Kingston homes, and what each adds on the day
| Home | Kingston households, 2021 | What takes the time |
|---|---|---|
| Semi-detached house | 31.7% | A staircase and a landing on top of the rooms |
| Flat in a purpose-built block | 29.8% | Everything on one level; the equipment comes up by lift or stair |
| Terraced house | 17.2% | The stairs and landing, plus a back room if there is one |
| Detached house | 12.6% | Stairs, landings and any reception room beyond the first, which is priced by the room |
| Flat in a converted house or other building | 8.5% | A shared front door and stair, so the equipment goes up in stages |
The shares come from the 2021 Census (Nomis). In every row the price follows the bedroom count, so a three-bedroom flat and a three-bedroom semi both cost £339. The semi takes the team longer, because there is a staircase and a landing to clean and the rooms are usually on two floors.
HMO licensing in Kingston
Kingston’s HMO page asks for a licence only where a property has five or more people, forming two or more households, who share facilities. Purpose-built blocks of more than three flats do not need one. Smaller HMOs must still meet fire and amenity standards, and the page mentions no additional or selective licensing scheme. The council’s HMO page has the detail.
For the move-out, a shared house is priced room by room: each let bedroom, then the shared kitchen, bathroom and hall once.
Postcodes that cross the borough line
Several Kingston postcodes reach into other boroughs. KT1 and KT2 also cover three Richmond wards: Hampton Wick & South Teddington; Teddington; and Ham, Petersham & Richmond Riverside. KT6 takes in Elmbridge’s Long Ditton. For a landlord that can change which council licenses the home; for the cleaning team it changes whose parking rules apply. The price for the clean stays the same.
Parking with Kingston visitor vouchers
Paying to park on a Kingston street is done with the RingGo app or at a PayPoint. For a full day, a visitor voucher is the simplest cover for the team’s vehicle: 67p for 1 hour, £1.80 for 6 hours or £3.60 for 24 hours, bought in a minimum of 10 sessions and up to 200 sessions a year per household. Vouchers can be bought without a resident permit, though they are not available in every CPZ or permit parking area. Kingston’s contractor permit is for households having building work that will last over three weeks, so it does not apply to a one-day clean.
An end of tenancy clean covers every room the tenant used
An end of tenancy clean is the full clean of an empty home at the end of a let, done so the check-out matches the check-in inventory and nothing comes off the deposit for cleaning. The kitchen comes first: cupboards and drawers washed out, the hob, splashback and extractor degreased, the sink and taps polished, and the fridge and freezer cleaned once you have emptied and defrosted them. The bathroom follows, with the bath or shower, the basin and the toilet cleaned and descaled and the tiles, grout and sealant scrubbed. Then each bedroom and the living room: skirting, doors, sockets, switches and radiators, the insides of wardrobes, the windows, sills and frames on the inside, and the floors.
Kingston’s water is hard. Thames Water’s 2025 sampling gave mean total hardness of 259 mg/l as calcium carbonate in Kingston North, 251 in Kingston South and 257 in Berrylands & Long Ditton, all inside the 200 to 300 band its own scale calls hard, so descaling the taps and shower screen is a normal part of a bathroom clean here.
The cleaners arrive with their own equipment and products; the water and electricity need to stay on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

Questions about end of tenancy cleaning in Kingston
Does my shared house in Kingston need a licence?
Only if five or more people from two or more households share it, according to the council’s HMO page. A smaller HMO still has to meet fire and amenity standards.
My address is KT6. Which council is it?
Usually Kingston: KT6 covers Surbiton Hill, St Mark’s & Seething Wells, Alexandra, Tolworth and other Kingston wards. It also takes in Long Ditton, which is in Elmbridge, so check the council before relying on Kingston’s licensing or parking rules.
How does the team’s vehicle park?
On a Kingston visitor voucher where your zone offers them, or in a pay bay through RingGo or PayPoint. A 6-hour voucher is £1.80, so it helps to have a few ready.
Are carpets included in the clean?
They are vacuumed as standard. A full carpet clean by hot water extraction is an add-on at £29 a bedroom and £36 for the living room.
When should I book?
As soon as the check-out date is fixed. The best day is the one after you move out, while the home is empty and the water and electricity are still on.
Ring 020 3734 1438 with the check-out date and the bedroom count.
