Fairfield, Croydon’s town centre ward, is 85.9% flats and 57.9% privately rented, and a weekly cleaner for one of those flats, or any Croydon home, costs £23 an hour.

Croydon’s homes and landlords

Across the borough the 2021 Census counts 54.7% of households as owners, 1.4% in shared ownership, 25.8% renting privately and 17.9% renting socially (9.7% from the council). Flats make up 39.8% (29.0% purpose-built, 8.5% in converted or shared houses), semi-detached houses 24.7%, terraces 23.3% and detached homes 12.2%.

The two ends of the borough look nothing alike. Fairfield is the dense, rented core; Old Coulsdon in the far south is 12.1% flats, 32.6% detached and 78.1% owner-occupied. In the middle of town, Saffron Square has a 43-storey purple-clad tower and five podium blocks around a plaza, roughly midway between East and West Croydon stations. Surrey Street Market, in central Croydon, has traded since 1276.

Landlords have new rules this autumn. On 25 September 2026 Croydon brought in selective licensing for privately rented homes in 14 wards (Addiscombe East, Addiscombe West, Bensham Manor, Broad Green, Fairfield, Norbury and Pollards Hill, Norbury Park, Selhurst, South Croydon, South Norwood, Thornton Heath, Waddon, West Thornton and Woodside), covering lets to a single household, a single tenant or two sharers. On the same day additional HMO licensing began across the whole borough for houses shared by three or four people from two or more households; five or more fall under mandatory licensing. The council’s licensing page has the details.

Regular and deep cleaning for Croydon homes

For a tower flat near East Croydon, a weekly clean of 3 hours often covers everything: kitchen, bathroom, dusting, floors and the sills. A four-bedroom detached house in Old Coulsdon is a different job, with more rooms and stairs, so it books more hours at the same £23 hourly rate.

Deep cleans reach the parts weekly visits skip: the inside of cupboards and the fridge, skirting boards, radiators, the space behind furniture and the limescale. The town centre’s water is hard. Thames Water’s 2025 report for the Croydon West Lower zone, the one its lookup gives for CR9 1PD in Fairfield, ranged from 252 to 295 mg/l and averaged 281.

Tenants and landlords between lets book an end of tenancy clean, fixed by size from £156. Carpet cleaning is by hot water extraction, from £36 a bedroom, and rugs are cleaned where they lie. Oven cleaning is £77 for a single oven, done by hand in your kitchen with the racks soaked; a window open for a while clears any smell.

Croydon prices

Regular cleaning is charged at £23 an hour for weekly visits and £24 for fortnightly ones, each at least 3 hours long (£69 for the shortest weekly visit). For a deep clean the rate is £26 per cleaner-hour, the minimum team is two cleaners for three hours and £30 for equipment and detergents is added once, giving £186 for the smallest job. All one-off work starts at £67. If there is no free parking at your address, we add the parking cost on the day, to a maximum of £40. The London price list has the rest.

Booking and parking in Croydon

Fill in the form or phone us. We phone back to set the date and check the price against the home, and the date is secured with a 50% deposit; the other half is due after the clean. Ring any time on 020 3734 1438; our hours are 8am to 7pm, seven days. Please leave the water and electricity on.

Croydon shows its controlled hours on large signs as you enter each zone, and the restrictions apply on most bank holidays, though not on Easter Sunday, Christmas Day, Boxing Day or New Year’s Day. It is worth reading the sign at the edge of your zone before the day of the clean.

Clearing furniture before a carpet clean? Croydon’s bulky waste service takes up to six booked and paid-for items, £65.30 for four to six, and collects upholstered or foam items in a separate visit on the same day.

Croydon cleaning questions

Do you clean flats in Saffron Square and the other central towers?

Yes. Give us the tower’s name and your floor when we ring back, and say whether the concierge needs a name in advance.

Is my ward in Croydon’s selective licensing?

If you let a home to a single household, a single tenant or two sharers in one of the 14 wards listed above, from Addiscombe to Woodside, it needs a selective licence from 25 September 2026, and licences last up to five years. Outer wards such as Old Coulsdon are outside that scheme; the additional HMO scheme covers every ward.

Which visitor permit suits a cleaning visit?

Croydon’s visitor day permits are applied for through MyRingGo and limited to one per household. The annual visitor permit, for central zone residents only, works on Sundays and from 6pm to midnight on other days, so it rarely lines up with a daytime clean. We go through the parking with you when we ring back.

Do you clean houses in Coulsdon and the south of the borough?

Yes, including CR5 and CR8. Old Coulsdon is 32.6% detached and 78.1% owner-occupied, and a regular clean of a detached house there usually books more than the 3-hour minimum.

Can you clean a Fairfield flat between tenants?

Yes. Book an end of tenancy clean, priced by size from £156 for a studio to £243 for two bedrooms. Should the inventory clerk or agent flag anything we cleaned, tell us within 48 hours and we return to sort it at no charge.

Book online in a minute, or ring and talk it through.
