A regular visit, from the first clean onwards

On the first domestic clean, show the cleaner round, point out the jobs that matter most to you and say where things are kept. After that each visit follows the same list, with the same cleaner where we can manage it. A weekly or fortnightly visit then runs in this order:

The kitchen: worktops, hob, sink, splashback and cupboard doors, then the floor.
The bathroom: bath or shower, screen, basin, toilet and taps, with the scale wiped off before it sets.

Local factors in BR3

The three Beckenham wards are very different. Beckenham Town and Copers Cope is 69.1% flats, with 60.4% of households in purpose-built blocks, and a third (33.3%) rent privately. Clock House is 42.4% flats with 31.5% terraced houses. Kelsey and Eden Park is only 19.1% flats, with 42.5% terraced and 27.0% semi-detached homes, and just 12.9% rent privately. Across all three, 65.7% own.

Parking swings just as much. The BEC and F zones are controlled every day, 8.30am to 8pm, while Beckenham Lane (BB) is controlled only from 12 noon to 2pm, Monday to Saturday, and has no residential permits or visitor vouchers at all. Elsewhere, Bromley’s visitor vouchers are paper scratch cards that last one day, in the zone they were bought for.

Several named conservation areas cover parts of Beckenham, from Chancery Lane (1973) and Park Langley (1989) to Copers Cope (1998), Manor Way (2004) and the Town Centre, designated on 10 June 2015. The BR3 postcode district also takes in Bellingham in Lewisham and wards of Croydon. Beckenham Place Park, off Beckenham Hill Road, is run by Lewisham Council: about 96 hectares, with a mansion built in 1762 by the timber merchant John Cator. Homes on that side follow the Lewisham rules; the rest of the borough is on the Bromley page, where licensing is limited to the mandatory HMO scheme.
