Semi-detached houses are Havering’s commonest home, 41.2% of households at the 2021 Census, and a semi has stairs and a landing to price alongside the rooms. Carpet cleaning in Havering is £36 a bedroom.
Every carpet is cleaned by hot water extraction and priced room by room. Rugs are cleaned where they lie and stay in the house. Drying usually takes a few hours; how many depends on ventilation.

Havering’s houses, ward by ward
The Census shows how much the borough varies. Upminster is 66.8% semis and Hacton 69.4%. Emerson Park is 48.8% detached houses. St Edward’s, the ward that holds central Romford, is 50.8% flats, and across the borough flats are 23.0% of homes and terraces 24.3%.
Harold Hill was built by the London County Council between 1948 and 1958, mostly as two-storey semis and short terraces in dark red brick with plain tile roofs, with two large areas of parkland kept. Gidea Park, laid out as a garden suburb on the Gidea Hall estate from 1910, is mostly detached houses, many in Tudor-style designs chosen by an architects’ competition; a second competition in 1934 added more. In Romford, Collier Row stayed largely rural until 1929, when land was released for building.
A Hacton semi compared with a Romford flat
A three-bedroom semi with carpet throughout has three bedrooms at £36, a living room or a through lounge, one flight at £41, a landing at £9 and the hall at £22. A two-bedroom flat in St Edward’s, all on one floor, is two bedrooms, the living room and perhaps a hallway. The flat has no stairs and fewer rooms, so it costs less.
Room by room, from the top landing down
The cleaner vacuums every carpet to lift loose grit, treats marks and the worn paths through doorways, and then cleans by hot water extraction, which pushes hot water and solution into the pile and draws it back out with the soil. Bedrooms are done first, then the landing, then the stairs from the top tread to the bottom, so no one walks on a damp flight. The hall and the living room come last, nearest the front door.
Lift small things off the floor beforehand; beds, wardrobes and sofas stay where they are and the cleaner works around them. Rugs are done in place on a protected floor. Leave a window open afterwards and keep the house warm on a cold day, because airflow sets the drying time. The London carpet cleaning guide covers stains and drying in more detail.
Carpets in rented homes
Most Havering homes are owned, but central Romford rents: 31.6% of households in St Edward’s and St Alban’s together rent privately, about double the borough’s 15.8%. Both wards are inside the selective licensing scheme that started on 18 March 2026, and additional HMO licensing for homes shared by three or four unrelated people covers the whole borough until 17 March 2031. A landlord can have the carpets cleaned in the empty weeks between tenants, when every room is clear and the windows can stay open while the pile dries.
Add-ons on the same visit
A two-seat sofa is £57, an armchair £33 and a mattress £35, cleaned on the same visit as the carpets; the upholstery page explains which fabrics can be cleaned. Tenants moving out can have the carpets done with an end of tenancy clean in Havering at £29 a bedroom and £36 for the living room.
Booking a carpet clean in Havering
Send the form or call 020 3734 1438 with your postcode and a list of rooms, stairs and rugs. We call back to fix a day and confirm the price against the home. A 50% deposit holds the date and the rest is paid once the carpets are done.
Havering’s on-street bays give 30 free minutes everywhere except Romford, and the machines take contactless only, with RingGo or PayPoint as the other ways to pay. A carpet visit runs well past 30 minutes, so the cleaner’s vehicle normally needs a paid bay.

Havering carpet cleaning questions
Do my rugs need to go anywhere?
No. A rug is cleaned on the floor it is on and never leaves the house, at £35 or £51 depending on its size.
How long before the stairs can be used?
Usually a few hours, and less with a window open and the heating on low. Until then, use the stairs in clean socks and keep shoes off the landing.
Is a through lounge priced as two rooms?
It has its own price, £61, which comes to less than a living room and a bedroom added together.
Can you clean carpets in a large Gidea Park house?
Yes. A detached house is priced the same way, by its rooms, flights and landings, so a larger house simply has more lines on the price.
Can I book just the stairs?
Yes. A flight is £41 and one-off work starts at £67, so the stairs and a landing on their own come to the minimum. Adding the hall or a bedroom makes better use of the visit.
