Over a third of Wandsworth households (36.3 per cent at the 2021 Census) rent privately. End of tenancy cleaning here starts at £156 for a studio and is priced by the number of bedrooms.

That is a higher renting share than Merton (29.1 per cent), Kingston (27.3) or Sutton (20.3).

The homes tenants hand back in Wandsworth

Wandsworth is a borough of flats. In 2021, 68.5 per cent of households lived in one and only 22.2 per cent in a terraced house. The flats are of two very different kinds, and the ward figures show where each kind is.

WardHomesRenting privately
Nine Elms98.5% flats, 97.6% in purpose-built blocks58.4%
Lavender (around Lavender Hill)43.3% in flats inside converted or shared houses46.6%
Tooting Broadway67.9% flats, 27.8% in converted houses46.3%
East Putney74.4% flats42.2%
Tooting Bec47.3% terraced houses37.0%

All figures are Census 2021 (Nomis). Across the six Battersea wards, 82.7 per cent of households are in flats and the two ends of Battersea are very different places to clean. A Nine Elms flat is in a new block in the regeneration area, where the council lists Battersea Power Station, Battersea Exchange and Nine Elms Park among the main sites. A Lavender Hill flat is more often one floor of a converted house, with a shared front door and a common stair. The price for both follows the bedroom count; only the carrying changes.

Houses matter more in Tooting Bec, the most house-led ward on the table. In Putney, the East Putney ward rents far more than West Putney (42.2 per cent against 28.9).

An end of tenancy clean returns each room to the inventory

An end of tenancy clean is one visit to the empty home, after the last boxes leave and before the check-out, that brings every room back to the condition the check-in inventory describes. In a Wandsworth flat or house the cleaners work through this list:

  • Kitchen: inside each cupboard and drawer, the hob and splashback, the extractor filter, the sink and taps, and the fridge and freezer once you have emptied and defrosted them.
  • Bathroom: scale off the taps, shower head, screen and toilet; grout and sealant scrubbed; the mirror, cabinet and extractor grille wiped.
  • Bedrooms and living room: skirting, doors and frames, switches, sockets and radiators; wardrobes inside; windows, sills and frames on the inside; floors vacuumed and mopped.
  • Hall and stairs: banisters and handrails, the stair carpet vacuumed, the entryphone handset and the meter cupboard door wiped.

Bathrooms take longer here because of the water. Thames Water’s 2025 sampling put mean hardness across the borough’s supply zones at 252 to 268 mg/l as calcium carbonate, from Putney Heath at the low end to Balham and Battersea South at the top, and the company’s own scale counts 200 to 300 as hard.

We bring the equipment and the products, and you keep the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Trade permits for a day-long clean

Parking rules in Wandsworth change from one street to the next. On Putney High Street control runs Monday to Saturday, 8.30am to 6.30pm, at £4.30 an hour with a one or two hour limit. On Upper Richmond Road in zone A3 it is Monday to Friday, 9.30am to 4.30pm, at £3.70 an hour for up to four hours. A team that is there most of the day cannot use a two-hour bay.

The council’s route for visiting trades is the trade permit: a daily permit, a weekly scratch card (five or six days, depending on whether the zone runs Monday to Friday or Monday to Saturday) or a virtual permit bought online. Each one covers one vehicle in one sub-zone and should be bought before the work starts. Trade permits are not valid in pay-and-display-only bays, business bays, off-street car parks, private road schemes or housing estates, and they work only in the zone they were issued for. When we ring back, give us the zone code from the nearest sign.

Landlord licensing in Wandsworth

Wandsworth licenses rented homes in layers. Additional licensing has covered the whole borough since 1 July 2025, so smaller shared homes, such as an HMO let to up to four people who share a kitchen or bathroom, now need a licence alongside the national mandatory licence for larger HMOs. Selective licensing, for ordinary single-household lets, began the same day in Furzedown, South Balham, Tooting Bec and Tooting Broadway wards.

A second selective designation took in East Putney, West Putney and Northcote on 1 April 2026 and runs to 31 March 2031. The council’s notice warns of financial penalties of up to £30,000 for unlicensed lets, and its property licence check shows whether an address is covered.

For the clean itself, a licensed shared house is priced room by room: every let bedroom, plus the kitchen, bathroom and hall the tenants share.

Clearing furniture before the cleaners arrive

Skirting boards and carpets can only be cleaned where the floor is clear, so anything the last tenant left should go first. Wandsworth runs free Mega Skip Days for residents about twice a month. Each resident can bring up to six items (a bag, a sofa or a mattress counts as one) with proof of address, from 9am until noon or until the skip is full. Cardboard, paint, plasterboard, rubble and hazardous waste are turned away, so flat-pack boxes need the recycling bin instead.

Booking a move-out clean in Wandsworth

Send the booking form or ring 020 3734 1438 with the postcode, the bedroom count and the check-out date. We ring back to agree the day and confirm the price against the home. A 50% deposit holds the date, and the rest is due once the clean is done. Lines are open 8am to 7pm, seven days a week.

The day after you move out and before the clerk’s visit suits the job best, because the home is empty and nobody walks over a finished floor. Our end of tenancy cleaning page for London sets out the scope in more detail.

Other cleaning for Wandsworth homes

For the same address, carpet cleaning in Wandsworth and oven cleaning each have a page of their own. Cleaning services in Wandsworth covers weekly and deep cleans for people who are staying put.

End of tenancy cleaning in nearby boroughs

SW17 crosses into Merton, which runs its own selective licensing in Graveney ward from 24 September 2023 to 23 September 2028, so a Tooting address on the Merton side follows Merton’s rules. The boroughs next door have their own pages below.

Questions about end of tenancy cleaning in Wandsworth

Is my rented flat in a selective licensing ward?

Selective licensing covers Furzedown, South Balham, Tooting Bec and Tooting Broadway from 1 July 2025, and East Putney, West Putney and Northcote from 1 April 2026. The six Battersea wards (Battersea Park, Nine Elms, Shaftesbury & Queenstown, Lavender, Falconbrook and St Mary’s) are in neither designation, though the borough-wide additional HMO licence applies there as everywhere else. The council’s licence check confirms a single address.

Our address is SW12. Is it Wandsworth or Lambeth?

It can be either. SW12 takes in the Wandsworth wards of Balham, South Balham, Northcote and Trinity and Lambeth wards such as Clapham Park and Clapham Common & Abbeville, so licensing and parking follow whichever council the street belongs to. The clean is priced the same on both sides.

Can the cleaners use a trade permit on a housing estate?

No. Wandsworth’s trade permits are not valid on housing estates or private road schemes, and residents’ visitor permits are not valid there either. If the flat is on an estate, say so when we ring back, so we can sort out where the vehicle goes before the day.

Is the oven included in the price?

It is an add-on booked with the clean: £31 for a single oven or £62 for a double or a 90cm range. It is done on the same visit, so the clerk opens a finished oven.

Should the electricity stay on?

Yes, and the water too. The cleaners need hot water, sockets for the vacuum and working lights, so leave a prepayment meter topped up until they have gone.

Ring 020 3734 1438 with the check-out date and the number of bedrooms.
