Greenwich has 23 conservation areas, six of them with Article 4 directions that protect original features. Carpet cleaning across the borough costs £36 a bedroom and £43 a living room, by hot water extraction.
Each room, flight of stairs and landing has its own fixed price, so the bill depends on the carpet you have, whichever part of the Royal Borough you live in.
Greenwich homes and what their carpets cost
The type of home decides most of the bill, because stairs, landings and hallways are priced as separate pieces of carpet. The shares below are from the 2021 Census for the Royal Borough as a whole.
| Home | Share of households | Typical carpeted areas | How the price builds |
|---|---|---|---|
| Flat in a purpose-built block | 43.1% | Bedrooms, living room, hallway | One bed: £36 + £43 + £22 |
| Terraced house | 26.7% | Bedrooms, through lounge, stairs, landing, hallway | Two bed: 2 x £36 + £61 + £41 + £9 + £22 |
| Semi-detached house | 17.6% | Bedrooms, living room, stairs, landing, hallway | Three bed: 3 x £36 + £43 + £41 + £9 + £22 |
| Flat in a converted house | 6.0% | Bedrooms, living room, sometimes a private stair | As a flat, plus £41 if it has its own flight |
Put a two-bed flat next to a two-bed terrace and the terrace costs more for the same bedrooms: the stairs, the landing and the longer hallway are all extra carpet. A through lounge is priced once, at £61.
Rugs are £35 up to 3 square metres and £51 above, and one-off work starts at £67. Every figure is also on the price list. If the street has no free parking, the day’s parking cost is added on top, and it never exceeds £40.
| What | Price | How it is priced |

| Living room carpet | £43 | Per item |
| Through lounge carpet | £61 | Per item |
| Stair carpet (flight) | £41 | Per flight |

| Landing carpet | £9 | Per item |

Period streets, Span estates and new blocks
Much of the older housing sits in protected streets. Royal Greenwich lists 23 conservation areas, and in six of them, West Greenwich, East Greenwich, Ashburnham Triangle, Progress Estate, Rectory Field and Shrewsbury Park Estate, Article 4 directions keep original features in place. A flight of stairs costs £41 whatever its age, so a tall period house is priced by its flights.
On the Greenwich side of Blackheath, the Blackheath Park conservation area covers the former Cator estate. Leasehold building began there around 1820, and the housing runs from Georgian and Victorian villas to the Span estates of the 1950s and 1960s, which mix flats and houses.
In Woolwich the picture changes from ward to ward. Woolwich Common is 57.0% flats and 29.3% terraced houses, so many homes there have stairs and landings, while Woolwich Arsenal is 90.1% flats. A flat on one floor is priced as its bedrooms, living room and hallway.
Ownership is split too. In 2021, 41.1% of households owned their home, 25.5% rented privately, 31.0% rented from the council or a housing association and 2.2% were in shared ownership. Landlords can book carpets between tenancies, and every smaller shared house in the borough has needed an additional HMO licence from 1 January 2024.
Parking around the town centre follows the Greenwich Town Centre zone (G): controlled from 9am to 5pm, Monday to Saturday, and from 9am to 6pm on Sunday. A resident with a permit can buy five half-day visitor vouchers for £13.50.
Hot water extraction, drying and rugs
Carpets are cleaned by hot water extraction. Hot water and a cleaning solution are worked into the pile and drawn back out with the dirt, leaving the carpet damp.
Drying usually takes a few hours and depends on ventilation. Open windows on two sides of the home if you can, and leave the doors between rooms open while it dries. Heavy furniture can go back once the pile is dry; until then, a square of foil under a wooden leg keeps it off the damp carpet.
Rugs are cleaned where they lie, on the floor they sit on, and never taken away. Sofas and armchairs are a separate job, priced on the upholstery cleaning page.
Before the visit, clear small things off the floor and empty the space under the beds if you want it done. Point out any stains on the day, with what caused them if you know.

Questions about carpet cleaning in Greenwich
When can furniture go back on the carpet?
Once the pile is dry, which usually takes a few hours and depends on ventilation. If you need a piece back sooner, put foil or a plastic tile under any wooden legs.
Is a stair carpet priced per step?
No, per flight: £41 for each flight, with a landing at £9.
Can you clean a rug without taking it away?
Yes, and that is the only way we do it. The rug is cleaned in the room where it lies, at £35 or £51 depending on size.
Do you clean carpets in the Woolwich and Peninsula blocks?
Yes, at the same room prices. Let us know about lift bookings or a concierge when you book, so the cleaner is expected.
Is parking controlled in Greenwich town centre on Sundays?
Yes. The town centre zone (G) is controlled from 9am to 6pm on Sunday as well as 9am to 5pm from Monday to Saturday.
What should I do about a stain before you arrive?
Blot it with a clean white cloth and a little plain water, and avoid rubbing or household sprays, which tend to spread it. Tell us what caused it when you book.
Tell us your rooms, stairs and rugs and we will ring back to fix a date.
