Kingston’s commonest home is the semi-detached house, 31.7 per cent of households in 2021. Carpet cleaning here costs £36 a bedroom and £41 a flight, by hot water extraction.
Semis, detached houses and Surbiton flats
Houses make up most of the borough: semis 31.7 per cent of households, terraces 17.2 and detached houses 12.6. A house means a flight of stairs and a landing on the bill as well as the rooms. Tolworth, for example, is 65.6 per cent owner-occupied with 22.8 per cent of households in terraced houses. The town centre is the exception: Kingston Town ward is 62.0 per cent flats, where a carpet job is usually a single floor.
Surbiton is the other kind of place. Across its three wards (Surbiton Hill, St Mark’s & Seething Wells and Berrylands), 64.5 per cent of households live in flats and only 8.0 per cent in terraced houses. Surbiton Hill is 69.3 per cent flats; Berrylands is more mixed, 64.9 per cent owner-occupied and 41.0 per cent flats.
A four-bedroom detached house and a two-bedroom Surbiton Hill flat sit at opposite ends of the bill. The house is four bedrooms at £36, the living room at £43, the hallway at £22, a flight at £41 and a landing at £9, and a dining room, if there is one, priced as one more room. The flat is two bedrooms, a living room and a hallway, and nothing else.
Surbiton’s older streets are protected. Planning records list Surbiton Town Centre conservation area (designated 19 June 1991 and extended in 2008), Claremont Road (1987) and St Andrew’s Square (1971), all in St Mark’s & Seething Wells ward. Cleaning a fitted carpet involves no works, so a conservation area makes no difference to it.

Included in every carpet clean
- A vacuum of each carpet first, to lift grit and hair out of the pile.
- Treatment of marks and the worn tracks by doors and at the foot of the stairs.
- Hot water extraction: hot water and a cleaning solution go into the carpet and are drawn back out with the dirt in the same pass.
- Stairs worked from the top landing down, so nobody has to step on a damp flight.
- Rugs cleaned where they lie, on the floor they cover; they are never taken away.
Drying usually takes a few hours and depends on ventilation, so open the windows once the cleaner leaves. The machine runs on your water and electricity. Move small things off the floor; beds, wardrobes and sofas stay put and are cleaned around. More on stains and drying is on the London carpet cleaning page.
Paying for parking in Kingston
On-street parking in Kingston is paid for with the RingGo app or at a PayPoint. Kingston’s visitor vouchers are the other route, and the council sells them even to households without a resident permit, though some zones do not offer them. The contractor permit is meant for building work that will last over three weeks, which a carpet clean never does, so it is not one to apply for. Give us the zone on the nearest sign when we ring back. KT1 and KT2 also reach into Richmond and KT6 into Elmbridge, so a few addresses follow another council’s parking rules.
Landlords with shared houses
Kingston licenses only the larger HMOs: five or more people from two or more households sharing facilities, as the council’s HMO page puts it. A smaller shared house needs no licence but still has to meet fire and amenity standards. Between tenants, a landlord can book the carpets of a shared house on their own, priced room by room, or as part of an end of tenancy clean in Kingston at £29 a bedroom.

Questions about carpet cleaning in Kingston
Do you clean the stairs and landing in a semi?
Yes. Each flight is £41 and each landing £9, and the cleaner works from the top down.
How long before the carpets are dry?
Usually a few hours. It depends on ventilation, so open windows and keep internal doors open until the pile feels dry.
Can you clean a rug on a wooden floor?
Yes, where it lies. A rug up to 3 square metres is £35 and a larger one £51.
Our flat is in a Surbiton conservation area. Does that matter?
No. Conservation area controls cover changes to buildings, and a carpet clean changes nothing.
Is a through lounge priced as two rooms?
No, as one: a through lounge is £61. Tell us if the two halves have different carpets, since that can change what the cleaner needs to treat.
Can a mattress be cleaned on the same visit?
Yes, at £35. A two-seat sofa is £57 and an armchair £33.
