A third of Ealing households (34.0%) rented privately at the 2021 Census, and end of tenancy cleaning here starts at £156 for a studio. A two-bedroom home is £243, agreed before the day.

The price follows the bedroom count. What changes from one home to the next is the work inside that price: a staircase, a shared kitchen, a bathroom furred with scale. The table sets Ealing’s main home types side by side.

Ealing home types against the move-out price

HomeShare of Ealing households, 2021What it adds to the cleanPrice
Flat in a purpose-built block34.5%The clean starts at your front door; the lift and the communal stairs belong to the building£156 studio, £207 one bedroom, £243 two
Flat in a converted or shared house12.7%In a shared house each bedroom is counted and the kitchen and bathroom are done once for everyoneBy bedrooms, or by room for a shared house
Terraced house23.4%A staircase, a landing and a hall, with each tread, the banister and the spindles£339 for three bedrooms
Semi-detached house21.9%The same stairs and landing, and sometimes a fourth bedroom or a second reception room£425 for four bedrooms; an extra reception room by room

Acton tilts further towards flats. In its three wards 69.7% of households live in one (81.9% in South Acton) and just 10.9% in a terraced house, and private renting reaches 39.3%, or 45.7% in North Acton. A move-out in W3 is far more likely to be a flat than a house; the Acton cleaning page covers the district’s regular and deep cleaning.

Selective and HMO licensing on Ealing lets

Two council schemes apply to private lets in Ealing. Additional HMO licensing runs across the whole borough from 1 April 2022 to 31 March 2027, for homes shared by three or more occupiers from two or more households. Selective licensing covers single-household lets, ward by ward:

  • East Acton, Southall Broadway and Southall Green, from 1 April 2022.
  • Acton Central, Dormers Wells, Greenford Broadway, Greenford Green, Hanger Hill, Hobbayne, Lady Margaret, North Greenford, Northolt Mandeville, Northolt West End, Perivale and South Acton, from 3 January 2023 until 2 January 2028.

Those are the wards as drawn before May 2022, so a current ward name can point the wrong way. The council’s private rented properties page has a postcode checker for any street. Between 15 July and 24 September 2026 the council also consulted on licensing smaller shared houses of three or four occupiers.

Limescale at check-out in Southall and Greenford

Affinity Water’s 2025 quality reports put total hardness at 280 mg/l in its Southall zone and 305 mg/l in its Greenford and Northolt zone, each from a single sample. On Thames Water’s scale 200 to 300 mg/l is hard and anything over 300 very hard. A tenancy’s worth of that water leaves scale on the taps, the shower head and screen, the tiles and the toilet bowl. Scale is easy to see at check-out, so in those areas the cleaner gives the bathroom and the kitchen sink extra time.

An end of tenancy clean covers every room on the inventory

An end of tenancy clean is the top-to-bottom clean of a rented home once it is empty, done before the check-out so each room comes as close as cleaning can bring it to the check-in report.

  • Kitchen: every cupboard and drawer inside and out, worktops, splashback, hob, cooker hood, sink and taps, the fridge and freezer (emptied, switched off and defrosted the day before), then the floor and kickboards.
  • Bathroom: the bath or shower tray, screen, tiles and grout, toilet, basin, taps, mirror and the extractor grille.
  • Bedrooms and living room: skirting, doors and handles, light switches, radiators, window sills and the inside of the glass, wardrobes inside and out, then the floor.
  • Stairs and landing, in a house: each tread, the banister and the spindles.

The oven is an add-on at £31, or £62 for a double or a 90cm range, and carpets are £29 a bedroom and £36 the living room. We bring the equipment and the products, and the water and electricity stay on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. The scope for every size of home is on our London end of tenancy cleaning page.

Parking a cleaning team for the day

Parking in Ealing is set zone by zone, and the council keeps a separate page for each of more than 60 zones. The spread is wide. Central Ealing’s Zone A is controlled from 8.30am on six days, until 7.30pm Monday to Thursday and until 11pm on Fridays and Saturdays; Zone W near Ealing Broadway has just two one-hour windows on weekdays, 9am to 10am and 3pm to 4pm. Double yellow lines apply at all hours.

A move-out team is on site for most of the day, so in a long-hours zone the resident’s visitor permit matters. Sessions are bought on PayByPhone at £1.05 an hour or £6.20 for the day, for vehicles under 1.83 metres wide and 3 metres high, and they are valid in bays signed for permit holders. Give us the postcode when we ring back and we check the zone.

Clearing the flat before the clean

Rooms need to be empty before the cleaners start, and Ealing’s bulky items service takes up to six items for thirty pounds. Its limits catch people out. Crews do not collect on red routes (the A40 and the North Circular among them), from back gardens or off the pavement, and anything that has been in contact with mould or pests is turned away. For a car-load of smaller things, the Greenford Road reuse and recycling centre works by booked slot, allows 30 minutes a car and charges for DIY and building waste. Book the clearance for the day before.

Booking an Ealing move-out

Send the form with the postcode, the number of bedrooms and the date the keys go back, or ring 020 3734 1438 (8am to 7pm, seven days). We ring you back to fix the day and check the price against the home. A 50% deposit secures the date; the balance is due once the clean is done. Our cleaners are vetted and trained.

Ealing end of tenancy questions

How do I find out if my street is in a selective licensing ward?

Use the postcode checker on the council’s private rented properties page. The ward lists follow the boundaries from before May 2022, so a ward name on its own can mislead.

Is a shared house priced by bedrooms?

By room. We count each bedroom and add the shared kitchen, bathroom and hallway once, then confirm the total when we ring back. Any Ealing home with three or more sharers from two or more households also needs an HMO licence.

Will the council take a mouldy mattress away before the clean?

No. The bulky items service refuses anything that has touched mould or a pest infestation, so it needs another route out of the home before the cleaning day.

Is Sunday easier for parking in central Ealing?

Usually. Zone A’s published controlled hours run Monday to Saturday, though double yellow lines apply at all times. We work seven days, 8am to 7pm.

Do you clean in Southall, Greenford and Northolt?

Yes. The whole borough is covered at the same prices, from W3, W5, W7 and W13 to UB1, UB2 and UB6, along with the Ealing parts of shared postcodes such as W4 and UB5.

Ring 020 3734 1438 or send the form with the date your Ealing tenancy ends.
