Grandparents and a small boy laughing on the sofa of a 1930s semi-detached house

In Sutton South ward, 79.7 per cent of households live in flats and 43.5 per cent rent privately. End of tenancy cleaning in Sutton starts at £156 for a studio, with prices fixed by bedrooms.

Renting in Sutton now

Sutton South is the exception in a borough of owners. Across Sutton as a whole, only 20.3 per cent of households rented privately in 2021, against 36.3 per cent in Wandsworth, 29.1 in Merton and 27.3 in Kingston. Most households own their home (64.4 per cent), and 14.2 per cent rent from a social landlord.

Two wards show the range. Sutton South, one of the four town wards, is a ward of flats and private tenants. St Helier East is a ward of terraced houses: 62.2 per cent of households live in one, 39.6 per cent rent from a social landlord and only 11.4 per cent rent privately. A move-out in Sutton South is most likely a flat; in St Helier East it is more likely a house with a staircase and a landing to clean. The bedroom count sets the price in both.

HMO licensing across the borough

Sutton has mandatory HMO licensing and a borough-wide Additional Licensing Scheme, which the council says is now fully live after its lead-in period. In practice that means an HMO below the five-person mandatory threshold needs a licence wherever it is in the borough. The council’s HMO licensing page sets out who must apply.

A shared house is priced room by room for its move-out clean. Each let bedroom is counted, and the kitchen, bathroom and hall the sharers use are cleaned once, to the standard of the house’s own inventory.

An end of tenancy clean leaves the home as the inventory found it

An end of tenancy clean is a top-to-bottom clean of an empty rented home, timed between moving out and the check-out, so that each room matches its entry on the check-in inventory.

The kitchen takes the most work. The cleaners wash out every cupboard and drawer, degrease the hob, splashback and extractor, clean the sink and taps, and do the fridge and freezer once you have emptied and defrosted them. In the bathroom the bath, basin, shower and toilet are cleaned and descaled, and the grout, sealant, mirror and extractor grille get a scrub or a wipe. Every other room gets its skirting, doors, switches, sockets and radiators wiped, wardrobes cleaned inside, windows and sills done on the inside and floors vacuumed and mopped.

Sutton town’s water comes from SES Water, which has a statutory duty dating from 1862 to partially soften its groundwater and aims for 80 mg/l of calcium. The taps, shower head and screen are descaled all the same, because the clerk looks at them.

We bring the equipment and products, and you keep the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

End of tenancy prices in Sutton

A studio costs £156 and a one-bedroom home £207. For two bedrooms the price is £243, for three £339 and for four £425. Larger or unusual layouts are priced by the room when we ring back. With the clean, an oven is £31 (single or single wide) or £62 (double or 90cm range), and carpets are £29 a bedroom and £36 for the living room. An oven booked without a move-out is on the Sutton oven cleaning page, and everything else is on our price list.

On a street with no free parking, the bay is charged at what it costs on the day, never more than £40.

Parking in Sutton’s controlled zones

Controlled parking covers only part of Sutton. The council’s list of zones names Belmont, Sutton Town Centre, Wellington Avenue, Longfellow and Park Lane (Cheam), and the Collingwood Estate scheme runs separately with its own permits. A town-centre flat is the likeliest move-out to sit inside one, so give us the street name and the nearest sign when we ring back.

Getting rid of furniture the tenant left

The floors need to be clear before the cleaners start. Sutton charges £49 for a bulky collection of one to three items and £81.80 for four to six, the most one booking can take, and items must be outside by 6am. The council says it cannot collect from inside blocks of flats, back gardens, garages or sheds, so a flat puts its items next to the bin store. Book the collection for a day or two before the clean.

Booking the move-out clean

Send the form or ring 020 3734 1438 with the postcode, the number of bedrooms and the date you hand back the keys. We ring you back to fix the date and confirm the price against the home itself. A 50% deposit secures the date and the rest is paid once the clean is done. We take bookings 8am to 7pm, seven days a week, and you can ring any time. The London end of tenancy cleaning page explains the check-out in more detail.

Questions about end of tenancy cleaning in Sutton

Does a shared house in Sutton need a licence?

If it is an HMO, it very likely does. Mandatory licensing covers five or more sharers, and Sutton’s borough-wide additional scheme covers smaller HMOs anywhere in the borough. The council’s HMO page explains who must apply.

Can the council collect furniture from inside my flat?

No. Sutton does not collect from inside blocks of flats, so the items go next to the bin store by 6am on the collection day. One to three items cost £49.

Is my street in a controlled parking zone?

Only if it is in one of the zones on the council’s list: Belmont, Sutton Town Centre, Wellington Avenue, Longfellow or Park Lane (Cheam), or on the Collingwood Estate with its own scheme. Tell us the street and we will check the signs with you.

Which day should I book?

The day after you move out and before the check-out. The home needs to be empty, with the water and electricity still on.

Do I need to buy cleaning products?

No. For an end of tenancy clean we bring the equipment and the products; you only need to leave the water and electricity on.

Ring 020 3734 1438 with the postcode and the date you hand back the keys.
