Highbury Place’s 39 houses were built under leases granted from 1774, and Islington now has 42 conservation areas. A bedroom carpet costs £36 here, cleaned by hot water extraction, in terraces and flats.

Islington’s homes, from Georgian terraces to purpose-built blocks

Most Islington households live in flats (83.7% at the 2021 Census): 57.4% in purpose-built blocks, 21.3% in converted or shared houses and the rest in other converted or commercial buildings. Terraced houses hold 12.7% of households, and semis and detached homes only 3.6% between them.

The terraces go back a long way. In Highbury the speculative builder John Spiller put up Highbury Place under leases of 1774 to 1779, and the central part of Highbury Terrace is dated 1789. Henry Rydon began Highbury New Park in 1851, Aberdeen Park had large Italianate villas by the mid 1850s, and smaller terraces and cottages appeared around Blackstock Road through the 1850s and 1860s. Today 17.5% of households in Highbury and Arsenal wards live in terraced houses.

Nearer Angel, terraces along the main roads and the streets behind them were built for middle-class residents, and building spread from the 1830s once omnibuses let clerks and artisans live further from work. The conservation areas there include The Angel, Upper Street (North), Duncan Terrace/Colebrooke Row, Chapel Market/Penton Street and Barnsbury.

For the carpets, a terraced house brings stairs and landings into the job, and a converted house can do the same for the flat at the top. In a block the carpet usually stops at the flat’s own front door and stays on one level.

What the carpet clean includes

Hot water extraction puts hot water into the pile under pressure and pulls it straight back out, carrying the loosened dirt into the machine.

  • Each room is priced and cleaned on its own, so you choose which ones are done
  • Stairs are cleaned flight by flight, treads and risers
  • Landings and hallways are separate lines on the bill
  • Rugs stay where they lie and are cleaned in place; none are taken away

Drying usually takes a few hours and depends on ventilation. Open windows help, and so does leaving the doors between rooms open while the carpet dries.

Parking: e-vouchers or a tradesperson permit

Islington has two ways to cover a cleaner’s vehicle in a controlled zone. A resident can buy visitor e-vouchers up to 2 days ahead; they work in resident and shared-use bays, nothing is displayed, and they cannot be used for short-stay or solo motorcycle bays. A tradesperson permit is sold by the day, the week (£132.40) or the month (£514.75), with a daily surcharge of £10.75 for diesel or £5.65 for petrol vehicles, and it allows all-day parking in resident, shared-use, business and short-stay bays. For a carpet visit the e-voucher is usually the simpler of the two, if you can buy one.

On Arsenal match days the e-voucher still works, with one catch: a visit that runs into the match-day controls needs two e-voucher bookings, one for the usual restrictions and one for the match-day period, both bought before the controls begin.

Landlords, licences and worn-out carpets

Landlords letting to 3 or 4 unrelated people need Islington’s additional licence, which reaches flats in purpose-built blocks too, along with converted buildings below the 1991 Building Regulations standard; at 5 or more, mandatory licensing takes over. Between tenants, carpets can go on an Islington end of tenancy clean at £29 a bedroom and £36 for the living room.

Some carpets are past cleaning. Islington’s bulky waste collection accepts soiled carpets, charged per item. The Reuse and Recycling Centre at 40 Hornsey Street, N7 8HU, has a drop-off point for people on foot or bike at the Hornsey Street entrance, though large furniture and appliances must come by vehicle, and vans and trailers book a visit through the centre’s website.

Carpet cleaning in Islington: questions

Can you clean the stair carpet in a Highbury terrace?

Yes. Stairs are £41 a flight, and the landing at the top of each is £9. Count the flights from the street door up when you fill in the form.

Can we use the rooms the same day?

Once they have dried, which usually takes a few hours and depends on ventilation. Plan to keep off them for the afternoon and leave the windows open.

Do rugs go away to be cleaned?

No. Rugs are cleaned on the spot, in the room they live in, and priced by size: £35 up to 3 square metres and £51 above.

Can I get a visitor e-voucher for the cleaner?

If you live in Islington, yes. Buy it up to 2 days ahead; it covers resident and shared-use bays, though short-stay bays are excluded.

Is there a minimum charge?

One-off work starts at £67. A single room on its own is booked at that figure, and anything larger, such as two bedrooms and a living room, is charged at the list prices.
