Wembley Park has the highest private renting share of Brent’s 22 wards, 61.9% at the 2021 Census. End of tenancy cleaning across Brent starts at £156 for a studio, with prices fixed by size.
Landlords here deal with three layers of licensing, and the council’s bulky waste service now lets them clear a former tenant’s furniture. Both are covered below, after the prices.
Brent homes by type, and the price that fits
| Home | Share of Brent households, 2021 | How the clean is priced |
|---|---|---|
| Flat in a purpose-built block | 38.0% | By bedrooms: £156 a studio, £207 one bedroom, £243 two |
| Semi-detached house | 22.3% | By bedrooms; £339 for three, which includes a through lounge, a flight of stairs and a separate WC |
| Flat in a converted or shared house | 16.5% | By bedrooms, or by room for a shared house |
| Terraced house | 14.9% | By bedrooms, with the stairs in the price from three bedrooms up |
| Detached house | 6.0% | £425 for four bedrooms with two bathrooms; larger homes by room |
Across the borough, 56.6% of households live in flats and over a quarter (28.3%) in semi-detached or detached houses. Wembley Park ward is the other extreme, with 99.4% of its 2,667 households in flats. A two-bedroom flat in a Wembley Park block and a three-bedroom semi in the suburban ‘Metroland’ streets that the Metropolitan Railway opened up are both fixed-price jobs, but the semi carries a staircase, a through lounge and a second toilet, and it sits in a higher band for that reason.
Licensing for Brent landlords
Brent runs mandatory HMO licensing plus two selective licensing designations. The first began on 1 August 2023 and covers the Harlesden and Kensal Green, Dollis Hill and Willesden Green wards. The second began on 1 April 2024 and covers the other 18 wards except Wembley Park. Each lasts 5 years.
On top of those, a borough-wide additional licensing designation for HMOs came into force on 2 February 2026 and ceases after 2 February 2031 unless revoked. It covers privately rented homes with three or four occupiers in two or more households, and certain converted-flat or purpose-built-block HMOs. The council’s property licensing page lists the conditions and the ward map.
Clearing a former tenant’s things
Brent’s bulky waste collection costs £55 for up to five items. The council says landlords can now use it to get rid of items once a tenant has moved out, and it takes bicycles, white goods and furniture. Garden waste, builders’ waste, hazardous waste and black-bagged rubbish are not collected. The cleaners work best in an empty home, so book the collection before the cleaning day.
Parking a cleaning team in Brent
Controlled hours vary by zone, from 10am to 3pm on weekdays in several zones to 8.30am to 10pm every day in zone BV; zones E and W run from 8am to 9pm every day. The council no longer issues temporary permits. If you live in a controlled zone, apply for a visitor permit through RingGo and you can then buy electronic sessions for the cleaners: £1.75 for 2 hours, £3.50 for 4 hours or £5.25 for all day, non-refundable and with nothing to display. For a clean that takes most of the day, the all-day session is the one to buy.
Avoid Wembley Stadium event days if you can. With up to 90,000 people attending, only residents and businesses holding an event day permit may park in the event day zone, from 8am to midnight on the main roads to the stadium.
An end of tenancy clean covers every surface a check-out report lists
An end of tenancy clean is a full clean of an empty home at the end of a let, matched to the check-in report so that the check-out finds nothing to charge for. Kitchen units are cleaned inside and out, the hob and extractor degreased, and the fridge and freezer washed once you have emptied and defrosted them. Bathrooms are descaled. In Wembley, Affinity Water’s lookup gives the tested HA9 postcodes a total hardness of 295 mg/l, which it calls hard, so the taps, screens and shower heads get extra time. Skirting, frames, doors, switches, radiators, inside windows and floors are done in every room.
The oven is £31 extra (£62 for a double or a 90cm range), and carpets are £29 a bedroom and £36 a living room. We bring the equipment and products, and you leave the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Questions about end of tenancy cleaning in Brent
Is Wembley Park in the selective licensing scheme?
No, it is the one ward left out. Wembley Central, Wembley Hill and Tokyngton are in the second designation, which began on 1 April 2024. Shared homes in Wembley Park can still fall under the borough-wide additional HMO scheme.
Can the clean be booked on a Wembley Stadium event day?
It can, but parking is the problem. Inside the event day zone only permit holders may park, and restrictions start at 8am or 10am depending on the street and run to midnight. If the date is fixed, tell us when we ring back.
Can I buy the cleaners’ parking myself?
If you live in a controlled zone and hold a RingGo visitor permit, yes: an all-day visitor session is £5.25, and the session lives on the app, so there is nothing to leave in the windscreen.
Will the council take the furniture the tenant left?
Landlords can now book Brent’s bulky waste collection after a tenant moves out: £55 for up to five items such as furniture, white goods and bicycles. Black bags, garden waste and builders’ waste are not taken.
Is the clean the same in Kilburn as in Wembley?
The price and the scope are the same anywhere in Brent. What changes is the building: Brent’s Kilburn ward is 88.2% flats, in what the Kilburn Neighbourhood Plan calls predominantly Victorian housing stock, while 28.4% of households in the four Wembley wards live in semi-detached homes.
