A mother holding her baby in a bright, tidy flat with the balcony door open

Most Hackney tenancies end in a flat: 80.9% of the borough’s households live in one. End of tenancy cleaning here is fixed by bedrooms, from £156 for a studio.

Flats, conversions and who rents them in Hackney

The 2021 Census breaks Hackney’s flats down: purpose-built blocks account for 60.4% of all households, houses split into flats or shared between tenants for 15.5% and flats inside commercial buildings for 1.6%. Terraced houses hold 13.9% and semi-detached homes 3.6%.

Renting here leans social. Council and housing association tenants make up 40.5% of households, private renters 32.2% and owner-occupiers 24.6%, with 2.5% in shared ownership. The private share climbs in some wards: 43.0% in Dalston, where 21.5% of households live in converted or shared houses, and 40.6% in Hoxton East & Shoreditch, where 95.9% of households live in flats.

For the clean, the building type shapes the day. A purpose-built block usually has a lift or a common stair, an entryphone and a bin store; a converted house has one shared front door and a narrow stair the equipment goes up in stages. The price stays the same in both, because it follows the bedroom count.

Hackney end of tenancy prices

Every price is fixed by the number of bedrooms: £156 for a studio, £207 for one bedroom, £243 for two, £339 for three and £425 for four. A maisonette over a shop, or a shared house where the lounge is let as a bedroom, is priced room by room when we ring back. The oven is added at £31 for a single or £62 for a double or 90cm range, and carpets at £29 a bedroom and £36 a living room. The rest of our services are on the full price list.

Where the visit has no free parking nearby, street parking goes on the bill at what it costs on the day, never more than £40.

An end of tenancy clean covers the flat the way the inventory describes it

An end of tenancy clean is a single visit to an empty home that returns every room to the state recorded on the check-in inventory, ready for the clerk’s check-out visit. In a Hackney flat that usually means a kitchen, a bathroom, a hallway and the bedrooms, each worked from the top down.

  • Kitchen: inside every cupboard and drawer, the worktops, splashback, hob, extractor filter, sink and taps; the fridge and freezer once you have emptied and defrosted them.
  • Bathroom: the taps, shower head, screen and tiles descaled, grout and sealant scrubbed, the toilet cleaned down to its base, the mirror and extractor grille wiped.
  • Bedrooms and living room: wardrobes inside, skirting boards, doors and frames, switches, sockets and radiators, the inside of the windows with their sills and frames, carpets vacuumed and hard floors mopped.

Limescale is a constant in this borough. Thames Water’s 2025 sampling puts its four Hackney-named supply zones (Hackney West, Hackney South, Homerton and Shacklewell & Canonbury) between 264 and 278 mg/l on average, inside its hard band, so the bathroom takes longer than its size suggests.

We bring the equipment and the products; you keep the water and electricity on until the team leaves. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Selective licensing in 17 Hackney wards

From 1 May 2026 to 30 April 2031, most privately let homes in 17 named Hackney wards need a selective licence from the council. Dalston, Hackney Central, London Fields, Stoke Newington and Clissold are on the list. The three wards around Shoreditch and Hoxton (Hoxton East & Shoreditch, Hoxton West and Haggerston) are left off it, so a single-household let there sits outside the scheme, while HMO licensing still applies to shared homes.

Renting shares are from the 2021 Census. If you are a landlord re-letting in one of the licensed wards, book the clean for the gap between the last tenant’s check-out and the next check-in, so the inventory for the new tenancy is taken in a clean flat.

Parking a full-day team in Hackney

The controlled hours run late in parts of the borough, which matters when a clean lasts most of the day. Hackney Central’s Zone D is enforced until 11pm, Monday to Saturday; Shoreditch’s Zone B North until midnight; Dalston’s Zone C stops at 6.30pm. An hour costs £4.65 to £7.90 in Zones A and B and £3.65 to £6.75 in the Band 2 zones (C, E and F among them), paid by RingGo, machine or PayPoint, and one hour is the shortest stay you can buy.

Anyone can park on an all-zone e-permit or a one-day visitor voucher, provided the vehicle is no taller than 2.27 m and no longer than 5.25 m; a space is never certain. New homes and redevelopments are car free, so a tenant leaving a new-build flat has no resident permit to call on. Almost all of the borough is outside the Congestion Charge zone; the exception is the strip of Shoreditch south of Great Eastern Street (EC2A), where the daily charge is part of the price.

Furniture the last tenant left

Hackney Council’s bulky waste service takes sofas, mattresses and washing machines from residents for a fee set by the number of items, and it sends landlords and tradespeople to its commercial waste service instead. Get the clearance done before the cleaning day. The team needs bare floors to reach the skirting boards, and cupboards have to be empty before they can be cleaned inside.

Hackney end of tenancy questions

Does a flat in Dalston need a selective licence?

Most private lets there do. Dalston ward is one of the 17 in the scheme, which runs from 1 May 2026 to 30 April 2031, and the council decides individual cases. The clean is priced the same whether the flat is licensed or not.

Is a flat in a converted house priced differently from one in a block?

The price follows the bedrooms, so a two-bed is £243 in either. What changes is the time on the stairs: in a converted house the equipment goes up a shared staircase, while a purpose-built block usually has a lift or a wider stair.

Can you clean on a Saturday near Hackney Central?

Yes. We work from 8am to 7pm, seven days. Zone D around Hackney Central is controlled on Saturdays too, until 11pm, so a weekend visit there still pays for parking.

Can the oven and carpets be done on the same visit?

Yes, if you add them when you book: £31 for a single oven or £62 for a double or range, plus £29 or £36 for each carpeted room. Carpets cleaned by hot water extraction usually dry in a few hours, depending on ventilation, so leave a window open if the inspection is the same afternoon.

My new-build block is car free. Where does the team park?

In the nearest pay and display bay or a council car park. Residents of new-build blocks cannot buy on-street permits, so mention it when you book and we plan the parking before the day.

Book online in a minute, or ring and talk it through.
