Haringey has 14 wards where a private landlord needs a selective licence to let a house or flat, until 17 November 2027. End of tenancy cleaning here starts at £156 for a studio.
The price is set by the number of bedrooms and covers the whole empty home. The oven and the carpets are extras you add only if the inventory lists them.
Who rents in Haringey, and where
At the 2021 Census 35.6% of Haringey households rented privately, the ninth highest share among London’s 33 local authorities. Another 25.2% rented from the council or a housing association, and 37.2% owned their home. The borough figure hides a wide spread: private renting ran from 21.3% of households in Alexandra Park ward to 50.2% in Harringay, about one household in two.
Renting is the usual way to live in Tottenham. Across its eight wards 35.0% of households rented privately, 34.0% rented from a social landlord and only 28.3% owned, with private renting highest in Tottenham Central at 41.8%. The three Wood Green wards (Noel Park, Woodside and Bounds Green) sat at 38.1% private renting, and Woodside alone at 42.5%.
Most Haringey homes are flats. Six in ten Haringey households (61.0%) live in one, and more than a third of those flats are in converted or shared houses. The mix changes sharply from ward to ward: White Hart Lane has 46.1% of households in terraced houses and only 26.9% in flats, while Stroud Green is 76.9% flats. In a converted house the clean starts at your own front door; if the agent also expects the shared hall or stair done, tell us on the call and we price it in.
Selective and HMO licensing in Haringey
The selective scheme runs from 17 November 2022 to 17 November 2027 in Bounds Green, Bruce Castle, Harringay, Hermitage & Gardens, Noel Park, Northumberland Park, Seven Sisters, South Tottenham, St Ann’s, Tottenham Central, Tottenham Hale, West Green, White Hart Lane and Woodside. In those wards a tenanted house or flat needs a licence unless it is a licensable HMO or is let by a registered social landlord. The council’s designation notice has the exact wording.
Shared houses are licensed everywhere. A borough-wide additional licensing designation covers houses in multiple occupation that fall outside mandatory licensing, in force from 17 June 2024 until 16 June 2029. So a shared house in Crouch End or Muswell Hill still needs an HMO licence, even though neither ward is in the selective scheme.
| Part of Haringey | In the selective scheme | Private renting, 2021 | Households in flats, 2021 |
|---|---|---|---|
| Tottenham (eight wards) | Yes, all eight | 35.0% | 56.8% |
| Wood Green (three wards) | Yes, all three | 38.1% | 62.0% |
| Crouch End ward | No | 35.7% | 74.5% |
| Muswell Hill and Fortis Green wards | No | 31.1% | 53.8% |
Census figures are from Nomis tables TS054 and TS044. Licensing changes nothing about the clean or its price; a landlord turning a licensed flat round between tenants books it the same way a departing tenant does.
An end of tenancy clean covers every room after the last box leaves
An end of tenancy clean is a single, thorough clean of a rented home once it is empty, worked against the check-in inventory so each room is back in the condition the report recorded on the day you moved in.
- Kitchen: every cupboard and drawer inside and out, worktops and splashback, the sink and taps, the hob and the outside of each appliance, the fridge and freezer once emptied, and the floor along the plinths.
- Bathroom: limescale off the taps, shower and screen, then the bath or tray, basin, toilet, tiles, grout and mirror.
- Bedrooms and living room: skirting boards, doors and frames, switches, sockets and radiators, inside the windows and on the sills, inside the wardrobes, then the floor.
- Hall and stairs: in a house, each tread, the banister and the landing.
We bring the equipment and products, and you keep the water and electricity on. The oven is £31 added to the clean, or £62 for a double or a 90cm range, and carpets are £29 a bedroom and £36 the living room. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Parking a full-day team, and Tottenham event days
A move-out clean takes most of a day, so the parking matters more than on a short job. Haringey sets controlled hours zone by zone: the Wood Green Inner Zone is controlled every day from 8am to 10pm, while Crouch End A runs only from 10am to 12 noon on weekdays. A landlord or tradesperson can buy a one-day permission to park for one chosen street at £30 a day; it works in resident and permit-holder bays, shared-use bays included, and never in pay-by-phone-only bays. A tenant living inside a zone can book virtual visitor permits by the day or the hour instead, with no more than two daily permits running at once.
Tottenham Hotspur fixtures change the picture around the stadium. For a match or event expected to draw more than 10,000 people, the council closes the northern High Road from White Hart Lane to Bromley Road about two hours before the start, shuts more roads in phases and lets residents and businesses through permit checkpoints. Zones near the ground such as The Hale, Bruce Castle and Northumberland Park West stay controlled into the evening on event days, and the permission to park permit is not valid on event days in the three Tottenham event-day zones. If your check-out falls on a home fixture, give us the date on the call so we can set the start time around the closures.
Booking the clean around your check-out date
Send the form or ring 020 3734 1438 with your postcode, the number of bedrooms and the date the tenancy ends. You can ring any time; bookings are agreed between 8am and 7pm, seven days a week. We ring back to fix the date and check the price against the home, a 50% deposit holds the date, and the rest is due once the clean is done. The cleaners are vetted and trained.
Pick a day after the removals and before the inspection. If old furniture has to go, Haringey’s bulky item collection, run by Veolia, takes up to four items for £20 and charges £10 for each extra item up to ten (£80). Sofas and other upholstered items go with a separate team and may arrive a day later, so book the collection a few days ahead. The London end of tenancy cleaning page explains the scope for every size of home.

Haringey end of tenancy questions
Is my rented flat inside the selective licensing area?
It is if the home is in one of the 14 wards listed above, which take in most of Tottenham, Wood Green and Harringay. Crouch End, Muswell Hill and Fortis Green wards are outside it. Shared houses need an HMO licence anywhere in the borough.
Can the clean go ahead on a Tottenham Hotspur match day?
Yes. Tell us the date when we ring back, because the High Road closes in phases from about two hours before the start and the one-day permission to park permit does not work in the event-day zones that day. We plan the arrival around it.
Do I have to be at home during the clean?
No. Agree access with us when we ring back, either in person or through your letting agent, and leave the water and electricity on for the day.
How is a shared house priced?
By the room: we count each bedroom, then add the shared kitchen, bathroom and hall once. The total is confirmed against the layout before you pay the deposit.
Should the clean be before or after the removal van?
After. Cupboards can only be cleaned inside once they are empty, and a floor stays clean only if nobody carries boxes across it afterwards. Book the day as close to the inspection as your dates allow.
