement may be treated as fly-tipping. The cleaners need clear floors to reach the skirting and the carpet, so arrange the clearance for the day before the clean.
Parking a cleaning team in Kensington and Chelsea
The council says the borough has no uncontrolled areas and issues no visitor vouchers, and it cannot give parking permits to businesses or visitors. During controlled hours a visiting team pays by phone or uses an off-street car park. Pay-by-phone rates depend on the tariff zone and the vehicle’s fuel, from £1.90 an hour (basic zone, electric) to £8.40 an hour (high zone, diesel), plus 10p a session. On a job that lasts most of the day, that is the bill passed on at cost.
Outside controlled hours anyone may park in resident bays, pay-by-phone bays and on single yellow lines without paying. The Town Hall car park under Hornton Street (W8 7NX) is open 24 hours.
Booking the clean
Send the form or ring 020 3734 1438 with the postcode, the number of bedrooms and the check-out date. We ring back to agree the day and confirm the price against the home. A 50% deposit secures the date; the rest is due once the clean is done. Book a day after the last boxes go and before the clerk arrives, so the home is empty while the cleaners work. Our London end of tenancy page covers the scope in more detail.

Questions about end of tenancy cleaning in Kensington
Is the oven part of the fixed price?
The fixed price covers the rooms. The oven is added at £31 for a single or £62 for a double or 90cm range, and when you book it with the clean it is done on the same visit, so the clerk finds it finished.
Does a shared flat in Earl’s Court need an HMO licence?
It may. The borough-wide additional scheme, in force from 1 June 2023, covers homes let to three or more people from two or more households, unless mandatory licensing (five or more occupiers) already applies. The council decides each case, so check with its HMO team before the next let.
Where do the cleaners park?
In a pay-by-phone bay or an off-street car park, because the council issues no visitor vouchers or trade permits. Tell us which bays are nearest to the door when we ring back; the cost is added at what it is on the day, within the cap shown with the prices.
Can the council take furniture the tenant left?
Residents can book Too Big for the Bin for up to 10 items. A landlord or managing agent is pointed to the council’s commercial waste service. Either way, book it before the cleaning day so the floors are clear.
Do I need to defrost the fridge first?
Yes. Switch the fridge and freezer off and empty them the night before, with a towel under the freezer door. The cleaners wash the shelves, drawers and seals once the ice has gone.
