A man relaxing in an armchair in a Victorian terraced house with a period fireplace

Newham has far more houses than Hackney or Tower Hamlets, with 31.3% of households in terraces, and a weekly cleaner for one costs £23 an hour, three hours at least.

Renting in Newham and the licence on nearly every let

Private renting is the borough’s largest tenure, 38.5% of households at the 2021 Census. Ownership follows at 30.8%, then social renting at 28.0% (15.6% council, 12.5% other social landlords), with 2.4% in shared ownership.

Almost every one of those private lets needs a licence. Newham’s selective licensing scheme covers every private rental that is not an HMO, in every ward except Royal Victoria and Stratford Olympic Park, from 1 June 2023 to 31 May 2028. Its additional HMO scheme, from 1 January 2023 to 31 December 2027, covers shared homes with three or more people from two or more households, with the same two wards left out.

With more than a third of households renting privately, many homes change hands at the end of a tenancy, and that is usually when a moving-out clean, a carpet clean or an oven clean gets booked.

Terraces, semis and the flat-heavy wards

52.7% of Newham households live in flats, 43.6% of them in purpose-built blocks and 7.0% in converted or shared houses. The rest live in houses: 31.3% terraced, 10.3% semi-detached and 5.5% detached. Stratford Olympic Park ward is the clear exception, 93.3% purpose-built flats and only 4.3% terraced, and half its households (50.7%) rent privately.

The service pages for the borough are below, each priced the same in every Newham postcode.

Cleaning a Newham house, weekly or once

A house takes longer than a flat of the same size: there are stairs to vacuum and often a second toilet or bathroom. On a regular visit the cleaner covers the kitchen (worktops, hob, sink, cupboard and appliance fronts, the floor), the bathrooms, dusting through every room, the beds and all the floors. Thames Water’s 2025 reports for its West Ham, Upton, Plashet Park and Wall End supply zones give mean hardness of 272, 270, 265 and 263 mg/l, so taps, shower glass and kettles are descaled each time.

A one-off deep clean takes in what the weekly visit leaves: cupboard insides, the fridge, the extractor hood, grout, skirting boards and door frames, window sills and tracks, and behind furniture that can be moved safely. For a three-bed house it is usually a job for more than two cleaners or more than three hours, and we set that with you on the phone. You keep the water and electricity on; the team brings the equipment and detergents. Every cleaner is vetted and trained.

Newham prices

Weekly cleaning is £23 an hour, fortnightly £24, for at least three hours a visit. Deep cleaning is £26 per cleaner-hour, with a single £30 charge for equipment and detergents, from £186. One-off jobs start at £67. All sizes and add-ons are on the London price list. If a one-off clean has no free parking near the house, the bay is billed at what it costs that day, up to £40.

An end of tenancy clean in Newham is fixed by size: £243 for two bedrooms, £339 for three and £425 for four. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. A through lounge carpet is £61 and stairs £41 a flight through carpet cleaning in Newham, by hot water extraction. A double oven is £110 with oven cleaning; the racks and trays soak while the inside is cleaned by hand, and the oven can be used that evening.

Booking, two-hour bays and bulky waste

Send the form or ring 020 3734 1438 at any hour. We ring back from 8am to 7pm, seven days a week, to agree the date and check the price against the home, and a 50% deposit holds the date. The balance is paid when the clean is done.

Newham splits its streets into residential parking zones, each with its own permit-only hours, and a resident’s permit only works in the zone where they live. On-street charges run from £2.00 to £5.60 an hour by emissions tier, with £1.00 an hour more for a diesel. Most paid spaces have a two-hour maximum stay (a few allow four), so a long clean cannot depend on one bay; tell us if the house has a driveway or a space off the street. Vehicles over 2.3 m high or 5.3 m long cannot use PayByPhone at all.

Clear old furniture before a move-out clean. Each household gets three free bulky waste collections of up to six items, for residents only; landlords and managing agents pay a collection fee plus £12 an item. The council warns that dumping large items illegally can mean a £1,000 fine and prosecution, and residents can also take items to the Jenkins Lane Reuse and Recycling Centre.

Stratford, West Ham and the borough’s stations

West Ham is an interchange for the DLR, the District, Hammersmith & City and Jubilee lines and c2c, in fare zones 2 and 3. East Ham is on the District and Hammersmith & City lines, and Forest Gate on the Elizabeth line in zone 3. Stratford, where flats far outnumber houses, has a page of its own, and so do neighbouring Ilford and Barking and Dagenham.

Newham cleaning questions

Does my Newham landlord need a licence?

Almost certainly. Selective licensing covers every private let that is not an HMO, and additional licensing covers shared homes, in every ward except Royal Victoria and Stratford Olympic Park.

How long can the cleaner stay in a Newham pay bay?

Usually two hours, sometimes four. A deep clean runs longer than that, so a driveway or a space off the street helps; tell us what is outside the house when you book.

Do you clean semi-detached and detached houses?

Yes. About one Newham household in six lives in a semi or a detached house. Regular visits are priced by the hour, and a moving-out clean by the number of bedrooms, from £339 for three.

Who pays for clearing furniture when a tenant leaves?

If the tenant books it as a resident, Newham’s bulky waste collections are free up to three times, six items each. A landlord or managing agent pays a collection fee plus £12 an item.

Which Newham postcodes do you cover?

E6, E7, E12, E13, E15 and E16, and the parts of E3 and E20 inside the borough, all at the same prices.

Tell us the postcode, the type of house or flat and the bedrooms, and we will ring back with a price for your Newham clean.
