Conversions, mansion blocks and Queen Anne houses
About half of Lambeth’s households (51.6%) live in purpose-built blocks, and one in five lives in a converted or shared house, the Victorian conversions that make up so much of the borough. Terraced houses hold 15.0%.
In Brixton the town centre has mansion blocks on Electric Avenue (laid out from 1888 to 1891 and one of the first streets in England lit by electricity), Coldharbour Lane and Rushcroft Road. The houses on St John’s Crescent are three storeys over a semi-basement, and in Brixton Acre Lane 31.3% of households live in converted or shared houses.
Streatham has far more whole houses than the rest of the borough: 18.4% of households are in terraced houses, 13.8% in semi-detached and 3.7% in detached. Telford Park, laid out between 1878 and 1882 around Criffel Avenue, Killieser Avenue and Telford Road, has Queen Anne style houses by EJ Tarver, no two of them identical. Leigham Court Estate, built from 1889 to 1928 as model housing, runs in long terraces of purpose-built flats and houses on a grid.
In Clapham, 26.4% of households live in converted or shared houses, and the Abbeville Road conservation area is a cluster of 19th century shop parades with homes above.
A Streatham house compared with a Brixton mansion flat
Picture a three-bedroom terraced house in Streatham over two floors: three bedrooms at £36, a through lounge at £61, the hallway at £22, one flight at £41 and the landing at £9. A two-bedroom mansion flat on Rushcroft Road is two bedrooms, the living room at £43 and the hallway, with no stairs to count. The house is the bigger bill and the longer visit; the flat is done in one sweep from the far bedroom to the front door.
The clean, room by room
In each bedroom and living room the cleaner vacuums first, to lift the dry grit out of the pile, and then treats marks, spills and the worn lanes by the door and the bed. Hot water extraction follows: hot water and a cleaning solution are sprayed into the carpet and pulled straight back out with the dirt.
Stairs are cleaned tread by tread from the top, then the landing, so the cleaner never steps back onto a damp flight. Hallways come last, because they are the way out. A rug is cleaned where it lies, on the floor it sits on, and it never leaves your home.
Most carpets are dry in a few hours, depending on ventilation. A sash window opened at the top and bottom moves a lot of air; so does leaving the heating on low on a cold day. Keep furniture off the carpet until it feels dry, and leave the water and electricity on while the cleaner is there. More on stains and drying is on our carpet cleaning page for London.
Sofas, mattresses and carpets past saving
Upholstery can go on the same visit: a two-seat sofa is £57, an armchair £33, a mattress £35, and curtains £35 short or £42 long.
If a carpet is beyond cleaning and is coming up, Lambeth’s chargeable bulky collection takes carpets and mattresses, at £70 for up to six items or £116 for up to ten, with the items out by 6am on the day.
Booking and parking in Lambeth
Send the form or ring 020 3734 1438 with the rooms, stairs and rugs. We ring back to fix the date and confirm the price against the home. A deposit of 50% secures the day, and the rest is due when the carpets are done.
Lambeth’s 24 controlled zones are mostly in the north of the borough. In Streatham many zones control parking for only a short window on weekdays: 10am to noon in Streatham Hill East and Streatham Hill West, noon to 2pm in St Leonard’s North, 10am to 4pm in Streatham Wells. The council’s map shows no controlled zone at Streatham station or Streatham Common station, where the bays and signs decide. A resident’s visitor voucher cannot be used for a tradesperson, so the cleaner pays for a bay through PayByPhone where one is needed. Loading bays allow 20 minutes at most.

Questions about carpet cleaning in Lambeth
Can you come at the weekend in Streatham?
Yes; the hours are 8am to 7pm, Saturday and Sunday included. The short-window Streatham zones in the council’s map run Monday to Friday, so a weekend visit has fewer restrictions to work around.
Can you clean a wool rug on bare boards?
Yes. Rugs are cleaned where they lie, with the boards around them protected, and priced by size: £35 up to 3 square metres, £51 above.
Do I need to move the furniture out first?
Only the small things: toys, shoes, bins, plants and anything on the floor under the bed. Beds, wardrobes and sofas stay put and the cleaner works around them.
Can the carpets be done with a move-out clean?
Yes, at £29 a bedroom and £36 a living room when they are added to the end of tenancy clean. The Lambeth end of tenancy page has those prices in full.
My flat is up a shared stair. Is the stair carpet included?
The shared stair belongs to the whole house, so it is cleaned only when the freeholder or the other flats agree to it. Stairs inside your own maisonette are £41 a flight.
Ring 020 3734 1438 with the rooms, stairs and rugs, and we will price the visit.
