Barnet homes: flats, semis and detached houses
Barnet is a borough of houses as much as flats. At the 2021 Census 47.4% of households lived in flats (36.6% in purpose-built blocks and 8.8% in converted or shared houses), 27.5% in semi-detached houses, 14.9% in terraced houses and 10.1% in detached ones. Owners are the largest group at 52.7%, plus 1.1% in shared ownership, while 32.7% rent privately and 13.5% socially.
Private renting runs well above that borough figure in three districts. In Golders Green ward it is 48.1%, with only 7.6% renting socially; across Hendon and West Hendon wards it is 45.4%; and in the four Finchley wards 36.3%.
A move-out from a two-bedroom flat in a purpose-built block is £243. A three-bedroom semi is £339 and a four-bedroom detached house £425, and a house brings a staircase, a landing and more windows and doors into the job. A bigger home gets a bigger team or a longer day, and the price is confirmed against the home when we ring back, before any deposit is taken.
An end of tenancy clean covers each room, top to bottom
An end of tenancy clean is a thorough clean of an empty home at the end of a let, so that every room matches the check-in inventory when the clerk or the agent walks through.
Kitchen
The cleaners work from the top down: wall cupboards, worktops, then the base units inside and out, degreasing the hob, splashback and extractor grille on the way. Empty and defrost the fridge and freezer beforehand and they are washed too.
Bathroom
Hard water leaves its mark in the bathroom first, and parts of Barnet have it. Affinity Water supplies at least some N2, N3 and N12 addresses, and its 2025 reports record total hardness of 275 mg/l in its Finchley zone and 270 mg/l in East Barnet, each from a single sample; its own scale counts 151 to 300 mg/l as hard. The taps, shower head, screen and the base of the toilet are descaled, and the grout and sealant scrubbed.
Rooms, stairs and hall
Skirting boards, doors, frames, switches and radiators are wiped, wardrobes cleaned inside, and the inside of the windows washed with the sills and frames. In a house the banisters and each stair are done on the way down, and the floors are vacuumed and washed last.
The equipment and products come with the cleaners; leave the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Ovens and carpets added to the clean
An oven booked with the move-out clean is £31 for a single or a single wide, and £62 for a double or a 90cm range. Its racks, trays and shelf supports go to soak while the cavity, glass and seals are cleaned by hand in the kitchen, and the inner door glass comes out only where the door is built to come apart.
Carpets go on at £29 for each bedroom and £36 for a living room, by hot water extraction. They usually dry in a few hours, depending on ventilation, so book them early in the day if the clerk comes that afternoon. For stairs, landings or rugs, see carpet cleaning in Barnet.
Waste and parking on the day
Barnet’s bulky waste collection costs £46.71 for 1 to 3 items, rising to £119.30 for 10. Items must be outside the front boundary by 6am on the day and the booking needs 2 working days’ notice, so arrange it well before the clean. For smaller loads, Summers Lane Reuse and Recycling Centre is open 7 days a week from 9am to 4pm (closed on Christmas Day, Boxing Day and New Year’s Day); cars, bikes and people on foot can turn up, and vans book at least 24 hours ahead with proof of residency.
In a controlled zone, residents can buy visitor permits that last one day: virtual ones at £2.60 each, in orders of at least 4, or paper scratch cards at £3.11. They work in permit bays with the same zone letters, and a household can buy up to 200 a year. A Barnet parking dispensation cannot be granted for building works, though the council can suspend a bay for removals, which helps when the removal lorry and the cleaners are due on the same day.
Licensing for Barnet landlords
Barnet’s additional HMO licensing covers the whole borough. It applies to HMOs with 3 or more people in 2 or more households, and to converted buildings that fail the 1991 Building Regulations where the building has 3 or more storeys and at least 3 flats, all privately rented and under one ownership or control.
Selective licensing may follow. On 22 October 2026 the council’s selective licensing page said it was consulting on a scheme for the private rented sector in 10 wards of the borough, so landlords should keep an eye on the council’s selective licensing page for the wards and the outcome.

Barnet end of tenancy questions
Is Barnet bringing in selective licensing?
It is consulting on it. On 22 October 2026 the council’s page described a proposed scheme for private rented homes in 10 wards. Shared houses already come under the borough-wide additional HMO scheme.
Where will the cleaners park?
If you live in a controlled zone, a one-day visitor permit covers the whole clean. Otherwise tell us on the call what the street allows, and whether there is a drive.
Can the council take the furniture the tenant left?
If you are a Barnet resident, yes, through bulky waste collection, from £46.71 for up to 3 items. Book at least 2 working days ahead and have everything out by 6am.
Do you cover High Barnet and Edgware?
Yes. We cover every Barnet postcode, from EN4, EN5 and HA8 to N2, N3, N12, N20, NW4, NW7, NW9 and NW11.
When should I book?
As soon as you have the check-out date. A 50% deposit holds the day, and booking early leaves time to clear furniture with the council’s 2 working days’ notice.
Ring 020 3734 1438 with the bedroom count and the date the keys go back.
