Since 24 August 2026, every Hillingdon home shared by three or more tenants from two or more households has needed a licence. End of tenancy cleaning here starts at £156 for a studio.
Prices are set by the number of bedrooms. The team is vetted and trained, and it brings the equipment and products with it.
An end of tenancy clean covers what the inventory clerk inspects
An end of tenancy clean is one full clean of an emptied home, worked against the check-in inventory so the check-out finds each room as it was when the tenancy began, allowing for fair wear and tear. Leave a copy of the inventory on the kitchen worktop and the cleaner works through it.
Kitchen first
The kitchen takes longest, so it comes first. Once the cupboards and drawers are empty they are cleaned inside and out, followed by the worktops, the tiles behind the hob, the sink and the taps. The appliances are wiped down outside. Switch the fridge and freezer off and let them defrost the day before, and they are washed inside as well.
Bathroom and WC
Limescale is most of the bathroom work: it builds up on the taps, the shower head, the screen and round each plughole. The bath, the basin and the toilet are cleaned inside and out and the grout is scrubbed. A separate WC gets the same attention.
Bedrooms, living room and stairs
Each room is cleaned from the top down. Light fittings and the tops of doors come first, then frames, switches, sockets, radiators, window sills and the inside of the glass, with the skirting last before the floor. Carpets are hoovered right to the edges; hard floors are hoovered and then mopped. In a house the banisters, each stair and the landing are done on the way down.
The walk-round
Before leaving, the cleaner goes round with the inventory and checks the places clerks mark most often: the tops of the kitchen units, the extractor hood, the bottom edge of the shower screen and the skirting behind the doors.
Oven and carpet add-ons, and the return visit
The oven and the carpets are priced separately, since not every inventory lists them. A single or single wide oven is £31 on this booking and a double or 90cm range £62; the Hillingdon oven cleaning page describes the method. Carpets are £29 a bedroom and £36 a living room, cleaned by hot water extraction, and they usually dry within a few hours if the windows can stay open.
If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. Forward the part of the check-out report that mentions it and we agree a day to come back.
A two-bed flat and a three-bed semi compared
Hillingdon is a borough of houses. At the 2021 Census 35.1% of households lived in semis, 19.9% in terraced houses and 13.9% in detached houses, leaving 30.9% in flats. A two-bedroom flat in a purpose-built block is £243: two bedrooms, a living room, a kitchen, a bathroom and a hallway, usually all on one floor. A three-bedroom semi is £339, and that price already assumes a through lounge, a separate WC and a flight of stairs. If the house has rooms its bedroom count does not suggest, such as a loft room or a second reception, we price it room by room when we ring back.
End of tenancy prices in Hillingdon
A studio is £156, a one-bedroom home £207, two bedrooms £243, three £339 and four £425. A shared house or an unusual layout is priced by the room. Hobs, upholstery and the other services are on the full price list.
If the street has no free parking, we add what parking costs on the day, never more than £40.

Licensing, students and shared houses
About a quarter of Hillingdon households (25.9%) rent privately, rising to 28.2% across the Uxbridge and Colham & Cowley wards. The council designated an additional HMO licensing scheme on 19 February 2026, and from 24 August 2026 it has covered the whole borough, running to 23 August 2031. It applies to homes shared by three or more people in two or more households; mandatory licensing still covers five or more. Landlords had until Sunday 23 August to apply, enforcement against those who did not became possible the following day, and the standard licence fee is £1,401. The conditions are on the council’s HMO licence page.
Uxbridge also has a student lettings market. Brunel University London, given its Royal Charter in 1966, has its campus in the town, all of its halls are on that campus, and its Brunel Student Lettings service works with landlords renting property in the local area. In the Uxbridge South and Brunel wards, converting a house into an HMO for up to six occupiers needs planning permission. A shared student house is priced room by room, and the Uxbridge cleaning page covers the town’s regular and deep cleaning.
Parking and clearing out on the day
A move-out clean can keep the team at the address for most of the day, so sort the parking before the date. If you live in a permit area, your virtual visitor permit holds up to 50 sessions; the first ten vouchers for each property cost nothing and more are £15.60 for ten. Pay and display bays usually charge from 8am to 6.30pm, Monday to Saturday, and nothing on Sundays or bank holidays, so a Sunday clean is the simplest to park for. We work seven days.
Anything left behind slows the clean, because the cleaner cannot reach the floor or the inside of a cupboard around it. The council’s bulky waste collection takes up to six items for £53 if you live there or £94 if you are a landlord, with one slot a day, Monday to Friday from 6am; book it for before the cleaning day. Harefield Civic Amenity Site (UB9 6LX) and the West Drayton waste weekends at Tavistock Road are among the drop-off options the council lists.
Booking a Hillingdon move-out clean
Send the form or ring 020 3734 1438 with the postcode, the number of bedrooms and the day the keys go back. We ring back to agree the date and confirm the price against the home. A 50% deposit holds the date, and the balance is due when the clean is finished. You can ring any time; bookings are confirmed between 8am and 7pm, seven days a week. The London end of tenancy cleaning page explains deposits and the check-out in more depth.

Questions about end of tenancy cleaning in Hillingdon
Does my shared house need a Hillingdon licence?
If three or more people from two or more households live there, the additional HMO scheme has applied since 24 August 2026, and five or more need a mandatory licence. The council’s Private Sector Housing team at the Civic Centre in Uxbridge (UB8 1UW) gives HMO advice.
Can the clean be on a Sunday?
Yes. We work 8am to 7pm, seven days, and Hillingdon’s pay and display bays are usually free to use on Sundays.
Do you clean student houses in Uxbridge?
Yes. Tell us the number of bedrooms and bathrooms and whether the kitchen and living room are shared, and we price the house by the room when we ring back.
Should I add the oven to the move-out clean?
If it is on the inventory, yes; clerks usually open the oven at check-out. On the move-out booking a single is £31 and a double or 90cm range £62.
Do I need to be at home during the clean?
No. Agree access when we ring back, keep the water and electricity on, and leave the fridge and freezer switched off and defrosted.
Ring 020 3734 1438 with the number of bedrooms and the date your tenancy ends.
