Hammersmith and Fulham licenses rented homes street by street: 24 named roads need a selective licence until 4 June 2027. End of tenancy cleaning here starts at £156 for a studio, fixed by size.

Renting in Hammersmith and Fulham now

The 2021 Census counted 81,244 households in the borough. Of those, 36.4% rented privately (33.6% straight from a landlord or letting agency), 29.8% rented from the council or a housing association and 32.1% owned their home. Three in four households (75.3%) lived in flats, 48.1% of all households in purpose-built blocks and 24.5% in converted or shared houses, and 18.8% lived in terraced houses. Across the nine Census areas that cover Fulham, the terraced share rises to 24.1%, so more move-outs there are whole houses with a staircase to clean.

Selective licensing on 24 streets

The council made its selective licensing designation on 6 December 2021. It came into force on 5 June 2022 and ceases on 4 June 2027, and it requires a licence for any flat or house let under a tenancy on the named streets, unless HMO licensing already applies. The list includes Askew Road, Blythe Road, Fulham Road, Goldhawk Road, King Street, New King’s Road, North End Road, Shepherd’s Bush Road, Uxbridge Road and Wandsworth Bridge Road. Properties on other streets are not in it.

Additional HMO licensing everywhere

The additional HMO scheme is borough-wide. It started on 5 June 2017 and was extended from 5 June 2022 until 4 June 2027, and it takes in smaller shared houses and flats with three or four occupiers, flats in purpose-built blocks with any number of occupiers, and some substandard converted flats. The council’s licensing FAQs explain which applies to a given home.

An end of tenancy clean covers the empty home from ceiling to skirting

An end of tenancy clean is the clean done once a rented home is empty, before the check-out inspection, to put each room back in the state the check-in report describes. It is a deeper job than a weekly clean because nothing is in the way: inside cupboards, behind where the bed stood, the top of the wardrobe.

  • Kitchen: inside and outside of every cupboard and drawer, the hob, splashback and extractor, the sink and taps, the fridge and freezer once emptied and defrosted, and the floor along the kickboards.
  • Bathroom: limescale off the taps, shower head and screen, the bath or tray, the toilet, the tiles and grout, the mirror and the extractor grille.
  • Every room: skirting, doors and frames, switches and sockets, radiators, inside the windows and on the sills, light shades within reach, then the floors.
  • Stairs and hallway in a house: each tread, the banister and spindles, and the front door from the inside.

The oven (£31, or £62 for a double or a 90cm range) and carpets (£29 a bedroom, £36 the living room) are add-ons done on the same day. The team brings the equipment and products; keep the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Parking a full-day team

This borough sells an all-day trader permit to builders, traders and other service providers working for a local resident or business. It costs thirty pounds and is valid for 8 hours, 9am to 5pm, Monday to Friday, in a shared-use bay at or near one named property, for one vehicle; it cannot be transferred and the council does not promise a space. Pay and display and RingGo charges run from £2.80 to £7 an hour depending on the vehicle’s CO2 band, with a £1 an hour diesel surcharge.

A weekday clean and a weekend clean park differently. On a weekday the trader permit covers the whole working day in one bay near the home. At the weekend there is no trader permit, but controlled hours differ by zone: many zones run Monday to Friday 9am to 5pm and charge nothing outside those hours, while zones A, B, C and E are controlled every day from 8.30am to 11pm.

Home match days at Craven Cottage change the rules in zones T, X and Y, with restrictions from 9am to 10pm in zone T and 9am to 9.30pm in X and Y, Sundays and bank holidays included, and pay and display limited to 2 hours in T and 1 hour in X and Y.

Booking the move-out clean

Fill in the form or ring 020 3734 1438 with the postcode, the bedroom count and the date your tenancy ends. Questions about end of tenancy cleaning in Hammersmith

Is my street in the selective licensing scheme?

Only if it is one of the 24 named streets, such as King Street, Goldhawk Road, Uxbridge Road or North End Road. A shared home may still need an additional HMO licence anywhere in the borough, so check the council’s list before the next let.

Can the clean be on a Saturday or Sunday?

Yes, we work seven days, 8am to 7pm. The trader permit only covers Monday to Friday, so at the weekend the parking depends on the zone’s own controlled hours.

Can the council take the old furniture?

Its bulky waste service charges for up to three items and a set fee for each extra one, counts a mattress, bed base and headboard as three, and asks for food to be taken out of fridges and freezers. Housing blocks and estates have separate arrangements. Book it before the cleaning day so the floors are clear.

My check-out is on a Fulham match day. Does that matter?

Only for parking. Around Craven Cottage the event-day limits are short, so tell us the date when we ring back; a resident’s visitor can stay longer in a shared permit bay if the resident books a RingGo visitor session.

Do you clean shared houses?

Yes. A shared house is priced by room, with each bedroom counted and the shared kitchen, bathroom and hallway cleaned once for the whole house.

Ring 020 3734 1438 with the date your tenancy ends.
