Richmond upon Thames households mostly own their home (62.4% in 2021), and 51.6% live in terraced or semi-detached houses. Carpet cleaning here starts at £36 for a bedroom, with stairs at £41 a flight.

Every carpet is cleaned by hot water extraction and every rug where it lies; the price is set room by room.

Living in Richmond and Twickenham now

At the 2021 Census 24.7% of the borough’s households rented privately and 12.1% from a social landlord, against 62.4% who owned. Twickenham leans further towards owning: across its four wards 64.7% own and only 7.0% rent socially, and 29.3% of households live in terraced houses and 23.2% in semis. The Twickenham cleaning page has more on the district.

A good deal of that housing is old. The council counts 85 conservation areas, each with its own statement. On the south east side of Richmond Green the townhouses go back to the late seventeenth and early eighteenth centuries, in brown and red brick, with front basement areas, railings and steps straight up from the pavement. Along the riverside between Richmond Bridge and Richmond Lock, Georgian and nineteenth century houses stand over boathouses built under the terraces.

Twickenham has its own mix: Victorian villas around Twickenham Green, among them the stuccoed Apsley Villas of the 1840s; Edwardian red brick houses at Lebanon Park; and Italianate villas of three and four storeys in Cambridge Park. A four-storey house has three flights and three landings to carpet before a single bedroom is counted.

Flood risk by the Crane, Beverley Brook and the Thames

The council notes that parts of the borough are at risk of flooding from the River Crane, Beverley Brook and the Thames. The riverside conservation area between Richmond Bridge and Richmond Lock grew up close to the water, as its houses and boathouses show. If a room in your home has ever flooded, or a basement carpet has been wet, tell us when you book.

Hot water extraction in a Richmond home

The cleaner vacuums each carpet, works a pre-treatment into marks and walkways, then runs the extraction machine, which forces hot water and solution into the pile and lifts it back out with the dirt. Stairs are worked from the top flight down. Rugs are cleaned where they lie and never collected, so a rug on a polished floor stays in its room.

Drying usually takes a few hours and depends on ventilation; a basement room with one window onto the front area will take longer than a top-floor bedroom. The water and electricity need to stay on.

Before the visit, lift toys, shoes and anything fragile off the floors and the stairs. If you know what caused a stain, wine or paint or a pet, tell the cleaner, because that decides the pre-treatment. The carpet cleaning in London page covers stains and drying in more depth.

Richmond carpet prices

Bedrooms are £36, living rooms £43 and through lounges £61. Each flight of stairs costs £41, each landing £9 and a hallway £22. A rug up to 3 square metres is £35, a larger one £51. One-off work starts at £67; the London price list has the rest.

Tenants moving out can add carpets to an end of tenancy clean in Richmond at £29 a bedroom and £36 the living room. Booked on its own by an owner or a tenant who is staying, a bedroom is £36 and a living room £43, and the stairs, landings and rugs can go on the same visit.

If your street has no free parking, we add that day’s parking cost, no more than £40.

Booking a carpet visit in Richmond

Controlled hours vary a great deal. Some zones, such as Kew (KA), run only from 10am to noon on weekdays, and South Twickenham (Zone E) only from 8.30am to 10.30am. East Twickenham (F), St Margarets South (S) and Strawberry Hill (SH) are controlled from 10am to 4.30pm on weekdays. Bank holidays are free in the Twickenham zones. A resident can buy visitor permits for the cleaner, and residents over 60 pay half.

Carpet questions from Richmond and Twickenham

We have a rug on the floorboards of a Georgian front room. Is it taken away?

No, it is cleaned on the spot. Rugs are never collected; one up to 3 square metres is £35 and a larger one £51.

How long does a basement room take to dry?

Longer than a room with more windows. A few hours is usual, but drying depends on ventilation, so leave a window or the door to the front area open if you can.

Is a four-storey house priced differently?

Only by what it contains. Each flight is £41 and each landing £9, added to the rooms.

Can you come on a Saturday?

Yes, any day from 8am to 7pm. Central Twickenham (D) and West Twickenham (WT) are controlled on Saturdays until 6.30pm, so the cleaner’s vehicle will need a visitor permit there.

Do I need to move the furniture?

Only small and fragile things. Clear those off the floor before the visit; large furniture stays where it is.

Is a later start easier for parking in South Twickenham?

Yes. Zone E is controlled only from 8.30am to 10.30am on weekdays, so a carpet visit that starts after that avoids the controlled hours. In other zones a resident’s visitor permit covers the cleaner.

Ring 020 3734 1438 with the rooms, flights and rugs to be cleaned.
