Dulwich Village has the lowest share of flats in Southwark, 27.8%, and about a third of its homes are terraced houses. Carpet cleaning in the borough is £36 a bedroom and £41 a flight.

Southwark’s housing, from estate blocks to Dulwich villas

Most of Southwark is blocks. Nearly two in three households (64.4%) live in a purpose-built block of flats and only 9.6% in a converted or shared house, with terraced houses at 14.3%. The carpets that come with stairs and landings are concentrated in a few parts of the borough.

In Dulwich the four wards are 24.2% terraced, 17.5% semi-detached and 5.9% detached, and Dulwich Wood has the borough’s highest detached share, 10.5%. Southwark’s appraisal of Dulwich Village describes grand Georgian houses, fine Victorian and Edwardian terraces and 1930s family homes, and says the large houses are mostly still single-family homes. Dulwich Hill is different again, with 31.0% of households in converted or shared houses.

In Peckham, the Holly Grove conservation area keeps substantial terraces and paired villas of the 1820s to 1840s facing the green strip called The Shrubbery. The opening of Peckham Rye station in 1867 brought rapid building after 1870, of terraces and semi-detached houses, and Peckham Rye ward is still 28.5% terraced and 13.9% semi-detached. Goose Green has the highest share of converted or shared houses in the borough, at 35.8%.

Bermondsey is 88.5% flats, but Thorburn Square, about 9.5 hectares south of Southwark Park Road, is described by the council as the largest old residential area left in North Southwark: mostly two-storey Victorian terraced houses with repeated ornamental details. Around Bermondsey Street the small warehouses, typically four storeys and three bays wide with a central slot of tall loading doors, were turned into loft-style homes in the 1980s and 1990s.

One flight or three: a Thorburn Square terrace compared with a taller house

A two-storey Victorian terrace in Thorburn Square has one flight and one landing, so with three bedrooms, the through lounge and the hallway the extras come to £41 and £9. A house of three or four floors with the same bedrooms adds a flight and a landing for every floor above the ground. The bill grows by those lines and the visit grows with it, since the cleaner starts on the top landing and works down to the front door.

What a Southwark carpet clean includes

The cleaner vacuums each carpet to lift loose grit, pre-treats marks and the busiest lanes, then cleans by hot water extraction, which forces hot water and solution into the pile and draws it out again with the soil it has loosened. Rugs are cleaned where they lie, on your floor, and are never taken away.

Drying normally takes a few hours, and the time depends on how well the room is ventilated. Open windows on both sides of the house if you can, and prop internal doors so the air moves; keep furniture off until the pile is dry to the touch. The water and electricity stay on for the machine. Our London carpet cleaning page has more on stains and drying times.

Parking, permits and the Dulwich Estate

Southwark’s controlled hours vary street by street. In Dulwich Village zone DV, bays are controlled only from 8am to 9.30am and 3pm to 5pm on weekdays, Herne Hill HH and North Dulwich and Denmark Hill P from noon to 2pm, and East Dulwich ED from 8.30am to 6.30pm. In Peckham, zone B runs Monday to Saturday 8.30am to 6.30pm, Peckham West PW only 9am to 11am and Queens Road QR 1pm to 3pm on weekdays. Pay-by-phone in these zones is £5.70 an hour. Bermondsey’s zone G is another matter: it is controlled seven days a week until 11pm, at £8.60 an hour, while South Bermondsey SB and South East Bermondsey SEB are weekday zones at the lower rate.

The council lists no permit for a tradesperson at a private home, and visitor permits are sold only to people living in a zone, so the cleaner uses a shared-use or pay-by-phone bay. SE21 crosses into Lambeth at West Dulwich, where Lambeth’s rules apply instead.

Southwark’s 2006 Dulwich Village appraisal says every property there falls under the Dulwich Estate’s Scheme of Management, which asks for the Estate’s approval for most works, from repairs to changes in outside appearance. A carpet clean is inside the house and alters nothing, so it is not that kind of work.

Carpet cleaning in Southwark: your questions

Can you clean every carpet in a house in one visit?

Yes. Each room, flight and landing is priced on its own line, so a whole house is the sum of its rooms and stairs, all cleaned on the same day.

Can you do just the staircase?

Yes: £41 for each flight and £9 for each landing. One-off work starts at £67, so a single short staircase is charged at that minimum.

When is parking easiest in Dulwich Village?

Between 9.30am and 3pm on weekdays, and at weekends, because zone DV is controlled only in the morning and afternoon windows. We take bookings for any day, 8am to 7pm.

Will a rug be taken away?

Never. Rugs are cleaned where they lie in your home, at £35 up to 3 square metres and £51 above.

How do I book?

Send the form or ring 020 3734 1438 with the rooms and stairs. We call back to agree the day and confirm the price against the home; a 50% deposit holds the date and the rest is paid once the carpets are done.
