Grandparents and a small boy laughing on the sofa of a 1930s semi-detached house

In the Royal Borough of Kingston upon Thames, 31.7 per cent of households live in a semi-detached house, and a weekly cleaner for a semi, or for a flat in the town, costs £23 an hour.

Living and renting in Kingston now

Most of the borough owns its home: 60.9 per cent of households at the 2021 Census, with 27.3 per cent renting privately and 11.0 per cent from a social landlord. Flats are 38.3 per cent of homes, terraces 17.2 and detached houses 12.6. The town centre is a different place. Kingston Town ward is 62.0 per cent flats and 42.5 per cent private rented, and Canbury Gardens is 57.2 per cent flats, while Norbiton has 27.3 per cent social renting and Tolworth is 65.6 per cent owner-occupied, with 22.8 per cent of its households in terraced houses.

Licensing is light. The council’s HMO page asks for a licence only where five or more people in two or more households share facilities, says purpose-built blocks of more than three flats do not need one, and mentions no additional or selective scheme. Smaller HMOs must still meet fire and amenity standards. So a house let to three or four sharers needs no licence here, as the page reads.

Postcodes cross the boundary. KT1 and KT2 also cover Richmond wards (Hampton Wick and South Teddington, Teddington, and Ham, Petersham and Richmond Riverside), and KT6 takes in Elmbridge’s Long Ditton, so some addresses with a Kingston postcode come under another council. Surbiton has a page of its own, and Richmond covers the Teddington and Ham side.

Weekly cleaning and deep cleans in a Kingston semi

A semi usually has more rooms than three hours can reach every week, so the visit is planned around what matters most. The kitchen, the bathroom and the floors are done each time. Bedrooms, the spare room and the stairs take turns on a rota, so no room goes untouched for long. A flat in Kingston Town or Canbury Gardens is simpler, and three hours normally covers it.

Thames Water supplies the borough, and its 2025 sampling found mean hardness between 251 and 259 mg/l as calcium carbonate across five supply zones, from Kingston South at the low end to Kingston North at the top, with New Malden at 254. All of that is hard on the company’s scale, so taps, screens and the kettle get attention every visit.

A deep clean is booked by the hour for a team, and reaches inside cupboards, behind furniture, along skirting and door frames, over radiators and into the grout. It suits a house that has not had a thorough clean for a while, or the week before a regular cleaner starts on the domestic cleaning rota.

Kingston prices

Weekly: £23 an hour. Fortnightly: £24 an hour. Both have a 3-hour minimum per visit, so the shortest weekly clean is £69.

A deep clean costs £26 per cleaner-hour plus £30 for equipment and detergents, from £186 for two cleaners for three hours. Other one-off jobs start at £67. For tenants moving out, end of tenancy cleaning in Kingston runs from £156 for a studio to £425 for four bedrooms, and if the inventory clerk or agent marks something we cleaned, tell us within 48 hours and we return to put it right free. Carpet cleaning by hot water extraction is £36 a bedroom and £41 a flight of stairs; oven cleaning is £77 for a single oven, done by hand in your kitchen. Everything else is on the price list.

Street parking is paid by the RingGo app or PayPoint. From 11 April 2025 the central CPZ S charges £3 an hour after 30 free minutes and most other streets £2.30 to £3.30, with maximum stays of 1 hour in Tolworth, 2 in New Malden and outer CPZ S, and 4 in CPZs C, H and N. Where there is no free parking we add the day’s cost, capped at £40.

Booking in KT1 to KT9

Send the form or call 020 3734 1438 at any hour. We ring back between 8am and 7pm, seven days a week, agree the date and confirm the price for your home; a 50% deposit holds the booking and the rest is paid when the clean is complete. Every cleaner is vetted and trained, and the team brings its own kit for a deep clean. The council also sells a contractor parking permit, meant for households having building work that lasts over three weeks; for a clean, visitor vouchers fit better.

Old Kingston and the pages nearby

The old centre has some of the borough’s top-grade listings: All Saints Church, Clattern Bridge and the Coronation Stone are Grade I, and the Market House and Kingston Bridge are Grade II*. Twickenham and Wimbledon are among the nearest pages, listed below.

Questions about Kingston cleans

Can the cleaner park on my visitor vouchers?

Yes, where your zone offers them. Kingston visitor vouchers cost 67p for an hour, £1.80 for six hours or £3.60 for 24, bought in at least 10 sessions and up to 200 sessions a year per household. You do not need a resident permit to buy them.

Will the council take old furniture before a clean?

Yes, through its bulky waste collection, up to eight items a booking. Items must be outside by 6.30am, flats leave them outside the bin store, and sofas and other upholstered items are collected separately from the rest.

My postcode is KT2 but I live in Ham. Which page applies?

Ham is a Richmond ward, so the Richmond pages cover it, and we clean there at the same prices. Only the council’s rules change.

Which stations serve the borough?

Kingston and Surbiton are both South Western Railway stops in fare zone 6, and New Malden, also South Western Railway, is in zone 4.

Tell us the postcode and how many bedrooms there are, and we will ring back with a date.
