Sutton town’s water comes from SES Water, which has a legal duty to partly soften it, and a weekly cleaner for a Sutton home costs £23 an hour.
A weekly clean in a Sutton home, start to finish
The first visit begins with a walk round. You show the cleaner the rooms, where the hoover, mop and products are kept and anything to leave alone, and from then on the cleaner follows the same order each week.
In a house, upstairs comes first. The bathroom gets the bath or shower, basin, toilet, tiles, mirror and floor, and the bedrooms are dusted, the beds made and the carpets hoovered. Downstairs the cleaner does the living room and then the kitchen, wiping the worktops, hob, splashback, sink and taps and the fronts of the units before mopping the floor. Bins and recycling go out on the way to the door. Three hours suits a two-bedroom house kept in regular order; a bigger house can split the bedrooms over alternate weeks.
Limescale still forms here, but SES Water measures it differently from Thames Water. It quotes hardness as milligrams of calcium per litre (not calcium carbonate), aims for 80, and says over 80 per cent of its customers receive partially softened water, under a duty that goes back to 1862 and a 1903 Sutton Act. Its website gives the figure for your postcode.
A deep clean follows the same route with two or more cleaners and more time: inside the cupboards and drawers you have emptied, the fridge, skirting boards, door frames and tops, radiators, grout and the floor behind whatever can be moved. The team brings the equipment and detergents, and you leave the water and power on. See deep cleaning for the full list and domestic cleaning for how a weekly rota is set up.

Sutton cleaning prices
A weekly cleaner is £23 an hour and a fortnightly one £24, for three hours or more a visit, so a weekly booking starts at £69. Deep cleaning costs £26 per cleaner-hour, plus £30 once for equipment and detergents; the smallest job, two cleaners for three hours, is £186. One-off work starts at £67. Moving out costs £156 for a studio up to £425 for four bedrooms, and the price list has the rest. If there is no free parking near you, we add what a bay costs on the day, up to £40.
Owners, flats and controlled parking in the borough
Sutton is a borough of owners. At the 2021 Census 64.4 per cent of households owned their home and 20.3 per cent rented privately, lower than Wandsworth (36.3), Merton (29.1) or Kingston (27.3). Semi-detached houses make up 27.9 per cent of homes, terraces 24.5 and detached houses 10.5, against 37.1 per cent in flats.
The town is the exception. In the four town wards (Sutton Central, North, South and West and East Cheam) 58.6 per cent of households live in flats, 50.7 per cent in purpose-built blocks, and Sutton South is 79.7 per cent flats with 43.5 per cent renting privately. Sutton North is 70.4 per cent owner-occupied. St Helier East is the other extreme: 62.2 per cent of households in terraced houses, 39.6 per cent renting from a social landlord and only 11.4 per cent from a private one.
Controlled parking is limited. The council’s list names Belmont, Sutton Town Centre, Wellington Avenue, Longfellow and Park Lane (Cheam), with the Collingwood Estate run separately on its own permits. Inside a CPZ each household gets 50 free visitor voucher hours a year, and from 1 October 2026 those vouchers are virtual and managed in an online account. The council’s trader permit lasts two hours at most, in resident, shared use or permit parking bays only, so it suits a short visit better than a full deep clean.
For tenants leaving, end of tenancy cleaning in Sutton is priced by size, and if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. Carpet cleaning uses hot water extraction (£61 for a through lounge) and rugs are done where they lie; oven cleaning is £77 for a single oven, cleaned by hand in your kitchen and ready that evening.

Questions about cleaning in Sutton
Who supplies the water in Sutton, and is it hard?
SES Water, from its Cheam treatment works, which serves about 100,000 customers in Sutton, Cheam, Ewell, Belmont, Stoneleigh and parts of Epsom. The supply is partially softened, and SES quotes hardness in mg/l of calcium, so its figures do not line up with Thames Water’s. An unplanned shutdown at Cheam in December 2024 nearly cut supply to all of those customers; if your water is off on the day of a clean, ring us and we will move it.
Can a cleaner use my visitor vouchers?
Yes, if you live in one of the CPZs. Each household has 50 free hours a year, which expire after 12 months, and more can be bought in blocks of 50 or 100 hours (the 100-hour block is £71). From 1 October 2026 the vouchers are virtual.
Do I need a licence to let my house to sharers?
If it is an HMO, yes, anywhere in the borough. Sutton has mandatory HMO licensing for five or more people and a borough-wide Additional Licensing Scheme for smaller HMOs, which the council says is now fully live.
Will the council collect furniture from my flat before a clean?
Not from inside. Sutton’s bulky collection costs £49 for one to three items and £81.80 for four to six, the items must be out by 6am, and the crews do not collect from inside blocks of flats, back gardens, garages or sheds, so put them next to the bin store.
Do you clean in Cheam and Belmont?
Yes. Both are in the borough, and Belmont and Park Lane in Cheam are among the few controlled parking zones, so tell us your street when we ring back.
Tell us the postcode and the size of the house, and we will ring back with a date.
