In Abbey ward, around Barking Town Hall, more than half of households (53.3%) rent privately. End of tenancy cleaning in Barking and Dagenham starts at £156 for a studio, fixed by the number of bedrooms.
The rest of the borough rents less. Across Barking and Dagenham 24.2% of households rent privately, with 39.8% in Northbury and only about a fifth in Longbridge, Parsloes and Valence (Census 2021). Wherever the home is, the check-out works the same way: a clerk or agent compares each room with the check-in inventory, and the clean is planned around that visit.
An end of tenancy clean covers every room the clerk walks through
An end of tenancy clean is one visit to an empty home that brings each room back to the condition written on the check-in inventory. The cleaners work in roughly the order a check-out clerk does, so the rooms that collect the most notes get the most time.
The kitchen first
Cupboards and drawers are wiped inside and out, the hob and splashback degreased, the extractor hood and its filter cleaned, and the sink and taps descaled. The fridge and freezer are washed once you have emptied and defrosted them. The oven is an add-on at £31: racks, trays and shelf supports come out and are soaked while the cavity, glass and seals are cleaned by hand.
The bathroom and the hard water
Essex & Suffolk Water names Barking and Dagenham in its area of supply, and its 2026 report for the Dagenham supply zone puts total hardness at 287.9 mg/l, 20 degrees Clarke, which it calls hard. The company says hard water leaves white scale on taps and appliances, and scale on a shower screen is easy to spot at check-out. So the taps, shower head, screen, tiles and the base of the toilet are descaled, and the grout, sealant, mirror and extractor grille are cleaned.
Bedrooms, living room and hallway
Skirting boards, doors and frames, switches, sockets and radiators are wiped. Wardrobes are cleaned inside, window glass, sills and frames are washed on the inside, and floors are vacuumed and mopped. Carpets can be cleaned on the same visit at £29 a bedroom and £36 for the living room.
Stairs in a Becontree house
The Becontree estate, built by the London County Council from 1921 to the mid-1930s, is mostly small two-storey houses with gardens, built as short terraces in a uniform neo-Georgian style. In one of those houses the clean takes in the staircase, the banister and the landing along with the rooms.
We bring the equipment and the products; you keep the water and electricity on until the cleaners leave. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Barking and Dagenham end of tenancy prices
Bedrooms set the price. A studio is £156, a one-bedroom home £207, two bedrooms £243, three £339 and four £425. The oven goes on at £31 for a single or £62 for a double or 90cm range, and every room price sits on the price list.

Flats by Barking station, houses in Dagenham
The Census shows two kinds of home inside one borough. Flats are 73.4% of homes in Abbey ward, 70.9% in Gascoigne and 63.9% in Northbury, while Parsloes and Valence are only about 14% flats and 54% to 58% terraced houses. Borough-wide the split is 31.1% flats and 41.6% terraced.
A flat in one of the Barking blocks is on one level, and the time goes on the kitchen, the bathroom and carrying the equipment through a communal entrance. A terraced house in Parsloes or Valence has a kitchen and bathroom too, plus a staircase and a landing, and its price follows its bedroom count. Both prices are agreed before the day, so a longer clean in the house costs nothing extra.
Licensing for private lets from 2025
The council’s selective licensing designation came into force on 6 April 2025 and is due to end on 5 April 2030 unless it is revoked earlier. Its January 2025 announcement says the scheme covers most of the borough’s privately rented homes, and that homes needing a licence are inspected before one is issued. Privately rented flats in purpose-built blocks of three or more are outside HMO licensing, and each one needs a selective licence of its own.
Shared houses come under additional HMO licensing, which began on 9 January 2025 across the whole borough for homes with three or four people from two or more households; mandatory licensing still covers five or more. The council’s licensing guide sets out who needs which licence. If an inspection falls between tenants, book the clean first so the inspector sees the home empty and clean.
Parking a cleaning team for the whole day
Inside a controlled parking zone, only a household in the zone can buy a visitor voucher, so the cleaners cannot buy one for themselves. The resident buys it online, at £1.40 for four hours or £3.70 for a full day, non-refundable, and the purchase needs proof of address and the visitor’s registration number. For a move-out clean the full-day voucher is the one to buy, and we give you the registration when we ring back. The council points removal vans to a visitor permit or a waiver as well, so a moving day may need two.
Clearing furniture before the clean
Anything the last tenant left behind has to go before the cleaners can reach the skirting and the floor. For privately rented flats the council warns that its bulky waste crew often cannot get through fob or key-controlled doors, so items must be left at the front of the building, and the fee is lost if the crew cannot reach them. Book the collection for a day or two before the clean, and tell us how the team gets through the door.

Barking and Dagenham end of tenancy questions
Does my landlord need a selective licence?
Probably, if the home is let privately to a single household. The scheme in force from 6 April 2025 covers most of the borough’s privately rented homes, including each rented flat in a purpose-built block. The council decides each case, and its guide lists the exemptions.
Do I pay extra for the oven?
Yes: £31 for a single or single wide oven and £62 for a double or a 90cm range. It is cleaned on the same visit, so it is finished before the clerk opens the door.
Who buys the parking voucher for the cleaners?
Someone in the household at the address, because a visitor cannot buy one. Buy the full-day voucher online. A resident needs visitor permits at weekends only if the zone operates at weekends, so a weekend clean may not need one at all.
The block has a fob door. Is that a problem?
No. When we ring back, tell us who will let the team in on the morning and which entrance to use, and the cleaners take it from there.
How empty does the home need to be?
As empty as you can make it. Furniture listed on the inventory can stay, but boxes, bags and anything the last tenant left should be gone, so the cleaners can reach the floors and the inside of every cupboard.
