Terraced houses are Merton’s commonest home, at 35.7 per cent of households in 2021. End of tenancy cleaning in Merton starts at £156 and follows the clerk’s check-out route, room by room.
Private renting is 29.1 per cent of households across the borough, and higher where there are more flats: 33.9 per cent across the five Wimbledon wards and 41.2 per cent in Colliers Wood.
An end of tenancy clean is judged against the check-in inventory
An end of tenancy clean is the last clean of a rented home before it is handed back, done with the rooms empty so each one can be matched to what the check-in inventory recorded. The clerk walks a route, and the cleaners work the same route ahead of them.
Front door, hall and stairs
The clerk starts where the tenant came in: the door, the light switches, the skirting and the stair. In a terraced house the stair and landing belong to the let, so the banisters and spindles are wiped, the landing skirting is cleaned and the stair carpet is vacuumed edge to edge.
Kitchen
The kitchen gets the longest look. The clerk opens the oven, the fridge and the cupboards in turn, so the cleaners do the inside of every cupboard and drawer, degrease the hob, the splashback and the extractor, clean the sink and taps, and wash out the fridge and freezer once you have emptied and defrosted them.
Bathroom
Merton’s water is hard, and the clerk checks the taps and the shower screen for scale. Thames Water’s 2025 sampling gave a mean of 262 mg/l as calcium carbonate in its Merton and Wimbledon zones, 260 in Mitcham and 254 in New Malden; on Thames Water’s own scale, 200 to 300 counts as hard. The taps, shower head, screen and toilet are descaled, and the grout, sealant, mirror and extractor grille are cleaned.
Bedrooms and living room
Skirting, doors, switches, sockets and radiators are wiped, wardrobes are cleaned inside, the windows, sills and frames are done on the inside, and every floor is vacuumed and then mopped where it is hard.
We bring the equipment and the products; you keep the water and electricity on. Some SM4 homes are on SES Water, and Merton Council warned of low pressure and an intermittent supply there in December 2024 after a fault at SES Water’s Cheam treatment works, so ring us before the day if your water is off. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
A Colliers Wood flat compared with a Graveney terrace
Colliers Wood is 61.3 per cent flats, while Graveney is 48.3 per cent terraced houses, and the two show how a Merton move-out can differ. A two-bedroom flat and a two-bedroom terrace cost the same £243, because the price follows the bedrooms. The terrace takes the team longer on the day, with a flight of stairs and a landing to clean, and if it has a second reception room that room is priced on top when we ring back.
End of tenancy prices in Merton
Studios are £156 and one-bedroom homes £207. Two bedrooms cost £243, three £339 and four £425; any other layout is priced room by room. The oven is added at £31 for a single or £62 for a double or 90cm range, and carpets at £29 a bedroom or £36 for the living room. All our services and their prices are on the price list.
Where there is no free parking on the street, we add the cost of a bay on the day, never more than £40.

Landlord licensing as Merton’s council lists it
Merton’s licensing page lists three schemes. Mandatory HMO licensing covers homes shared by five or more people from more than one household. Additional HMO licensing covers three or four people from more than one household in Colliers Wood, Cricket Green, Figge’s Marsh, Graveney, Lavender Fields, Longthornton and Pollards Hill wards. Selective licensing covers single-household lets in Figge’s Marsh, Graveney, Longthornton and Pollards Hill.
The council’s public notice says the selective designation came into force on 24 September 2023 and ceases on 23 September 2028 unless it is revoked earlier, and it warns of civil penalties of up to £30,000. Schemes can change, so check the council’s licensing page for the address before the next let.
Parking for a full-day clean in Merton
A Merton trade permit is a virtual e-permit that lets one vehicle park in the designated bays of any controlled zone in the borough. The applicant uploads a covering letter with a contract, planning papers or an invoice for the property, dated within six months, and the council’s page lists £52.50 for seven days.
Late June and early July need more care. For the 2026 Championships (29 June to 12 July), Merton banned parking from 8.30am to 11.30pm daily on red roads such as Church Road, Bathgate Road, Cannizaro Road and Parkside, made other roads permit-holder-only from 8.30am to 8.30pm and said bays in some Wimbledon zones could be suspended. If your tenancy ends in that fortnight and the home is on or near one of those roads, tell us early so the day can be planned around them.
Clearing furniture before the clean
Since 1 June 2026 every Merton household can book one free bulky waste collection of up to three items a year. Further collections cost £39.75 for up to three items and £66 for four to six. Bookings are for weekdays only, up to 60 days ahead, and upholstered items are collected in two stages, so book early enough for everything to be gone before the cleaners arrive and the floors are clear.

Questions about end of tenancy cleaning in Merton
Does my Merton let need a licence?
It depends on the ward and on who lives there. The council’s page lists mandatory licensing for five or more sharers, additional licensing for three or four sharers in seven wards and selective licensing for single-household lets in four of them. The council decides each case, so check its licensing page for your address.
We move out during the Wimbledon Championships. Will that cause a problem?
Near the event roads it can. In 2026 the restrictions ran from 29 June to 12 July, with no parking on red roads such as Church Road from 8.30am to 11.30pm. Book early and give us the road name, so we can plan where the vehicle goes.
How do the cleaners park for a full day?
A visiting team can use a Merton trade e-permit, which is valid in the designated bays of any zone in the borough, or a pay bay. Tell us the zone code on the nearest sign when we ring back.
Is the oven part of the fixed price?
No, it is an add-on: £31 for a single or £62 for a double or a 90cm range, cleaned on the same visit so the clerk finds it done.
Can the carpets be cleaned on the same day?
Yes, at £29 a bedroom and £36 for the living room when they are added to the clean. A carpet clean on its own is priced on the Merton carpet cleaning page.
