About 4,914 households live in the City of London, and 48.3% of them rent privately. End of tenancy cleaning in the Square Mile starts at £156 for a studio, fixed by bedroom count.

It is a small place to live, and almost every home in it is a flat (97.9% at the 2021 Census). The prices below cover the whole clean; the oven and carpets are the only add-ons.

Homes in the Square Mile

At the 2021 Census 87.0% of City households lived in purpose-built blocks. The rest is a varied mix: 5.5% in other converted buildings such as former schools, churches or warehouses, 4.1% in flats inside a commercial building (an office, a hotel or over a shop), 1.3% in converted houses and 1.6% in terraced houses.

The best-known blocks are the two listed estates. The Barbican, built between 1962 and 1982, has over 2,000 flats, maisonettes and terraced houses on a raised pedestrian podium above ground-level car parking, and it was listed as a single building in 2001 at Grade II, with Crescent House at Grade II*. Golden Lane, finished in 1962, was built with 559 flats and maisonettes and an eleven storey block, and its buildings were listed one by one in 1997. The Corporation also names the Mansell Street and Middlesex Street estates in its household waste arrangements.

An estate flat compared with a flat in a converted building

The price is the same for both, set by the bedrooms. The day is not. On the Barbican the homes stand on a raised podium with the car parking underneath, so tell us which entrance and level the flat is reached from. In a former school, church or warehouse, or a flat above an office or a shop, the street door may be shared with a business and follow its hours, so ask the building how contractors get in. Either way, give us the floor, the entrance and whether there is a lift when we call back, and the team arrives knowing the route in.

An end of tenancy clean covers the flat from the front door in

An end of tenancy clean is one visit to the empty flat, at the end of the let, that puts every room back to the state on the check-in inventory so that cleaning does not come off the deposit. The cleaners bring the equipment and the products; the water and electricity stay on until they finish.

Kitchen

Inside every cupboard and drawer, the hob and splashback, the extractor hood and filter, the sink and taps, and the fridge and freezer once they are empty and defrosted. The Corporation says Thames Water is responsible for drinking water in the Square Mile, and Thames Water says all the water in its region is hard, so the taps and the sink are descaled as a matter of course.

Bathroom

Limescale comes off the shower screen, the taps and the toilet; tiles, grout and sealant are scrubbed; the mirror, cabinet and fan grille are wiped.

Living room, bedrooms and hallway

Wardrobes inside and out, skirtings, doors, switches, sockets and radiators wiped, the insides of the windows with their frames and sills, and every floor vacuumed and mopped.

After the check-out, if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Add-ons: the oven and the carpets

The oven is cleaned in the kitchen. Its racks, trays and shelf supports are taken out and soaked, the cavity, door glass and seals are cleaned by hand, and the inner door glass comes out only where the door design allows. It can be used the same evening.

Carpets are cleaned by hot water extraction while the team is there, priced per room. They usually dry in a few hours, depending on how much air moves through the flat, so open the windows when the cleaners leave.

Booking, parking and bulky waste in the City

Send the form or ring 020 3734 1438 with the postcode, the number of bedrooms and the check-out date. We ring you back to agree the day and confirm the price against the flat. A 50% deposit holds the booking, and the balance is paid when the clean is finished. Our London end of tenancy cleaning page has more on deposits and the check-out.

The City is one controlled parking zone, 7am to 7pm on weekdays and 7am to 11am on Saturdays, and drivers pay through RingGo. Payment bays cost £5.00 to £10.00 an hour depending on the vehicle’s fuel and age, with a four hour maximum stay, so a long clean needs a plan for the vehicle. The Corporation sells a dispensation by the day to stand longer on a single yellow line, at a higher rate with under three working days’ notice, and a bay suspension needs six working days. It is also consulting, from 22 October to 2 December 2026, on charging and yellow-line controls from 7am to 8pm Monday to Saturday from 1 May 2027.

If the last tenant left furniture behind, the City collects bulky items on Mondays and Thursdays between 7.30am and 2.30pm, with no booked time slots; four to six items cost £85. Collections from the set ground-floor points on City estates cost nothing. Book the collection day before the clean so the rooms are clear.

Questions about end of tenancy cleaning in the City of London

Does a City landlord need a licence to let a flat?

The Corporation’s private renting page describes mandatory HMO licensing, for properties with five or more tenants from two or more households, and lists no additional or selective scheme. Ask its housing standards team about a particular flat before the next let.

Can the team park on a yellow line all day?

Only with a dispensation from the Corporation, bought by the day. On yellow lines without kerb markings a vehicle may load for up to 40 minutes, which is enough to carry the equipment in before moving to a payment bay.

Does the Barbican’s listing affect the clean?

A clean is neither a repair nor an alteration: the cleaners wash and wipe surfaces and change nothing. The Corporation’s guidance on doing work to listed homes, including its management guidelines for Golden Lane (2013), deals with repairs and changes to the fabric.

When does the bulky waste collection come?

On Mondays and Thursdays between 7.30am and 2.30pm. There are no booked slots, so plan for the items to be gone the day before the cleaners arrive.

Is the oven cleaned as part of the fixed price?

It is an add-on: £31 for a single oven or £62 for a double or 90cm range, done on the same visit as the rest of the flat.
