Most of Dagenham’s Becontree estate, which the London County Council put up between 1921 and the mid-1930s, is two-storey houses with gardens; cleaning one weekly is £23 an hour.
Terraced houses are the commonest home in the borough: 41.6% of households lived in one at the 2021 Census, with flats at 31.1% and semis at 22.1%. A two-storey house with a garden door brings more stairs and more floor than a flat, so the three-hour minimum is a starting point there, and we agree the hours when we ring back.
Hourly rates and moving-out prices
Regular cleaning is £23 an hour on a weekly rota and £24 an hour fortnightly. Three hours is the shortest visit, which puts a weekly clean at £69. For a deep clean the rate is £26 per cleaner-hour, plus a one-off £30 for the equipment and detergents the team brings; the smallest booking, two cleaners for three hours, totals £186. Any one-off job starts at £67.
Moving out is priced by the size of the home and stays the same however long it takes: a studio is £156, one bedroom £207, two £243, three £339 and four £425. Ovens, carpets and sofas each have their own line on the London price list. If a one-off clean has no free parking close by, street parking is added at the day’s cost and never comes to more than £40.
Becontree houses and Barking town centre flats
By 1938 Becontree had about 25,736 homes, mostly in Dagenham, with the rest in Barking and a small part over the line in Ilford. The houses were laid out as short terraces, roughly twelve to the acre, in a plain neo-Georgian style. Parsloes and Valence wards still read that way in the Census: about 14% flats against 54% to 58% terraced houses.
Around Barking Town Hall the numbers turn over. In Abbey ward 73.4% of homes are flats, with Gascoigne (70.9%) and Northbury (63.9%) close behind, and private renting reaches 53.3% of households in Abbey, more than twice the borough’s 24.2%. The Thames View estate went up between 1954 and 1960 on reclaimed marshland, and Thames View ward now has the borough’s highest share of council and housing association tenants, 44.5%.
For a cleaner the difference is practical. A Becontree house means a staircase and a garden door; a flat near the Town Hall more often means an entry code, a lift or a long communal corridor. The corner of Becontree that falls in Redbridge comes under the Ilford page, and the District line runs on from Dagenham East through Elm Park and Hornchurch to Upminster in Havering.

Room by room in a Dagenham house
A regular visit runs in the same order every time. The kitchen goes first: worktops, the hob, the sink and taps, the fronts of the cupboards and appliances, then the floor. Then the bathroom, then dusting from the top of each room down, beds changed if fresh linen is left out, and the stairs. Floors are vacuumed and mopped last, working back towards the front door so nothing finished gets walked on.
The water is why the taps get extra time. Essex & Suffolk Water’s area of supply includes the borough, and the Dagenham zone averaged 287.9 mg/l of hardness as calcium carbonate through 2025 (20.0 degrees Clarke), in the company’s hard band. White scale on taps and appliances and a film on a cup of tea are the signs it lists, and it advises boiling the kettle only once. On every visit the chrome, the shower glass and the kettle are descaled before the scale has a chance to set.
A deep clean adds the jobs three hours a week cannot reach: inside the fridge and kitchen cupboards, behind furniture that can be moved, skirting boards, door frames, window sills and tracks, grout and the extractor hood. Two or more cleaners bring the equipment and products, and you keep the water and electricity on. The deep cleaning page sets out the full scope.

Licensed lets, carpets and the oven
Most privately rented homes in the borough now need a licence. Additional HMO licensing, for houses shared by three or four people from two or more households, started across the whole borough on 9 January 2025, and selective licensing for homes let to a single household followed on 6 April 2025, due to run until 5 April 2030. The council’s licensing guide says even a rented flat in a purpose-built block of three or more flats needs its own selective licence. The council has also said homes will be inspected before a licence is issued.
Tenants leaving any of those homes can book the end of tenancy clean for Barking and Dagenham, which has a fixed price by size. Where the inventory clerk or letting agent marks something we cleaned, a call or message within 48 hours brings a cleaner back to put it right at no charge. Leaving a flat behind a fob door? The council’s bulky waste crews often can’t get past a fob or key-controlled door, it says, so anything for collection has to sit at the front of the block.
A bedroom carpet is £36 through carpet cleaning in the borough, washed by hot water extraction, with each room priced on its own. Rugs are done where they lie. Expect the carpet to be dry in a few hours, sooner with the windows open. A single oven costs £77 through oven cleaning in Barking and Dagenham: racks, trays and shelf supports come out for a soak, the cleaner does the inside, the glass and the seals by hand in your kitchen, and you can cook with it that evening.
New homes at Barking Riverside
Barking Riverside is going up on the site of the old Barking Power Station, an industrial area larger than Hyde Park with 2 km of Thames frontage, where up to 20,000 homes are planned for around 50,000 people. The master developer is a joint venture of L&Q and the Mayor of London, the Suffragette line of the Overground ends there, and the developer says household waste is taken away by an Envac vacuum system. A flat fresh from fitting-out needs an after builders clean before the furniture arrives: £30 per cleaner-hour plus £32 for equipment and detergents, from £212.
For any address in IG11, RM8, RM9 or RM10, use the form or call 020 3734 1438 (ring any time). Once the request is in, we ring to agree a day and confirm the price for the home. A 50% deposit secures the date, and the remainder is paid after the clean. Cleaners are vetted and trained and work from 8am to 7pm, seven days a week.
Barking and Dagenham: common questions
How hard is the water in Dagenham?
Hard. Essex & Suffolk Water’s Dagenham zone ranged from 277.2 to 298.3 mg/l through 2025. Expect white scale on taps, shower screens and the kettle between visits; a weekly or fortnightly clean keeps it from building into a crust.
Do I buy a visitor voucher for the cleaner?
Only if your street is in a controlled parking zone. A household in the zone buys visitor vouchers online: four hours costs £1.40 and a whole day £3.70, with no refunds. You need proof of address and the cleaner’s registration when you buy, and the cleaner cannot buy one. Weekend vouchers are needed only where the zone runs at weekends.
Do you clean flats in Barking as well as houses in Dagenham?
Yes, both. Flats make up most homes in the wards around Barking town centre, and the Becontree wards are mostly houses. A one-bed flat usually fits the three-hour minimum; a house with stairs often needs longer, and we agree the hours with you on the call back.
Is my rented house covered by selective licensing?
Very likely. The council describes the scheme as covering most privately rented homes in the borough, from 6 April 2025 to 5 April 2030, for homes let to a single household; exemptions include lettings by registered social housing providers and HMOs already caught by HMO licensing. The moving-out clean is priced the same either way, from £156 for a studio.
Can you clean a new flat at Barking Riverside before we move in?
Yes, as an after builders clean. Fitting-out leaves fine dust on every ledge, inside the cupboards and across the floors, so it takes longer than a regular visit, with a minimum of two cleaners for three hours.
