Renting in Newham
At the 2021 Census 38.5% of Newham households rented from a private landlord, 30.8% owned their home and 28.0% rented from the council or a housing association. The Stratford wards sit well above that: 46.5% in Stratford ward and 50.7% in Stratford Olympic Park ward, where shared ownership is also unusually high at 8.3%.
Some of that renting is very new. East Village, built as the London 2012 Athletes’ Village, now has more than 2,800 homes and about 6,000 residents. Get Living lets its homes privately, while Triathlon Homes handles intermediate rent, social rent and shared ownership. Away from the Olympic Park the housing is mixed: 31.3% of Newham households live in terraced houses and 10.3% in semi-detached homes, so plenty of tenancies here end in a house with a staircase to clean.
Selective and HMO licensing by ward
Newham licenses nearly all private lets. Its selective scheme, from 1 June 2023 to 31 May 2028, covers private rentals that are not HMOs. Its additional HMO scheme, from 1 January 2023 to 31 December 2027, covers homes shared by three or more people from two or more households. Both run in every ward except Royal Victoria and Stratford Olympic Park.

An end of tenancy clean covers the house or flat once your things have gone
An end of tenancy clean is a single visit to the empty home that brings it back to the state on the check-in inventory before the clerk or the agent inspects it. In a terraced house that means every floor: the hall, the stairs and banisters, the landing, the bedrooms, the bathroom and the kitchen, each room worked from the top down.
In the kitchen the cupboards and drawers are cleaned inside and out, along with the worktops, hob, splashback, extractor filter, sink and taps; the fridge and freezer are washed once you have emptied and defrosted them. In the bathroom the limescale comes off the taps, screen and tiles, and there is plenty of it: Thames Water’s 2025 figures for its West Ham, Upton, Plashet Park and Wall End zones put mean hardness between 263 and 272 mg/l, all in its hard band. Every room then gets its skirting boards, doors, switches, radiators, window sills and the inside of the windows; the floors come last.

A studio is £156, a one-bedroom home £207, two bedrooms £243, three £339 and four £425. A house with an extra reception room, or a shared house with more rooms than its bedroom count, is priced by the room when we call. Booking around the check-out date
Fill in the form with the postcode, the bedrooms and the check-out date, or ring 020 3734 1438 any time. We ring back during our hours, 8am to 7pm seven days, to agree the day and confirm the price against the home. A 50% deposit secures the date, and the balance is paid once the clean is finished. Parking for a full-day team in Newham
A pay bay will not hold the team for the day. Most paid on-street spaces in Newham allow two hours at most and a few allow four; payment is through PayByPhone or a PayPoint shop. PayByPhone is closed to vehicles taller than 2.3 m or longer than 5.3 m. Residents’ permits are no help either, since each one covers the permit-holder and shared-use bays in the holder’s own zone only. If the house has a driveway or an off-street space, tell us when we ring.
Furniture and rubbish left at the end of a let
The council’s bulky waste collections are for residents: three free collections of up to six items each. Landlords and managing agents pay a fee for each collection plus £12 an item. Dumping large items illegally can lead to a £1,000 fine and prosecution, and residents can also take things to the Jenkins Lane Reuse and Recycling Centre. Book the clearance before the clean, so the team finds empty rooms and empty cupboards.
