A man relaxing in an armchair in a Victorian terraced house with a period fireplace

Stoke Newington ward has more than twice Hackney’s share of terraced houses, and each terrace brings stairs and a landing. Carpet cleaning across the borough is priced by the room, from £36 a bedroom.

Owners, renters and the homes they live in

Most of Hackney rents. At the 2021 Census 40.5% of households rented from the council or a housing association and 32.2% from a private landlord; 24.6% owned their home and 2.5% were in shared ownership. Stoke Newington ward leans the other way, with owner-occupiers at 37.2% of households, and 31.1% of its households live in terraced houses against 13.9% across the borough.

For renters the carpets usually come up at check-out, when the clerk compares each room with the inventory from the day you moved in. Landlords in 17 Hackney wards, Hackney Central and London Fields among them, have needed a selective licence for most private lets since 1 May 2026, under a scheme that runs until 30 April 2031, and the gap between tenancies is the obvious time to have the carpets done.

Terraces, conversions and warehouse flats

The list of carpeted rooms changes from one district to the next. Kingsland High Street in Dalston follows the old Roman Ermine Street, and its Victorian and Edwardian buildings include long rows of purpose-built terraces; the conservation area around it dates from 2016. Converted and shared houses are common there too: 21.5% of Dalston ward households live in one, and 22.7% in Stoke Newington, where the borough figure is 15.5%.

The Shoreditch end of the borough is almost all flats. In Hoxton East & Shoreditch ward 83.5% of households live in purpose-built blocks and 6.7% in a converted building such as a former warehouse, school or church, around twice Hackney’s 3.4%. The workshops of the old furniture and printing trades still give South Shoreditch its character.

Hot water extraction in a Hackney home

Hot water extraction drives hot water and a cleaning solution into the pile and pulls it straight back out, carrying the loosened dirt with it. Each carpeted room is priced on its own, so a two-bedroom flat is two bedrooms plus a living room, and a terrace adds its stairs, landing and hall. Rugs are cleaned where they lie, on the floor of the room they belong to, and nothing is taken away.

Drying usually takes a few hours and depends on ventilation, so open a window and leave the room door ajar if you can. The machine runs from a socket and fills at a tap, which is why the water and electricity need to stay on.

If you are moving out, carpets added to an end of tenancy clean in Hackney cost £29 a bedroom and £36 a living room, cleaned on the same visit.

Hackney carpet prices

A bedroom is £36, a living room £43 and a through lounge £61. A flight of stairs is £41, a hallway £22 and a landing £9. Rugs cost £35 up to 3 square metres and £51 above that. One-off work starts at £67, so a single rug or a hallway on its own is charged at the minimum. Every other service is on the price list.

If there is no free parking near the door, the street parking is added at the day’s rate, never more than £40.

Carpet cleaning in Hackney: questions

Can you clean the stairs in a Stoke Newington terrace?

Yes. A flight of stairs is £41, the landing £9 and the hallway £22, added to the rooms. Tell us on the call if the house has two flights.

Will our rug be taken away to clean?

No. It is cleaned on the floor in your home, at £35 up to 3 square metres or £51 for a larger one. On a timber floor, leave the rug to dry where it is.

How long does a carpet take to dry?

Usually a few hours. It depends on ventilation, so an open window and an open door make the most difference.

Do you clean carpets in Shoreditch warehouse conversions?

Yes, by the room as anywhere else. An open-plan living space is priced as a living room or, if it runs the length of the flat, as a through lounge at £61; we confirm which on the call.

Can a landlord book carpets between tenants?

Yes. Book them alone at the room prices above, or with a move-out clean, where a bedroom carpet is £29 and a living room £36.

Book online in a minute, or ring and talk it through.
