Enfield’s selective licensing scheme began on 1 September 2026 in 17 wards. End of tenancy cleaning in Enfield is a fixed price by size, from £156 for a studio to £425 for four bedrooms.

Move-out prices by type of Enfield home

Enfield is far more house-based than Haringey. At the 2021 Census 38.8% of its households lived in flats, 28.9% in terraced houses, 24.8% in semis and 7.5% in detached homes. The price is set by bedrooms whatever the building, and a house brings its staircase into the clean.

Shares are from Census table TS044 on Nomis. The ward matters as much as the type: flats are 58.9% of households in Edmonton Green ward and only 16.7% in Highfield, where 53.4% live in terraced houses.

Licensing for Enfield landlords from 2025 and 2026

The selective scheme covers privately rented homes let to one or two people or to one family, in 17 wards. Designation 1 takes in Bowes, Brimsdown, Bullsmoor, Carterhatch, Edmonton Green, Enfield Lock, Haselbury, Jubilee, Lower Edmonton, Ponders End, Southbury, Upper Edmonton and Whitewebbs. Designation 2 covers New Southgate, Palmers Green, Southgate and Town. The council’s licensing page has the detail for each.

Shared homes were licensed first. A borough-wide additional scheme for homes where three or more people from more than one household share a kitchen or bathroom started on 1 September 2025. Private renting runs from 18.4% of households in Bush Hill Park to 37.9% in Palmers Green, the ward with the most private renting, which sits in Designation 2. Across the borough 29.3% of households rent privately and 17.0% from the council or a housing association.

Parking, event days and clearing out in Enfield

Enfield shows the opening days and times of its controlled parking zones on an interactive map by address, with no written list, so we look up your street from the postcode. Inside a zone, residents buy visitor vouchers in books of 10: £10.50 a book where the restriction is 1 to 4 hours, and £21 for a book of half-day vouchers in all-day zones. The visitor scratches off the date and the time parking starts, so have a book ready before the team arrives.

On Tottenham Hotspur event days the South Edmonton and Sunnyside event-day zones operate from 12 noon to 9pm. A check-out inside those zones on a match day is better started in the morning; tell us the date when we ring back.

Furniture left behind can go on the council’s bulky collection, which takes up to six non-electrical items per booking from residents at no charge. A bed counts as one item. Leave everything at the front edge of the property by 5:30am on the day, or pay £22 to choose the day, and book it before the clean so the rooms are clear.

An end of tenancy clean covers the house or flat once your things have gone

An end of tenancy clean is the thorough clean a rented home gets between one tenancy and the next, done with the check-in inventory as the checklist and finished before the inspection.

In the kitchen that means the inside of every cupboard and drawer, the worktops, tiles and splashback, the sink and taps, and the outside of the hob, extractor and other appliances, with the fridge and freezer cleaned once emptied and defrosted. Bathrooms are descaled (taps, shower head, screen and tiles) before the bath, basin, toilet and grout are cleaned. In every room the cleaner does the skirting boards, doors and frames, switches and sockets, radiators, the inside of the windows and the sills, then the floor. In a terrace or a semi the stairs are cleaned tread by tread, with the banister, spindles and landing.

The team brings the equipment and products. Keep the water and electricity on. Add the oven for £31, or £62 for a double or a 90cm range, and carpets for £29 a bedroom and £36 the living room. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Enfield end of tenancy prices

One price per size of home: £156 for a studio, £207 for one bedroom, £243 for two, £339 for three and £425 for four. A shared house, or a home with more rooms than its size suggests, is priced by room, and we confirm the figure against the home before any deposit is taken. Every other service and add-on is on the price list.

We add street parking at the day’s cost where there is no free parking, and it never comes to more than £40.

Booking an Enfield move-out clean

Send the form with your postcode, the number of bedrooms and the end date of the tenancy, or ring 020 3734 1438 at any hour. We ring back between 8am and 7pm, any day of the week, to agree the date and confirm the price. A 50% deposit secures the booking and the balance is due once the clean is done. The cleaners are vetted and trained.

The best day is the one after the last box leaves and before the inspection, with nobody using the kitchen in between. Our London end of tenancy cleaning guide covers the check-out and deposits in more detail.

End of tenancy cleaning across Enfield’s borders

Haringey, Waltham Forest and Barnet border Enfield, and each has its own end of tenancy page at the same prices. Next door in Haringey, the Tottenham area page covers weekly and deep cleaning.

End of tenancy cleaning in Enfield: questions

Is my rented house in Enfield’s selective licensing scheme?

It is if it is let to one or two people or a single family in one of the 17 wards listed above, from Edmonton and Ponders End to Palmers Green, Southgate and Town. A shared house with three or more people from more than one household needs an additional licence anywhere in the borough.

Can you clean on a Tottenham Hotspur match day?

Yes. In the South Edmonton and Sunnyside event-day zones the controls run from 12 noon to 9pm, so give us the date and we will plan an early start.

My house has a through lounge and a downstairs WC. Is it still the fixed price?

Yes. The three and four-bedroom prices already allow for a through lounge, a separate WC and a flight of stairs. A second reception room or an extra bathroom is priced by room, and we confirm the total when we ring back.

Do I need to be there on the day?

No. You can let the team in and leave, or arrange access through your letting agent. The water and electricity need to stay on.

Can the council collect the old furniture before the clean?

Enfield collects up to six non-electrical items for residents at no charge, or on a chosen day for £22. Fridges, freezers and cookers go by a separate route, so ask the council about those.

Ring 020 3734 1438 with the end date of your tenancy and the number of bedrooms.
