Richmond upon Thames is a borough of owners, 62.4% of households in 2021, with 24.7% renting privately. End of tenancy cleaning here starts at £156 for a studio and £243 for two bedrooms.

The borough also has fewer flats than Ealing or Hounslow, and more houses with stairs.

Rented flats and houses in Richmond and Twickenham

Flats are home to 40.0% of the borough’s households: 28.2% in purpose-built blocks and 8.8% in converted or shared houses. Another 26.6% live in terraces, 25.0% in semis and 8.3% in detached houses.

Twickenham shows how much that varies inside one district. In Twickenham Riverside ward 36.9% of households rent privately and 59.7% live in flats; in West Twickenham the figures are 18.6% and 25.9%. A tenancy ending near the river is more likely to be a flat, and one in West Twickenham more likely to be a house with a staircase and landing to clean. The Twickenham page covers the district.

An end of tenancy clean covers what the check-in inventory lists

An end of tenancy clean covers the whole of an empty let, room by room, against the inventory taken when the tenancy began.

In the kitchen that means the cupboards inside and out, the hob and cooker hood, the tiles behind the cooker and the sink, then the fridge and freezer once defrosted. In the bathroom it means scale on the taps and the shower screen, then the bath, toilet, grout and mirror. Each room gets its skirting, doors, switches, radiators and the inside of the windows before the floor, and a house adds the stairs, banister and landings.

We bring the equipment and the products, and you leave the water and electricity on. The oven (£31, or £62 for a double or a range) and the carpets (£29 a bedroom, £36 a living room) can go on the same booking. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. The London-wide scope is on our end of tenancy cleaning page.

Rugby days at Twickenham in November 2026

When Twickenham Stadium expects 25,000 people or more, the one-day Event Zone (Zone R) runs from 11am to 11pm, and it spreads over a large number of roads when more than 30,000 are expected. Rugby Road, Whitton Road and London Road may close for about an hour and a half to two hours either side of the game. The council’s 2026 timetable has four dates, each expecting about 82,000:

  • Sunday 8 November: England v Australia
  • Saturday 14 November: England v Japan
  • Saturday 21 November: England v New Zealand
  • 27 to 29 November: Nations Cup Final weekend (the figure still to be confirmed)

If your tenancy ends on one of those days and the home is near the ground, choose another date for the clean if you can. Residents and businesses inside the Event Zone can apply for free one-year permits for themselves and their visitors, and permit holders in the Heatham, Cole Park and Whitton zones need no extra permit on event days. The council’s event day page has the roads.

Visitor permits for a full cleaning day

Central Twickenham (Zone D) and West Twickenham (WT) are controlled Monday to Saturday, 8.30am to 6.30pm, which takes in a whole cleaning day. Residents in a controlled zone can buy visitor permits at the same prices as the council’s trader permits: a book of ten scratchcards is £17.65 in most zones and twice that in Richmond Town and Richmond Hill, or there are pay-as-you-go sessions. Residents over 60 get a 50% discount.

Licensing on Richmond lets

Richmond’s HMO pages describe a licence as needed where five or more occupiers from two or more households share a property, and planning permission for an HMO of seven or more people. No additional or selective licensing scheme is described on those pages.

Furniture out first: the bulky collection

The council’s bulky item collection is £85 for up to five items, and its crews take nothing from basements, underground areas or down steps. They will not contact porters or concierges either, so in a block everything must already be at the bin shed or the communal collection point. Residents can also book a slot at the Townmead Road reuse and recycling centre in Kew. Either way, clear the rooms before the cleaners arrive.

Booking a Richmond move-out clean

Ring 020 3734 1438 or use the form, giving the postcode, the bedrooms and the last day of the tenancy. We phone you back during opening hours (8am to 7pm, every day) to settle the date and confirm the price against the home, and a 50% deposit books it. The rest is paid once the clean is finished. Every cleaner is vetted and trained.

Richmond’s other cleaning pages

For the same address, carpet cleaning in Richmond and oven cleaning each have a page of their own. Richmond cleaning services covers weekly, fortnightly and deep cleaning.

End of tenancy cleaning beyond Richmond

Kingston, Hounslow, Wandsworth and Richmond’s other neighbours have pages at the same fixed prices, including Kingston upon Thames and Hounslow.

Questions from Richmond and Twickenham tenants

My tenancy ends on 21 November and I live near the stadium. Is that a problem?

It is a match day, England v New Zealand, so the Event Zone runs from 11am to 11pm and nearby roads may close before and after the game. Choose another day if you can, or give us the street when we ring back.

Does my landlord need a licence?

Richmond’s HMO pages describe a licence where five or more occupiers from two or more households share. For any other case, ask the council.

Will the council take furniture out of a basement flat?

No. The bulky item crews take nothing from basements or down steps, so the items must be up at street level or in the bin store first.

Do you cover Kew and Teddington?

Yes, the whole borough at the same prices: TW1 and TW2 around Twickenham, then TW9 to TW12, SW13 and SW14.

Can the oven and carpets be done the same day?

Yes, as add-ons to the move-out clean. Stairs, landings and rugs are priced on the Richmond carpet cleaning page.

Ring 020 3734 1438 with the last day of your Richmond tenancy.
