A smiling couple sitting on the floor of an empty, clean flat beside moving boxes, one holding the keys

End of tenancy cleaning in London costs a fixed £156 for a studio with Cleaning Services London. If the check-out report marks something we cleaned, tell us within 48 hours and we come back.

A one-bed is £207, a two-bed £243, a three-bed £339 and a four-bed £425. That covers every room, the kitchen cupboards inside, the limescale in the bathroom and the cleaners’ equipment and products. The oven and the carpets are add-ons with their own prices, so you pay for them only if the home has them and the inventory lists them.

The check-out inspection decides the deposit

When a tenancy ends, the landlord, the letting agent or an inventory clerk goes round the home with the check-in inventory in hand. Each room is compared with how it was on the day you moved in, allowing for fair wear and tear, and anything dirtier than it was goes on the check-out report. A deduction for cleaning rests on that report.

Clerks look where tenants run out of time: the tops of the kitchen units, grease on the extractor hood, the line of limescale along the bottom of the shower screen, dust on skirting boards and door frames, finger marks round the light switches. A flat can look clean from the doorway and still come back with a page of notes. So the clean is worked to the inventory, one room at a time, from the top of each room down to the floor.

In England your landlord or letting agent has to protect a deposit in a government-approved scheme within 30 days of receiving it. Once you both agree how much comes back, it has to be returned within 10 days. If you disagree about a deduction, the money stays protected in the scheme until the dispute is settled; the scheme runs a dispute service that both sides have to agree to use, each side sends its evidence and the decision is final. The rules are set out in the gov.uk guide to tenancy deposit protection, and they apply to the assured periodic tenancies that replaced assured shorthold tenancies on 1 May 2026.

For a cleaning deduction, that evidence is usually the check-in and check-out reports and their photos. A home that matches its check-in report leaves the clerk nothing to deduct for cleaning.

An end of tenancy clean covers the empty home, room by room

An end of tenancy clean is one top-to-bottom clean of a home after your belongings have gone and before the inspection, done against the same inventory the clerk will use. The fixed price covers all of this.

Kitchen

Every cupboard and drawer inside and out, the worktops, the splashback and the tiles behind the hob, the sink and taps descaled, the plinths along the bottom of the units and the outside of each appliance: fridge, freezer, washing machine, dishwasher, hob, extractor hood and the oven door. The floor is done last, along the edges as well as the middle.

Bathrooms

Limescale takes much of the time here, since most of London has hard water. It comes off the taps, the shower head, the screen, the tiles and the rims of the plugholes. The bath, basin and toilet are cleaned inside and out (the toilet down to the base and behind the seat hinges), the grout is scrubbed, the extractor fan cover is wiped and the mirror and cabinet are cleaned.

Every room

Skirting boards, both sides of every door and its frame, light switches and sockets, the inside of the windows with their frames and sills and the floors: carpets hoovered to the edges, hard floors hoovered and then mopped. In a house the stairs, the banisters and the landing get the same treatment.

The cleaners bring their own equipment and products. Keep the water and electricity on for the day and take your belongings out first, because a cupboard can only be cleaned inside once it is empty.

Add-ons with their own price

Two parts of a home are priced on top because not every tenancy needs them. An oven added to the clean is £31 for a single oven and £62 for a double oven or a 90cm range. The racks, trays and shelf supports come out to soak while the cavity, the glass and the door seals are cleaned by hand, in your kitchen. The inner door glass is cleaned between the panes only where the door is designed to come apart. The oven can be used the same evening, and a window open for a while clears any smell. Ovens booked without an end of tenancy clean are on the oven cleaning page.

Carpets are £29 a bedroom and £36 a living room when added to the clean, using hot water extraction. Drying usually takes a few hours and depends on ventilation, which matters if the inspection is the same afternoon, so leave the windows open if you can. Stairs, hallways and rugs are priced on the carpet cleaning page.

If the check-out report marks something we cleaned

Our end of tenancy cleans carry one promise. If the inventory clerk or the letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. Send us the lines of the report that mention it, with the address and the date of the inspection, and we agree a time to come back.

The return visit covers the cleaning we did. It cannot cover damage, wear, marks already noted at check-in or a room that was used again after we left. That is one more reason to book the clean close to the inspection, with nobody moving back in between.

End of tenancy, deep and regular cleaning compared

A deep clean and a regular clean are both done in a lived-in home and priced by the hour. The end of tenancy clean is the one with a fixed price set by the size of the home and aimed at a check-out report.

End of tenancy cleaning prices in London

Each size has a set list of rooms behind its price. A one or two-bed includes a living room, a kitchen, a bathroom and a hallway. The three and four-bed prices assume a through lounge, a separate WC and a flight of stairs, and the four-bed a second bathroom. A home with more rooms than its size suggests is priced by the room, and we confirm the total against the home when we ring you back.

Where there is no free parking, street parking is added at what it costs on the day, never more than £40. Every other service and add-on is on the price list.

Booking an end of tenancy clean

Book once you know the check-out date. The best slot is after the last box has gone and as close to the inspection as the dates allow, so nobody cooks in the kitchen or walks through the rooms between the clean and the clerk’s visit.

Send the form with the size of the home, or ring 020 3734 1438. We ring back to agree the date and confirm the price against the home; a 50% booking deposit holds the date and the rest is due once the clean is done. You can ring any time, and bookings are confirmed between 8am and 7pm, seven days a week. The cleaners are vetted and trained. Access on the day is yours to arrange, with your agent if they hold the keys.

End of tenancy cleaning in each London borough

The 32 boroughs and the City of London each have their own page, with the same fixed prices and notes on the homes and renting there.

Questions about end of tenancy cleaning in London

How long does an end of tenancy clean take?

It depends on the size of the home and how it was left, and we give you an idea of the time when we ring back. The price agreed on the call does not change if the clean runs longer.

Do I need to be there while the cleaners work?

No. Take your belongings out, keep the water and electricity on and arrange how the cleaners get in. If you can, come back at the end and walk round the rooms with the inventory before you hand back the keys.

Is the oven included in the fixed price?

Only when you add it: £31 for a single oven, £62 for a double oven or a 90cm range. The outside of the oven door is cleaned either way, as part of the kitchen.

Can a landlord or letting agent book the clean?

Yes. Landlords and agents book between tenants at the same fixed prices. Tell us who arranges access and who should hear from us if the check-out report marks something we cleaned.

What if the home needs more than a normal end of tenancy clean?

The fixed prices are for a home that has been lived in normally. Heavy grease, mould on the walls or belongings left behind change the job, so mention them on the call and we confirm a price that matches before you book.

Can the carpets be cleaned on the day of the inspection?

They can. Carpets usually take a few hours to dry and the time depends on ventilation, so if the inspection is that afternoon, ask for an early start and leave the windows open.

Ring any time on 020 3734 1438 with your check-out date and the number of bedrooms.
