Half the households in Earl’s Court ward rent privately (49.8% at the 2021 Census), and nearly all of them live in flats. A regular cleaner here costs £23 an hour weekly or £24 fortnightly.
Renting and sharing in SW5
The ward had 4,668 households at the Census. 94.3% of them lived in flats, 60.9% in purpose-built blocks and 30.7% in converted or shared houses, a figure that includes bedsits. Terraced houses were only 4.3%. In the narrower Earl’s Court MSOA the flat share reaches 97.2%. Owners are a minority: 26.1% own outright or with a mortgage, 23.2% rent socially and 0.7% are in shared ownership.
Where a rented home is shared, licensing comes in. Kensington and Chelsea requires an additional HMO licence for any house or flat let to three or more people from two or more households, on top of mandatory licensing at five or more occupiers. The additional scheme covers the whole borough from 1 June 2023 to 31 May 2028, so a landlord turning over a shared flat in SW5 has a licence to keep in order as well as a clean to arrange.
The older streets are protected. The council publishes conservation area appraisals for Earl’s Court Square, Earl’s Court Village, Philbeach and Nevern Square, and the borough as a whole has 38 conservation areas.
The exhibition centre site and the streets around it
In December 2025 the council’s planning committee resolved to approve the Earl’s Court Development Company’s application for the former exhibition centre site. The outline plans include up to 1,400 homes in the Royal Borough, 95,000 square metres of offices and cultural venues, and 310 homes in the first phase; the application then went to the Mayor of London. We found no completion date, so for now the change is on paper.
Earl’s Court is part of Kensington and Chelsea, and the borough page covers its parking and council rules in full. Its neighbours Chelsea and Fulham each have their own page, and Fulham sits under a different council with different permits.
Cleaning for tenants, sharers and owners
A regular visit is the kitchen, the bathroom, dusting, beds and floors, three hours at the least. In a shared flat that usually means the kitchen and bathroom get the most time, since everyone uses them, and the sharers can split the cost per visit however they agree. We try to keep the same cleaner on the same flat, so they learn whose shelf is whose.
A deep clean is the right first booking for a flat that has had a run of tenants without one. Two cleaners or more work through the inside of emptied cupboards, the grease on the tiles behind the hob, skirting boards, door frames, radiators, tile grout and the limescale that hard water leaves (Thames Water describes all the water in its region as hard). The team brings the equipment and products and you leave the water and electricity on.
For moving out, our end of tenancy cleaning is priced by size for standard layouts and by room for the rest, which suits bedsits and shared houses that do not fit a bedroom count. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we come back and put it right at no charge. Bedroom carpets are £29 each as part of that clean, or see carpet cleaning for a stand-alone visit by hot water extraction. A single oven added to the moving-out clean is £31; on its own, oven cleaning is £77.
- End of tenancy cleaningfrom £156A fixed price by the size of the home, with a 48-hour re-clean if the inventory clerk marks something we cleaned.
- Deep cleaningfrom £186A team of two or more for a day of the jobs a weekly clean never reaches.
- Domestic cleaningfrom £69 a visitA weekly or fortnightly cleaner, the same person where we can manage it.
- After builders cleaningfrom £212Dust, paint spots and grout film cleared once the trades have gone.
- Carpet cleaningfrom £67Hot water extraction priced by the room, rugs cleaned where they lie.
- Upholstery cleaningfrom £67Sofas, armchairs, mattresses and curtains, priced by the piece.

Booking a clean and parking in Earl’s Court
Send the form or ring 020 3734 1438 at any hour. We call back between 8am and 7pm, seven days a week, to agree the day and check the price against the flat. Half the price as a deposit secures the date, and the other half is paid once the clean is finished.
There is no permit a cleaner can use in this borough, since the council offers none to businesses or visitors and has no visitor vouchers. During controlled hours that leaves pay-by-phone bays or an off-street car park; outside them, resident bays and single yellow lines are free for anyone. Earl’s Court station is on the District and Piccadilly lines, and West Brompton close by has the District line, the Mildmay line and Southern trains.

Questions about cleaning in Earl’s Court
Can sharers book one cleaner for a shared flat?
Yes. The price is per visit at £23 an hour weekly or £24 fortnightly, for three hours or more, so the household can divide it as it likes. One person books and pays the deposit, and tell us which rooms are shared and which are private.
How do you price a bedsit or a room in a shared house for moving out?
A studio is £156. A bedsit, a room in a shared house or any layout that does not fit a bedroom count is priced by room, and we agree the total on the phone before any deposit is taken.
Which council covers Earl’s Court?
Kensington and Chelsea. Postcodes.io places SW5 in the Abingdon, Courtfield, Earl’s Court and Redcliffe wards, all in the Royal Borough. We clean on both sides of the borough boundary, so a nearby address under Hammersmith and Fulham is covered too.
Will the Earl’s Court development affect bookings?
Not yet. The planning committee resolved to approve the scheme in December 2025 and it was referred to the Mayor of London; we have no construction dates. When new homes there are finished, fitting-out dust is a job for an after builders clean.
Is there a minimum charge?
One-off work starts at £67. A regular weekly or fortnightly visit is charged by the hour with a three-hour minimum instead.
Send your SW5 address and the size of the flat, and we will ring back with a price.
