Terraces, semis and new blocks in Newham

Newham has a far larger share of houses than its neighbours to the west. The 2021 Census put 31.3% of households in terraced houses, 10.3% in semi-detached homes and 5.5% in detached ones, against 13.9% terraced in Hackney and 8.8% in Tower Hamlets. Flats still make up 52.7% of households, most of them (43.6%) in purpose-built blocks and 7.0% in converted or shared houses.

Stratford is the flat-heavy corner. Across Stratford and Stratford Olympic Park wards, 85.6% of households live in flats and 9.9% in terraced houses. On the Olympic Park, Chobham Manor’s 859 homes mix town houses, mews houses, maisonettes and flats, with 75% designed for families, and its first residents arrived in 2016. East Village nearby, the former Athletes’ Village, has flats and townhouses too: more than 2,800 homes so far, with 2,000 more planned. Shared houses and licensed lets

Newham’s additional HMO licensing runs from 1 January 2023 to 31 December 2027 and covers homes shared by three or more people from two or more households, in every ward except Royal Victoria and Stratford Olympic Park. Converted or shared houses hold 7.0% of the borough’s households. In a shared house each let bedroom is priced as a bedroom, at £36, and the hall, stairs and landing that every tenant walks through are priced once.

A landlord can book the shared parts on their own, a single room when one tenant leaves or the whole house between tenancies. One-off work starts at £67, so a single bedroom booked alone is charged at that minimum.
