Middlesex University’s campus sits on The Burroughs in Hendon, and 45.4% of local households rent privately. Regular cleaning here costs £23 an hour, and deep cleans start at £186.
The £23 rate is for weekly visits; fortnightly is £24 an hour. Visits are 3 hours or longer, which makes £69 the smallest regular booking. Deep cleaning is £26 per cleaner-hour, and £30 covers the equipment and detergents we bring, so two cleaners for three hours costs £186. One-off work starts at £67. Street parking, where nothing free is available, is added at the price on the day and capped at £40. Full rates are on the price list.
Hendon’s homes, old and new
In Hendon and West Hendon wards 58.1% of households live in flats, 42.9% of them in purpose-built blocks and 13.3% in converted or shared houses. Houses make up the rest: 20.0% semis, 11.4% detached and 10.4% terraced (Census 2021). Private renting, at 45.4%, is well above the 32.7% for Barnet as a whole; 42.7% own and 11.8% rent socially.
The older streets are protected. The Hendon The Burroughs conservation area is mainly terraced homes with offices, 6 shops and a former pub, and students walk along The Burroughs to reach Hendon Central. Hendon Church End conservation area runs in a line around St Mary’s Parish Church at the top of Greyhound Hill; homes make up just over half its buildings, and several of its historic buildings belong to Middlesex University.
Hendon station opened in 1868, and a suburb called West Hendon grew up near it at the foot of Burroughs Lane. New homes are being added too: the West Hendon estate regeneration aims to deliver over 2,000 mixed-tenure homes by 2031, with new bridges linking Hendon station to the estate and the Perryfield Way gyratory removed.
Room by room in a Hendon flat or semi
In the kitchen the cleaner wipes the worktops and splashback, cleans the hob top, sink and taps, wipes the cupboard doors and the outside of the appliances, and finishes with the floor. In the bathroom it is the shower or bath, the screen, basin, toilet, mirror and floor. Living rooms and bedrooms get dusted from top to bottom, with surfaces and skirting wiped and carpets hoovered; in a semi the stairs and landing go into the same visit. Bins are emptied before the cleaner leaves.
For a new-build flat the first clean is the bigger job. If you move in while dust from the building work is still settling, book an after builders clean, from £212. For an older flat or house that needs a reset, a deep clean goes inside empty cupboards and drawers and deals with limescale, grout, doors, frames and switches. Regular rotas are explained on the domestic cleaning page.

Moving out, carpets, ovens and student lets
For tenants moving out, end of tenancy cleaning in Barnet is a fixed price by size, from £156 for a studio to £425 for four bedrooms, with a shared house priced by room when it does not fit those sizes. If the inventory clerk or agent marks something we cleaned, let us know within 48 hours and we return to put it right at no charge.
Landlords of student and shared houses should check Barnet’s additional HMO licensing, which is borough-wide and covers HMOs with 3 or more people in 2 or more households. The licence is the landlord’s to hold; the clean between tenants is the same job either way.
Carpet cleaning in Barnet is hot water extraction, from £36 for a bedroom and £22 for a hallway, and drying usually takes a few hours, depending on ventilation. Oven cleaning is done by hand in your kitchen, with racks and trays soaked, from £77; a window open for a while clears any smell.

Hendon cleaning questions
Do you clean student houses near Middlesex University?
Yes, as regular cleans during the year or as a moving-out clean when the tenancy ends. A shared house is priced by room for the moving-out clean. If 3 or more people from 2 or more households live there, Barnet’s additional HMO licensing applies to the landlord.
Do you clean the new homes on the West Hendon estate?
Yes. The regeneration there aims for over 2,000 mixed-tenure homes by 2031. For a flat handed over with building dust still about, book an after builders clean first; after that, regular cleaning is charged by the hour.
Can I book a deep clean and a carpet clean on the same day?
Yes. Mention both when you book and we plan the order, with the carpets last so nobody walks on them while they dry. Drying usually takes a few hours, depending on ventilation.
Do you cover the streets around Greyhound Hill and The Burroughs?
Yes, along with the rest of NW4. Some of the older houses there are inside the Hendon Church End and Hendon The Burroughs conservation areas; that makes no difference to the clean, but if there are original features you want handled with care, tell us.
How much is a fortnightly clean in Hendon?
£24 an hour, with a minimum of 3 hours per visit. Weekly visits are £23 an hour.
Send your NW4 postcode and the size of the home, and we will ring back to agree a day.
