Lambeth’s conservation profile for Clapham notes a large amount of mid to late 19th century housing beyond the Common; a regular cleaner for one of those homes costs £23 an hour.

Many of those houses are now flats. In the Clapham Town, Clapham Common & Abbeville and Clapham East wards 75.4% of households live in flats: 45.0% of all households in purpose-built blocks and 26.4% in converted or shared houses. Another 16.9% live in terraced houses and 6.2% in semi-detached homes. A converted house brings a shared front door and stairs inside the building, which the cleaners climb with the equipment on a deep clean.

The order of a first deep clean

Two cleaners come with the equipment and products, and you leave the water and electricity on. The kitchen and the bathroom take longest, so they start there. In the kitchen that means the inside of the cupboards (once you have emptied them), the fridge, the hob, the splashback and the grease on the extractor grille. In the bathroom the scale comes off the taps, the shower screen and the tiles: Thames Water’s guidance puts its whole supply region in the hard-water category, and the chalky deposit builds up on chrome and glass.

Then the other rooms. Dusting goes from the top down, picture rails and the tops of doors and wardrobes first, then shelves and sills, then radiators and skirting boards. Furniture that can be moved is pulled out and cleaned behind. Floors are done last, hoovered and then mopped, finishing at the door. The minimum booking is two cleaners for three hours; a larger flat or a whole house takes longer, and we agree that with you on the phone before the day.

After the deep clean, a weekly or fortnightly visit holds that level in less time: kitchen surfaces, the hob and sink, the bathroom, dusting, beds and floors, three hours at least.

Clapham prices

£23 an hour on a weekly rota and £24 on a fortnightly one, with 3 hours as the shortest visit. A deep clean costs £26 per cleaner-hour plus a single £30 for equipment and detergents, from £186. One-off jobs start at £67, and the price list has every figure. When a one-off job has no free parking nearby, we pass on the bay’s cost on the day, never above £40.

Tenants are a big part of Clapham: 37.2% of households across the three wards rent privately, against 31.4% across Lambeth. Moving out is a fixed price by size, from £156 for a studio to £425 for four bedrooms, on the Lambeth end of tenancy page. If the inventory clerk or agent marks something we cleaned, tell us within 48 hours and we return to fix it at no charge.

Carpets are cleaned by hot water extraction from £36 a bedroom, and drying takes a few hours depending on ventilation. A single oven is £77 through oven cleaning, done by hand in your kitchen.

Two councils in SW4

The SW4 district crosses the boundary between Lambeth and Wandsworth. It holds the Clapham Town, Clapham Common & Abbeville, Clapham East and Clapham Park wards on the Lambeth side and the Balham, Lavender and Northcote wards on the Wandsworth side, so the permits, vouchers and licensing that apply depend on the street. Our prices stay the same. This page covers the Lambeth side; the Lambeth borough page has the whole borough and Balham shares SW4 from Wandsworth; Brixton and Streatham have pages of their own.

On the Lambeth side the three stations sit in different parking zones. Clapham Common and Clapham High Street are in zone C, controlled Monday to Friday from 8:30am to 6:30pm (check each bay); Clapham North is in Stockwell zone S, to 5:30pm; Clapham Park is in zone L. A weekday clean near the Common therefore needs a paid bay or a permit. Lambeth sells traders’ permits, £153.41 for a book of five after the April 2025 rise, and resident visitor vouchers cannot be used for a trade.

All four Clapham wards have been in Lambeth’s phase 2 selective licensing area from 1 September 2025, and the borough-wide additional HMO licence covers shared houses of three or more people. The council’s notice ends that HMO scheme on 8 December 2026 unless it is revoked earlier.

Abbeville Road, Northbourne Road and the Common

Lambeth has two smaller conservation areas here besides the one around the Common, which was first designated in 1968. Clapham Park and Northbourne Road, designated in 1974 and last extended in 2016, is mainly 19th century suburban housing around Clapham Park Road, Northbourne Road, Park Hill and West Road. Abbeville Road, designated on 27 October 2003, is a cluster of 19th century shop parades with homes above them, built as short terraces of the same height. If your flat is over one of those shops, tell us how the cleaner gets in and how many stairs there are.

Clapham Common and Clapham North stations are on the Northern line in Zone 2, and Clapham High Street is on the Windrush line. To book, use the form or phone 020 3734 1438; ring any time. We work between 8am and 7pm every day and call back to agree the date and price; a 50% deposit holds the slot, with the rest due when the clean is finished.

Questions from Clapham

Is my Clapham street in Lambeth or Wandsworth?

SW4 alone does not say. The Clapham Town, Clapham Common & Abbeville, Clapham East and Clapham Park wards are Lambeth; the Balham, Lavender and Northcote wards in the same postcode are Wandsworth. Your council tax bill settles it, and our prices are the same on both sides.

Where does a cleaner park near Clapham Common?

Zone C is controlled on weekdays from 8:30am to 6:30pm, so a weekday visit needs a paid bay, since resident visitor vouchers cannot be used for a trade. The zone’s controlled hours do not include weekends, though individual bays can carry their own rules.

Do you clean the flats above the Abbeville Road shops?

Yes. They sit in 19th century parades with homes above, so expect stairs; tell us the floor and the way in, and the visit is priced like any other flat.

Is a Clapham let licensed?

From 1 September 2025 all four Clapham wards have been under Lambeth’s selective licensing, so a private let to one household or up to two unrelated sharers needs a licence. Shared houses of three or more people from two or more households need an HMO licence.

What does a first deep clean cost for a Clapham flat?

From £186, which is two cleaners for three hours at £26 each per hour plus £30 for equipment and detergents. A two-bed flat in a converted house may need more hours, and we agree them when we ring back.

Tell us your Clapham street and the size of the home, and we will ring back with the price.
