Croydon brought in selective licensing for 14 wards and additional HMO licensing borough-wide on 25 September 2026. End of tenancy cleaning in Croydon starts at £156 for a studio.

End of tenancy prices in Croydon

Each size has one fixed price: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. The three-bed price assumes a house with a through lounge, a separate WC and a flight of stairs, and the four-bed adds a second bathroom. A home that fits none of these is priced room by room when we ring back.

The oven is £31 on top (£62 for a double or a 90cm range), and carpets £29 a bedroom or £36 for a living room. The price list has every service on one page. If there is no free parking near the property, the cost of a bay that day is added, never more than £40.

Croydon homes, from tower flats to detached houses

Across the borough, 39.8% of households lived in flats in 2021: 29.0% in purpose-built blocks and 8.5% in converted or shared houses. Semi-detached houses were 24.7%, terraces 23.3% and detached homes 12.2%. Private renting stood at 25.8%, social renting at 17.9% (9.7% from the council and 8.2% from other landlords) and ownership at 54.7%, so move-outs come from tenants of every kind.

Those borough figures hide two very different places. Fairfield, the town centre ward, is 85.9% flats, and 57.9% of its households rent privately. Old Coulsdon, in the far south, is 12.1% flats and 32.6% detached houses, with 78.1% of households owner-occupied. A Fairfield studio is £156; a four-bed detached house in Old Coulsdon is £425, with two bathrooms and the stairs already in the price.

Some of those flats are in towers. Saffron Square, by Berkeley Homes, has a 43-storey purple-clad tower and five podium blocks around a plaza, roughly midway between East and West Croydon stations on Wellesley Road. If your building has a concierge, a lift booking system or a loading bay, tell us when you book.

An end of tenancy clean covers each room like this

Kitchen

Inside and outside every cupboard and drawer, the worktops, splashback and tiles, the sink and taps, the hob top and the outside of the fridge, freezer, washing machine and oven. If the fridge or freezer is staying, switch it off and leave it to defrost beforehand so the inside can be done.

Bathroom and WC

Bath, shower, basin and toilet, the screen, tiles, grout and mirror, plus the extractor grille. Thames Water’s 2025 report for its Croydon West Lower zone, which serves CR9 1PD in Fairfield, averages 281 mg/l of calcium carbonate, so in central Croydon the limescale on taps and glass gets extra time.

Bedrooms and living rooms

Skirting boards, doors and frames, handles, light switches and sockets, radiators, window sills and the inside of the glass, plus the inside of any fitted wardrobes.

Halls, stairs and floors

Banisters, the front door and the stairs in a house, then every floor vacuumed and mopped, finishing at the door you leave by.

We bring the equipment and the products; you keep the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Add-ons: oven, carpets and leftover furniture

Check what the inventory says about the oven and the carpets before you book. The oven add-on is £31 with the clean; booked on its own through oven cleaning in Croydon it is priced by the cooker. Carpets added to the clean are £29 a bedroom, and stairs or rugs can be booked through the carpet page linked below.

Furniture left behind has to go before the clean. Croydon’s bulky waste collection takes a maximum of six items, with four to six costing £65.30; it collects only what was booked and paid for, and upholstered or foam items come on a separate visit the same day.

Booking a Croydon move-out clean

Send the form or ring 020 3734 1438. We ring back to agree the day and confirm the price for the home, and a 50% deposit secures the date; the rest is paid once the clean is done. We work 8am to 7pm, seven days a week.

Croydon shows the controlled hours on large signs as you enter each zone, so check the sign where your zone begins and tell us what it says. The end of tenancy cleaning page covers deposits and the check-out in more depth, and cleaning services in Croydon lists the regular and deep cleaning we do in the borough.

Questions about end of tenancy cleaning in Croydon

Does the new selective licence apply to my let?

It applies to homes let to a single household, a single tenant or two sharers in 14 wards: Addiscombe East, Addiscombe West, Bensham Manor, Broad Green, Fairfield, Norbury and Pollards Hill, Norbury Park, Selhurst, South Croydon, South Norwood, Thornton Heath, Waddon, West Thornton and Woodside. Licences last up to five years. Houses shared by three or four people from two or more households need the borough-wide additional HMO licence instead.

How much is a two-bed flat in central Croydon?

£243, the same as anywhere else in the borough. Add the oven at £31 if the inventory lists it as clean.

Can I get a visitor permit for the team?

If you live in a controlled zone, visitor day permits are applied for through MyRingGo, with one per household.

Are parking charges in force on bank holidays?

On most of them, yes. Croydon does not charge on Easter Sunday, Christmas Day, Boxing Day or New Year’s Day.

Do you cover the south of the borough too?

Yes, from Fairfield to Old Coulsdon at the same prices. In Old Coulsdon a third of homes are detached, and the four-bed price already includes two bathrooms and a flight of stairs.

Ring 020 3734 1438 or send the form with your Croydon postcode and the number of bedrooms.
