Detached houses make up 18.1% of Bromley households, against 3.0% in Lewisham next door. Carpet cleaning in Bromley starts at £36 a bedroom, by hot water extraction.
Bigger houses mean more carpet, and more of it on stairs and landings, so the price is built from the rooms you actually have.
Houses, conservation areas and Beckenham flats
Bromley is a borough of houses. Semi-detached homes hold 29.9% of households, terraces 20.6% and detached houses 18.1%, while flats are 31.3%, most of them in purpose-built blocks. Two thirds of households (68.5%) own their home, and a third own it outright.
Many of the older streets are protected. The council counts 47 conservation areas, and in June 2025 it adopted appraisals for five of them: Shortlands Village, Bromley Town Centre, The Covert, The Thrifts and Chislehurst Road. In Beckenham the designations go back decades, from Chancery Lane (1973) and Park Langley (1989) to Manor Way (2004), and the town centre itself became a conservation area on 10 June 2015.
Beckenham also shows how mixed the borough is. The town centre ward, Beckenham Town and Copers Cope, is 69.1% flats, with 60.4% of households in purpose-built blocks, while Kelsey and Eden Park is only 19.1% flats and 42.5% terraced houses. A flat on one floor needs its rooms and a hallway done; a house adds at least one flight of stairs and a landing.
Carpet prices for Bromley homes
Prices by room: £36 a bedroom, £43 a living room, £61 a through lounge, £22 a hallway, £9 a landing and £41 for each flight of stairs. Rugs are £35 or £51, with 3 square metres as the line between them. One-off work starts at £67.
Compare a two-bed flat with a four-bed detached house. The flat is two bedrooms, a living room and a hallway. The house is four bedrooms, a through lounge, the hallway, a landing and the stairs, and a second flight up to a loft room is £41 again.
The price list carries the same figures. If there is no free parking near the house, the day’s parking cost is added, up to £40.

Included in every carpet clean
Every carpet you book is cleaned by hot water extraction, out to the edges and into the corners. Hot water and a cleaning solution go into the pile and come straight back out through the machine, bringing the dirt with them, so the carpet is left damp.
Drying usually takes a few hours and depends on ventilation. In a large house with rooms on two or three floors, opening windows on each floor and leaving the internal doors open lets the air move through.
Rugs are cleaned where they lie, never collected, and priced by size. The cleaner works around wardrobes, beds and other heavy furniture; smaller pieces you have moved out of the way mean more of the floor gets done. Point out stains at the start of the visit, with what caused them if you know.
Before the cleaner arrives
A few minutes of clearing beforehand makes a difference. Pick up toys, shoes and cables, lift bins and laundry baskets off the floor and slide out anything stored under the beds if you want those patches cleaned. Dining chairs and coffee tables can wait in the kitchen or the garden until the carpet is dry.
In a larger house, decide which rooms you want done and list them when you book, including any loft room, dressing room or second staircase, so the confirmed price covers everything. A second staircase is priced as another flight.
Parking and timing in Bromley
Parking in Bromley town centre is controlled for only two hours a day. The Bromley North (B) and South (C) zones are controlled only from 12 noon to 2pm, Monday to Saturday, and residents of zone A can buy visitor vouchers only for zones B and C. Beckenham Lane (BB) is also controlled only from 12 noon to 2pm, Monday to Saturday, but sells no residential permits or visitor vouchers at all.
Timing matters for drying. A morning clean gives the bedrooms most of the day to dry before anyone needs them. If the stairs are the only way up, ask the cleaner to finish them last, once everything upstairs is done.

Yes, on the floor where it lies. A rug over 3 square metres is £51.

Usually not. Zones B and C are controlled only from 12 noon to 2pm, Monday to Saturday, so the rest of the day is unrestricted there.
Can carpets be added when I move out?

Do you cover Orpington and Petts Wood?
Yes, the whole borough at the same room prices. In some outer zones, Orpington and Petts Wood among them, no visitor vouchers are sold, so tell us the street when you book.
