A Becontree house, one of the London County Council’s two-storey terraces of 1921 to the mid-1930s, has stairs and a landing to price. Carpet cleaning in Barking and Dagenham starts at £36 a bedroom.

Every carpet is cleaned by hot water extraction and priced by the room. Rugs are cleaned where they lie and never taken away. Drying usually takes a few hours and depends on how well the room is ventilated.

Carpet prices for the borough’s main home types

The 2021 Census splits the borough’s households as below. Each home is priced by its rooms, so the table shows which price lines usually apply.

Flat in a purpose-built block27.7%Bedrooms and living room, hallway £22, usually no stairs

A two-bedroom terraced house with carpet throughout comes to two bedrooms, the living room, one flight and the landing. The same two bedrooms in a Barking flat drop the flight and the landing and may add a hallway. One-off work starts at £67, and the full room list is on the London price list.

On a street with paid parking only, the day’s cost is added to the bill, never more than £40.

Barking flats and Dagenham terraces

The split is sharp from ward to ward. Abbey, the ward around Barking Town Hall, is 73.4% flats, Gascoigne 70.9% and Northbury 63.9%. In Parsloes and Valence flats make up only about 14%, and terraced houses 54% to 58%.

Becontree’s houses were built to one uniform neo-Georgian pattern, small homes with gardens at about twelve to the acre, so one house’s price lines are a fair guide to the next one’s. The cleaner works the stairs from the landing down, so nobody has to walk on a damp flight to leave.

At Barking Riverside, on the site of the old Barking Power Station, up to 20,000 homes are planned, and the Suffragette line now runs there from Barking. For a flat on one level, there or in central Barking, the price is the rooms and the hallway.

The borough’s older estates are a large part of its housing. Thames View was built between 1954 and 1960 on reclaimed former marshland, and social renting is 44.5% of households there, 42.1% in Gascoigne and 40.5% in Heath, against 31.5% borough-wide. A carpet in a council or housing association home is priced exactly like any other.

The carpet clean in a Barking and Dagenham home

The cleaner vacuums first to lift grit from the pile, treats marks and the worn lanes by doors, then cleans each carpet by hot water extraction: hot water with a cleaning solution goes into the pile and is pulled back out, dirt and all. The machine needs water and power, so keep both on.

Clear small things off the floor before the cleaner arrives; heavy furniture stays put and is cleaned around. A rug on a wood or laminate floor is cleaned on the spot, with the floor protected, at £35 up to 3 square metres or £51 above. Afterwards, open a window and keep the heating low on a cold day, since airflow decides how quickly the pile dries. The London carpet cleaning page goes further into stain treatment and drying.

Helping the carpet dry

How fast a carpet dries comes down to moving air. In a Becontree house with a garden, open the back door and the upstairs windows together to draw air through both floors. With windows on one side only, as in many flats, run a fan or the kitchen extractor. Keep the heating on low on a cold day and leave the internal doors open.

Carpets between lets, under the licensing schemes

Since 6 April 2025 the council’s selective licensing scheme has covered most of the borough’s privately rented homes, and the council says homes needing a licence are inspected before one is issued. Each rented flat in a purpose-built block of three or more needs a licence of its own, and shared houses with three or four people from two or more households come under additional HMO licensing, borough-wide from 9 January 2025.

For a landlord, the gap between tenants is the easiest time to clean carpets: the rooms are empty, nothing has to be moved, and the pile can dry with the windows open. If you are booking the full move-out clean as well, the carpets go on at the add-on prices given in the questions below.

Carpet questions from Barking and Dagenham

Can a rug be cleaned without leaving the house?

Yes, and it never leaves. Every rug is cleaned where it lies, on a protected floor, at £35 up to 3 square metres and £51 above that.

How much is a staircase?

£41 a flight and £9 for the landing at the top. In a two-storey Becontree house that usually means one of each.

How long until I can walk on the carpet?

Drying usually takes a few hours, depending on ventilation. Walk on it in clean socks if you need to, and keep furniture off until the pile feels dry.

Can carpets be added to a move-out clean?

Yes, at £29 a bedroom and £36 for the living room when they are booked with an end of tenancy clean in Barking and Dagenham.

Is there a minimum charge?

One-off work starts at £67. A single small room on its own is priced at that minimum, so a hallway or landing is usually booked together with the rooms around it.
