Seven in ten Westminster households live in a purpose-built block of flats (Census 2021). Carpet cleaning here is priced by the room, from £36 a bedroom, using hot water extraction.

Mansion blocks, stucco terraces and villas

Many of those blocks are Victorian and Edwardian mansion blocks, and the rest of the stock is mostly flats in converted houses (16.1%) and terraced houses (7.2%). Thomas Cubitt laid out Pimlico in the mid nineteenth century in London stock brick and cream stucco: the squares at five storeys over a basement, the smaller streets at three over a basement, and many roofs since raised with a mansard to make more flats. In Pimlico North 42.3% of households live in a converted or shared house, where the flats share the original stair.

Further north the brick turns red. Maida Vale went from stucco crescents in the 1860s to red stock brick and early mansion blocks around Elgin Avenue, and 34.4% of its households live in converted or shared houses. St John’s Wood is 84.7% purpose-built flats, many of them Edwardian mansion blocks in the south-east, while its northern streets keep large detached and semi-detached Victorian villas in big gardens. In Marylebone the Georgian houses of the Dorset Square conservation area are four storeys of stock brick and stucco behind lightwells and area railings.

More than three quarters of the city is conservation area, and the City Plan counts over 11,000 listed buildings and structures. A carpet clean alters nothing in that fabric. The carpet stays fitted, no gripper or board is lifted, and the machine works only on the surface of the pile.

A mansion flat compared with a house over a basement

Take two homes with two bedrooms. In a Maida Vale mansion flat on one floor, the bill is two bedrooms at £36, the living room at £43 and the hallway at £22. In a Pimlico house of three storeys over a basement, the same rooms come with three flights at £41 each and a landing at £9 on every floor above the ground. Same bedroom count, a bigger bill, and a longer visit because the cleaner starts at the top and finishes at the front door.

What the carpet clean includes

The cleaner vacuums each room first to pull grit from the base of the pile, works a pre-treatment into marks and the walkways from the door, then cleans by hot water extraction: hot water and a cleaning solution are pushed into the carpet and drawn straight back out with the dirt. Rugs are cleaned where they lie and never leave your home.

Drying usually takes a few hours, and how many depends on ventilation. A basement room behind a lightwell gets less moving air than a bedroom under a mansard, so open what windows you safely can, run any extractor fan, and keep furniture off until the pile feels dry. Leave the water and electricity on, because the machine draws on both. Clear small things off the floor before the cleaner arrives; beds, wardrobes and sofas are cleaned around.

Parking and access for a carpet visit

Westminster’s streets have no visitor permits, so the cleaner pays in a pay-to-park bay by app or phone, or the job takes a daily trade permit for the zone. A carpet clean is a shorter stay than a move-out, which makes the hourly rate worth checking against the day permit: in zone C bays cost £1.51 to £3.34 an hour, by emissions band, against £21.60 for a day, and in zone F £4.78 to £10.58 an hour against £68.30.

St John’s Wood High Street is in zone C, where controls run 8.30am to 6.30pm on weekdays only. On major match days at Lord’s (tests, one-day and Twenty20 internationals, the domestic finals and World Cup games) the resident-bay controls on nearby streets stretch to Saturdays, Sundays and bank holidays, 8.30am to 6.30pm, which matters for a weekend booking. In Mayfair the resident bays are controlled 24 hours a day, and the council warns of fake Scan to Pay QR stickers on parking signs there and in zone F; the cleaner pays only through RingGo, PayByPhone, JustPark, by phone or with a Parking Card.

Mayfair, Soho and Marylebone south of Marylebone Road sit inside the Congestion Charge zone, and a carpet job there has the day’s charge built into its price.

Carpets between lets

Most private lets in 15 of the 18 wards have needed a selective licence since 24 November 2025, and shared homes come under the additional HMO scheme renewed from 31 August 2026. Can you come on a Saturday near Lord’s?

Yes. We work every day from 8am to 7pm. Check the fixture list first: on major match days the resident-bay controls near the ground run at weekends too, so the cleaner may need a paid bay further out.

Can a rug on a parquet floor be cleaned without harming the wood?

Will a basement bedroom be dry by the evening?

Often, if air can move. A room lit only through a lightwell dries more slowly than one upstairs, so book a morning slot, keep the lightwell door or window open if it is safe, and run a fan.

Is there a minimum charge for one room?

Any one-off visit starts at £67. A single bedroom on its own falls under that, so it makes sense to add the hallway, the stairs or a rug to the same visit.

Do you clean the communal stairs in a mansion block?

Only when the freeholder or the managing agent books it, because the common parts belong to the building. Stairs inside your own flat or maisonette are £41 a flight.
