Lambeth licenses private lets in 23 of its 25 wards. End of tenancy cleaning here starts at £156 for a studio, priced by bedrooms, for flats, converted houses and shared homes alike.
Renting in Lambeth now
At the 2021 Census Lambeth split into near thirds: 31.4% of households rented privately, 33.6% from a social landlord and 33.0% owned their home, with another 1.8% in shared ownership. Private renting runs higher in parts of the borough. It is 37.2% across the three Clapham wards, and 42.8% in Streatham St Leonard’s, the highest of any Lambeth ward, where 36.8% of households live in converted or shared houses.
Three in four Lambeth households live in flats. About one in five (20.6%) lives in a converted or shared house, more than the 15.0% in terraced houses, so many lets here are flats inside an older house behind a shared front door. In the four Brixton wards the private share is lower, 28.9%, but Brixton Acre Lane reaches 36.4%, and 31.3% of its households are in converted or shared houses.
Selective and HMO licensing dates in Lambeth
Selective licensing came in two phases. Knights Hill and three Streatham wards (Streatham Common and Vale, Streatham Hill East and Streatham St Leonard’s) were first, covered from 2 September 2024 to 1 September 2029. Nineteen more wards joined on 1 September 2025, every Brixton, Clapham and Stockwell ward among them. Only two wards are left out: Vauxhall, and Waterloo and South Bank. A selective licence is needed for any private let to a single-family household or to no more than two unrelated sharers, and the council lists the fee at £1,025 per licence from 1 April 2026.
Shared houses fall under HMO licensing. The borough-wide additional scheme began on 9 December 2021 for HMOs of three or more people in two or more households, and its notice says it ceases on 8 December 2026 unless revoked earlier. Lambeth says every HMO now needs a licence: mandatory HMOs of five or more sharers, additional HMOs of three or more, and section 257 buildings of converted flats. The council’s selective licensing page has the scheme details.
A single-household let compared with a shared house
The licence follows who lives in the home, and so does the way the clean is priced. A flat let to one household, or to two unrelated sharers, is priced by its bedrooms: £207 for one, £243 for two, £339 for three. A shared house of three or more sharers is priced room by room on the phone, with every let room listed and the shared kitchen, bathroom and hallway on lines of their own. A section 257 building is a set of separate flats, so each flat is its own clean and its own price.
An end of tenancy clean is a single visit to an empty home
It brings each room back to the condition written on the check-in inventory, so the deposit is not docked for cleaning. Equipment and products come with the cleaners. The water and electricity stay on until they have gone.
Kitchen
Every cupboard and drawer is washed inside, the hob and splashback are degreased, the extractor filter is cleaned, and the fridge and freezer are washed out once you have emptied and defrosted them. A 2019 Lambeth and Merton council statement names Thames Water as the area’s water and sewerage undertaker, and Thames Water says all the water in its region is hard, so the sink and taps are descaled.
Bathroom
The bath, basin, toilet, shower screen and shower head are descaled; tiles, grout and sealant are scrubbed; the mirror and extractor grille are wiped.
Bedrooms, living room and stairs
Skirtings, doors, frames, light switches and radiators are wiped, wardrobes are cleaned inside, windows are cleaned on the inside with their frames and sills, and the floors are vacuumed and mopped. In a maisonette or a house, the stairs and banisters are done from the top down. Central Brixton’s surviving pre-railway houses keep their timber sash windows and cornices, and those are wiped by hand.
Once the clerk has been, if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Lambeth end of tenancy prices

Booking, parking and the last of the furniture
Ring 020 3734 1438 or send the form with the postcode, the bedroom count and the check-out date, and we call back to agree the day and confirm the price against the home. Paying half as a deposit secures the date; the balance follows once the clean is finished. The London end of tenancy cleaning page covers deposits and the check-out in more depth.
Lambeth runs 24 controlled parking zones, mostly in the north of the borough, and single yellow lines generally cannot be used from 8.30am to 6pm, Monday to Saturday. A resident’s visitor voucher is for domestic visitors only and cannot be used for a tradesperson. The council’s traders’ voucher needs a works order or a quote on headed paper showing the Lambeth address, can take up to 10 working days to approve and does not work on estates, and a book of five one-day traders’ permits costs £153.41. Tell us if the home is on a council estate, where visitors need a separate estate visitor permit.
If the last tenant left furniture behind, the council’s chargeable bulky collection takes furniture, mattresses, carpets and white goods, at £70 for up to six items or £116 for up to ten, put out by 6am on the day. Reusable items in good condition can go free to Emmaus through the council’s partnership. Clear the rooms before the clean, so the cleaners can reach every skirting.

Lambeth end of tenancy questions
Does my Brixton flat need a selective licence?
Yes in most cases, if it is let privately to one household or to two unrelated sharers. All four Brixton wards (Acre Lane, North, Rush Common and Windrush) have been in the phase 2 area since 1 September 2025. A shared house of three or more needs an HMO licence instead.
Will the additional HMO scheme still apply after December 2026?
The designation notice gives 8 December 2026 as the end date unless the scheme is revoked earlier. Check the council’s HMO page for any renewal before you sign the next tenancy.
Can the cleaners use my visitor vouchers?
No. Lambeth’s resident visitor vouchers are for domestic visitors only, so the team pays for a bay through PayByPhone or by phone, and the cost is added at what it is on the day, within the cap shown with the prices.
My flat is in SW4. Which council’s rules apply?
That depends on which side of the boundary the street is. SW4 crosses the Lambeth and Wandsworth boundary, with Balham, Lavender and Northcote wards on the Wandsworth side, so parking, vouchers and licensing follow whichever council the address is in.
Does the fixed price take in the oven?
It is added on: £31 for a single or single wide oven, £62 for a double or a 90cm range, cleaned during the same visit.
