In St John’s Wood 84.7% of households live in purpose-built flats, with Edwardian mansion blocks concentrated in the south-east; a weekly cleaner for one costs £23 an hour, and a deep clean from £186.
An NW8 visit, step by step
Parking comes first, and here it costs less than in most of Westminster. St John’s Wood High Street is in zone C, where pay-to-park bays, single yellow lines and resident bays are controlled from 08:30 to 18:30 on weekdays and a bay costs between £1.51 and £3.34 an hour, depending on the vehicle’s emissions. On Sundays and bank holidays the High Street bays carry a two-hour maximum stay from 10am to 4pm. The catch is Lord’s: on major match days the resident-bay restrictions on nearby streets extend to Saturdays, Sundays and bank holidays from 8.30am to 6.30pm.
Then the building. The south-east of the area is denser, with Edwardian and early twentieth century mansion blocks, and Westminster notes that mansion blocks often keep their bins in a dedicated room, some with doorstep collection run by the managing agent. Further north, and on the edges of the conservation area, large detached and semi-detached Victorian villas stand in generous gardens along wide, tree-lined streets. A villa means several floors and more bathrooms, so it takes more than the three-hour minimum.
Inside, the cleaner works in a fixed order. Kitchen first: worktops, hob, sink, cupboard doors, the outsides of the appliances, the floor. Bathrooms second, with time on the taps and screens, since Thames Water classes all the water in its region as hard. Then dusting, from high shelves down to the skirting, beds made if you leave linen, and the floors last.
A deep clean covers the same rooms more thoroughly: inside the cupboards and the fridge, the tops of doors and frames, radiators, light switches, behind what can be moved and the grout. We bring the equipment and detergents, and you keep the water and electricity running.

St John’s Wood cleaning prices
A weekly regular clean is £23 an hour, or £24 an hour if it is fortnightly, and lasts at least three hours (£69 for a weekly visit). Deep cleaning costs £26 per cleaner-hour, with a one-off £30 for equipment and detergents, from £186 for two cleaners and three hours. All one-off work starts at £67.
Moving out is a set price by bedrooms, £207 for one, £243 for two and £339 for three, on the Westminster end of tenancy page; carpets start at £36 a bedroom (carpet cleaning) and a single oven at £77 (oven cleaning). Everything else is on the price list. When a one-off job has nowhere free to park, the bay is added at what it costs on that day, never over £40. St John’s Wood is outside the Congestion Charge zone, which stops at Marylebone Road on the far side of Regent’s Park.
Lord’s match days, licensing and the two halves of NW8
Westminster counts these as major match days at Lord’s: test matches, one day internationals, Twenty20 internationals, the finals of the National One Day and Twenty20 competitions, and World Cup matches. The council publishes a map of the streets where resident-bay rules are extended on those days, so a weekend booking near the ground is worth checking against the fixture list.
The housing splits north and south. St John’s Wood North has 78.7% of households in purpose-built flats and 6.8% in detached or semi-detached houses; St John’s Wood South has 89.0% in purpose-built flats and 4.8% in detached or semi-detached houses. Across both, 49.3% of households rent privately, 32.7% own and 17.4% rent socially.
Licensing splits too, though both sides are covered. Postcodes.io puts NW8 9JH, near the centre of the area, in Abbey Road ward, which is in selective licensing Designation 1, and NW8 6AA, in the northern Census area, in Regent’s Park ward, which is in Designation 2. Both run from 24 November 2025 to 23 November 2030, with the additional HMO scheme alongside for shared homes. The Westminster page covers the rest of the city, and Maida Vale and West Hampstead have pages of their own.

St John’s Wood cleaning questions
Will a Lord’s match affect a weekend clean?
It can. On major match days the resident-bay restrictions on streets near the ground extend to Saturdays, Sundays and bank holidays, 8.30am to 6.30pm. If your street is on the council’s map, tell us the date and we will plan the parking around it.
Can the cleaner park on the High Street on a Sunday?
Yes, for up to two hours between 10am and 4pm, the maximum stay on Sundays and bank holidays; zone C permit holders are exempt from that limit. A longer clean needs a bay elsewhere.
Do you clean the larger houses with gardens?
Yes, the Victorian villas included (the house itself; we do no garden work). A villa has more floors and bathrooms than a flat, so we agree the hours on the phone before anything is booked.
Is St John’s Wood inside the Congestion Charge zone?
No. TfL’s map draws the zone’s northern edge along Marylebone Road, with Regent’s Park beyond it, so St John’s Wood is outside and no daily charge comes into the price. St John’s Wood station is in Zone 2 on the Jubilee line.
Is a deep clean worth it before a weekly rota starts?
It usually is, if the flat has gone a while without one. The deep clean takes care of build-up inside cupboards, along skirting and in the grout, and the weekly visits then have less to catch up on.
Tell us whether it is a flat or a villa and how many bedrooms, and we will ring you back with a St John's Wood price.
