Grandparents and a small boy laughing on the sofa of a 1930s semi-detached house

Only 47.4% of Barnet households live in flats; 27.5% live in semis. We clean both across the borough, with regular visits from £23 an hour and deep cleans from £186.

A note on the name. This page covers the London Borough of Barnet as a whole, with postcodes from EN4 and EN5 through N2, N3, N12 and N20 to NW4, NW7, NW9, NW11 and HA8. The town of High Barnet, whose station is on the Northern line in zone 5, is one part of it, and three other districts have pages of their own further down.

A deep clean in a Barnet semi, from arrival to finish

For a three-bedroom semi we usually send two or three cleaners, and they arrive with the equipment and detergents. The first ten minutes are a walk round with you: which rooms matter most, what is fragile, which cupboards have been emptied, and whether the oven or the carpets are booked as well.

The team then splits. One cleaner takes the kitchen, starting high (extractor grille, tops of units) and working down to the plinths and the floor. Another starts in the bathrooms, where limescale takes much of the time: Affinity Water, which supplies parts of the borough, recorded total hardness of 270 mg per litre in its East Barnet zone and 275 in its Finchley zone in 2025. The third works through the bedrooms upstairs, inside wardrobes and drawers that are empty, along skirting, doors, frames and switches.

The stairs and hall come last, so nobody walks over a clean floor, and before leaving the team goes round with you if you are home. A regular weekly or fortnightly visit follows the same order on a smaller scale, one cleaner for 3 hours or more. See deep cleaning and domestic cleaning for the full lists.

Barnet cleaning prices

Weekly cleaning is £23 an hour and fortnightly £24, from £69 a visit. Deep cleaning is £26 per cleaner-hour plus £30 for equipment and detergents; the smallest booking, two cleaners for three hours, is £186, and a whole semi takes more cleaner-hours, which we agree with you before the day. Other one-off work starts at £67. Where no free parking is available, street parking is added at the day’s cost, never more than £40. The price list has the full set.

Moving out of a house is a fixed price by size: £339 for three bedrooms and £425 for four, on our end of tenancy cleaning in Barnet page. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we come back to put it right at no charge. Carpet cleaning in Barnet is hot water extraction, £61 for a through lounge and £41 a flight of stairs, and oven cleaning runs from £77 for a single oven to £143 for a 90cm range.

Homes, licensing and building in Barnet

Barnet is a borough of owners: 52.7% of households own their home and another 1.1% are in shared ownership, while 32.7% rent privately and 13.5% socially (Census 2021). Purpose-built blocks house 36.6% of households and converted or shared houses 8.8%; terraced houses take 14.9% and detached homes 10.1%.

Barnet’s additional HMO licensing is borough-wide and covers HMOs occupied by 3 or more people in 2 or more households. It also catches converted buildings that fail the 1991 Building Regulations where the building has 3 or more storeys and at least 3 flats, all privately rented and under one ownership or control. On 22 October 2026 the council’s selective licensing page said it was consulting on a scheme for private lets in 10 wards.

New homes are coming at Brent Cross Town, planned for up to 6,700 homes, next to Brent Cross West station, which opened on 10 December 2023.

Parking and bank holidays in Barnet

Inside a controlled zone, a resident can buy virtual visitor permits at £2.60 each (minimum order of 4) or paper scratch cards at £3.11, each valid for one day in permit bays with the same zone letters, up to 200 a year per household. Barnet does not enforce resident bays, controlled zones, paid bays or business bays on bank holidays, though yellow lines, loading bays and bus lanes are still enforced.

Finchley, Golders Green, Hendon and High Barnet

Three Barnet districts have pages with their own local detail: Finchley, Golders Green and Hendon. High Barnet, East Barnet and the rest of the borough are covered on this page.

Beyond the borough line

Muswell Hill in Haringey and Hampstead in Camden are among the neighbouring pages.

Questions about cleaning in Barnet

Is this page for High Barnet or the whole borough?

The whole London Borough of Barnet. High Barnet, the town around High Barnet station, is included, and Finchley, Golders Green and Hendon have their own pages as well.

Can I book a clean on a bank holiday in Barnet?

Yes. We take bookings for any day of the week, 8am to 7pm, and agree the date when we ring back. Barnet does not enforce controlled zones, resident bays or paid bays on bank holidays, so parking is often simpler, but yellow lines, loading bays and bus lanes are still enforced.

Is the water hard in Barnet?

In the parts supplied by Affinity Water, yes: its 2025 reports give 270 mg per litre for the East Barnet zone and 275 for the Finchley zone, each from a single sample. Limescale on taps, screens and around plugholes is why a first deep clean takes longer in a bathroom.

Will you clean new-build homes at Brent Cross Town?

Yes. Brent Cross Town is planned for up to 6,700 homes, and for a new-build there or anywhere in the borough, an after builders clean, from £212, is the one to book if you move in while dust from the work is still about. Regular cleaning afterwards is at the usual hourly rates. See after builders cleaning.
