Three Lambeth households in four live in flats, and one in five lives in a converted or shared house; a weekly cleaner costs £23 an hour, with three hours the shortest visit.
Fortnightly cleaning is £24 an hour, so the smallest regular booking comes to £69 a visit on a weekly rota. A one-off deep clean is charged at £26 per cleaner-hour, plus £30 once for equipment and detergents, and the shortest booking (two cleaners for three hours) is £186. Every one-off job starts at £67. Moving out has fixed prices by size, from £156 for a studio to £339 for three bedrooms, and the rest sit on the price list. If a one-off job has nowhere free to park close by, we add what the bay costs on the day, and never more than £40.
Flats, conversions and estates in Lambeth
At the 2021 Census 51.6% of Lambeth households lived in purpose-built blocks and 20.6% in houses that had been converted or were shared; terraced houses held only 15.0%. Tenure divides into near-equal thirds. 33.6% of households rent from a council or housing association, 33.0% own and 31.4% rent privately, with another 1.8% in shared ownership.
Each of those homes sets the job up differently. A flat in a converted Victorian house usually means a shared front door and a staircase inside the building, while an estate flat may mean a lift, an entry system and a walk from the car. Put the floor number and the way in on the form; on a deep clean the team carries its equipment up, and four flights take time.
Licensing reaches almost every rented home. Lambeth’s selective licensing covers 23 of its 25 wards, starting with Knights Hill and three Streatham wards on 2 September 2024 and adding 19 more on 1 September 2025, Brixton and Clapham among them; only Vauxhall and Waterloo & South Bank are outside it. The district pages for Brixton, Clapham and Streatham go into their own streets, homes and parking zones.

Room by room on a weekly visit
The cleaner begins in the kitchen with the worktops, the hob, the sink and taps and the fronts of cupboards and appliances, and finishes it with the floor. Thames Water is the water and sewerage undertaker for Lambeth, and it calls the water across its whole region hard because the sources run through chalky limestone. The chalky residue is the white crust on taps and shower glass, so the bathroom is descaled on every visit, before it builds up.
In bedrooms and the living room the dusting runs from the top down, so nothing lands on a surface already wiped. Beds are changed when clean linen is left out. Hoovering and mopping come last and work back towards the front door. If the communal stairs in a converted house are nobody’s job and you want them done, add the time when you book.

Deep cleans and the other services
A deep clean suits the first visit before a weekly rota starts, or a home that has gone months without a thorough one. Two or more cleaners work through what a regular visit cannot reach in three hours: inside the kitchen cupboards and the fridge, behind furniture that can be moved, skirting boards, door frames, radiators and the scale on tiles. They bring the equipment and products; you keep the water and electricity on.
Tenants leaving a Lambeth flat book the end of tenancy clean, fixed at £207 for a one-bed and £243 for a two-bed. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Carpet cleaning is hot water extraction, priced by the room from £36 a bedroom, with rugs cleaned where they lie. An oven clean costs £77 for a single oven: racks, trays and shelf supports soak while the cavity, glass and seals are cleaned by hand in your kitchen.
Parking in Lambeth’s 24 controlled zones
Lambeth has 24 controlled parking zones, most of them in the north of the borough, and their hours differ from zone to zone. Away from the zones a single yellow line generally means no parking from 8.30am to 6pm, Monday to Saturday, unless a time plate says otherwise, and double yellows apply around the clock. Loading bays, red routes included, allow a stay of 20 minutes at most.
Resident visitor vouchers are for domestic visitors only, and the council says they cannot be used for a tradesperson. Trades are pointed to a trader e-permit or the traders’ voucher, which needs a works order or a quote on headed paper showing the Lambeth address, can take up to 10 working days to approve and does not work on estates, where visitors need a separate estate visitor permit. In practice the cleaner uses a paid bay, through the PayByPhone app or by calling 020 7005 0055.
To book, send the form or ring 020 3734 1438 at any time. We clean from 8am to 7pm, seven days a week, and ring you back to agree the date and check the price against the home itself. A 50% deposit holds the date, and the rest is paid once the clean is done.
Lambeth cleaning questions
Is my rented flat in a licensed ward?
Almost certainly, unless it is in Vauxhall or Waterloo & South Bank. In the other 23 wards Lambeth’s selective licence covers any private let to one family or to no more than two unrelated sharers, and the council lists the fee at £1,025 per licence from 1 April 2026. Shared houses of three or more people from two or more households need an HMO licence instead; the details are on the council’s licensing page.
Can the cleaner park with my visitor vouchers?
No. Lambeth keeps resident visitor vouchers for domestic visitors and rules out their use for a tradesperson, so the cleaner parks in a paid bay and the cost is handled as described in the prices above.
Do you clean flats on Lambeth council estates?
Yes. Parking is the part to plan: traders’ vouchers do not work on estates and a visitor needs a separate estate visitor permit, so give us the estate name when you book.
How many hours does a regular clean need?
Three hours is the minimum, which is £69 on a weekly rota. A house over several floors or a flat with two bathrooms usually needs longer, and we agree the hours on the call before the first visit.
Can I get rid of an old mattress or carpet before the cleaner comes?
Lambeth’s chargeable bulky waste collection takes mattresses, carpets, furniture and white goods, £70 for up to six items or £116 for up to ten, and they must be out by 6am on the day. It will not take plasterboard, rubble or builders’ waste. Reusable furniture in good condition can go through the council’s free collection with the charity Emmaus.
Tell us the street, the floor and the size of the home, and we will ring back with a price for your Lambeth clean.
