A quarter of Croydon households live in semi-detached houses (24.7%) and almost as many in terraces (23.3%). Carpet cleaning in Croydon starts at £36 a bedroom, with stairs priced by the flight.
The carpet clean, start to finish
Every visit follows the same order, whether it is one bedroom in a Fairfield flat or a whole house further south.
- The cleaner walks the rooms with you and agrees what is being done against the booking, including any stairs, landings and rugs.
- You point out stains and say what caused them, if you know. Old marks and ones that have been scrubbed before are flagged at this stage.
- Each carpet is cleaned by hot water extraction: hot water and a cleaning solution go into the pile and are drawn out again with the dirt.
- Upstairs rooms come first in a house, then the stairs flight by flight, then the landing and hallway, so nobody needs to cross a damp carpet to get out.
- Rugs are cleaned where they lie, on the floor of the room they are in; they are never taken away.
- Before leaving, the cleaner tells you which rooms to keep clear while they dry.
Drying usually takes a few hours and depends on ventilation. Opening windows and leaving internal doors open helps; walking on the damp pile in outdoor shoes does not.
Before the cleaner arrives, clear what you can off the floors: shoes, laundry, boxes and anything stored under the beds. Chairs and small tables can sit in the kitchen until the carpet has dried. In a block, tell us if the lift needs booking or the concierge needs a name.
Carpet cleaning prices in Croydon
Every room has a price of its own. A bedroom is £36, a living room £43 and a through lounge £61; a hallway is £22, a landing £9 and each flight of stairs £41. Rugs are £35 up to 3 square metres and £51 above. One-off work starts at £67.
Two three-bed homes show how the total builds. In a three-bed terrace with a through lounge, you pay for the three bedrooms, the lounge at £61, the stairs, the landing and the hallway. A three-bed flat in a purpose-built block has the bedrooms, a living room at £43 and a hallway, and no stairs or landing at all.
The price list shows the same figures. Where the street has no free parking, the cost of parking that day is added to the bill, with £40 as the most it can be.

Local factors in Croydon
The housing is mixed. In 2021, 39.8% of Croydon households lived in flats, 29.0% in purpose-built blocks and 8.5% in converted or shared houses, alongside 24.7% in semis, 23.3% in terraces and 12.2% in detached homes. The far south is house country: Old Coulsdon is only 12.1% flats, with 32.6% of households in detached houses and 78.1% owner-occupied. Houses mean stairs and landings, and in a converted house the stairs may be shared, in which case whoever manages the building decides whether they are cleaned.
Shared houses are newly licensed. From 25 September 2026 Croydon’s additional HMO licensing covers the whole borough, for houses lived in by three or four people from two or more households, and five or more people fall under mandatory licensing. For a landlord, the gap between tenancies is the natural time to have hall, stairs and room carpets done.
Parking in the centre has its own rules. Croydon’s annual visitor permit is only for residents of the central controlled zone, valid on Sundays and from 6pm to midnight on other days, and limited to one per household. Charges also apply on most bank holidays, though not on Easter Sunday, Christmas Day, Boxing Day or New Year’s Day.
On the borough’s edge, postcodes cross council lines. The BR3 district around Beckenham takes in Croydon wards as well as Bromley and Lewisham ones, so a BR3 address can be a Croydon home.

Questions about carpet cleaning in Croydon
Can you clean the stairs in a converted house?
Yes, if they are yours or the person who manages the shared parts books them. A private flight inside your own front door is £41.
How dry will the carpet be when the cleaner leaves?
Damp to the touch. It usually dries within a few hours, depending on ventilation, so open windows if you can.
Can you clean a rug on the same visit?
Yes, on the floor where it lies: £35 up to 3 square metres and £51 for a bigger rug.
Is a Sunday visit easier to park for in central Croydon?
It can be. Residents of the central zone can hold an annual visitor permit that is valid on Sundays and from 6pm to midnight on other days, one per household.
Can I have the carpets done after my tenants leave?
Yes. Book them on their own at the room prices, or have them added to an end of tenancy clean at £29 a bedroom and £36 for the living room.
Can I book a single room?
Yes. One-off work starts at £67, so a bedroom booked on its own is charged at that minimum; it can make sense to add the hallway or a second room to the same visit.
