A man relaxing in an armchair in a Victorian terraced house with a period fireplace

In Balham, 34.4 per cent of households live in flats inside converted or shared houses. Carpet cleaning across Wandsworth starts at £36 a bedroom, by hot water extraction, with stairs priced by the flight.

Living in Wandsworth now

The 2021 Census counted 42.5 per cent of Wandsworth households as owners, 36.3 per cent as private renters and 19.3 per cent as social renters, with 1.8 per cent in shared ownership. Between lets, a landlord can book the carpets on their own or with the move-out clean; an owner can book whenever the carpet by the doors starts to look grey.

Most households here live in flats (68.5 per cent), and houses make up most of the rest: terraces 22.2 per cent, semis 7.0 and detached houses 2.2. In Balham, South Balham ward has the highest converted share in the area, 46.2 per cent of households, so many homes there are a single floor of a split house.

Period estates and their staircases

A lot of the borough’s older housing sits in conservation areas, and their appraisals describe the stock a carpet cleaner meets.

  • Totterdown Fields, in Tooting, was the London County Council’s first cottage estate: 1,261 cottages on 38 acres, built 1901 to 1911, mainly two storeys of yellow stock brick with timber sash or casement windows.
  • The Heaver Estate beside Tooting Bec Common was built around 1890 to 1910 in red brick, with houses and flats behind tessellated tile paths.
  • Nightingale Lane is a mid-Victorian suburb of villas and terraces from the mid 1870s, including Grade II listed terraces at nos. 69 to 79 and 81 to 95.
  • Park Town Estate in Battersea has long, narrow-fronted terraces of two to four storeys, many now split into flats that still look like houses from the street.
  • Shaftesbury Park Estate, near Lavender Hill, is made up of two-storey London stock brick houses built 1873 to 1877, most of them managed by Peabody.

The storeys decide the bill. A two-storey cottage has one flight and one landing. A four-storey Park Town house can have three flights and three landings, each priced on its own line, and the cleaner starts at the top so nobody walks down a damp stair.

The council’s appraisal describes the Battersea Park blocks as late Victorian mansion flats of about five storeys. Inside one, every carpet is on a single level, so the bill is simply the rooms.

Hot water extraction in a Wandsworth home

The cleaner vacuums each carpet first to lift grit from the pile, treats marks and the worn lanes by doors, then cleans by hot water extraction: hot water and a cleaning solution go into the carpet and are pulled straight back out with the dirt. A rug is cleaned where it lies and is never taken away, which matters in a top-floor flat with a narrow stair.

Drying usually takes a few hours and depends on ventilation. Where a house still has its timber sashes, opening one at the top and the bottom moves the most air. The machine runs on your water and electricity, so leave both on, and lift small things off the floor before the cleaner arrives; beds, wardrobes and sofas are cleaned around.

Carpet cleaning prices across the borough

Each area has its own price. A bedroom is £36, a living room £43, a through lounge £61 and a hallway £22. Stairs are £41 a flight and £9 a landing. Rugs are £35 up to 3 square metres and £51 above that. One-off work starts at £67, and sofas, armchairs and mattresses are on the full price list if you want them done on the same day.

Street parking, where none is free near the house, goes on the bill at what it costs that day and never above £40.

Parking near Battersea Park and Clapham Junction

Times and limits vary widely around Battersea. Zone B (Battersea Park) controls Prince of Wales Drive and Battersea Park Road seven days a week, 9am to 8pm, at £3.70 an hour with a four hour maximum, so an evening or Sunday visit there still pays for the bay. Lavender Hill, in zone C1, is controlled Monday to Saturday 8.30am to 6.30pm at £4.30 an hour with a two hour limit, while Queenstown Road in zone B3 is Monday to Friday 9.30am to 5.30pm at £3.70 for up to four hours. A three-flight house on a two-hour street is worth mentioning when we ring back.

Booking the carpet clean

Use the form or ring 020 3734 1438 and list the rooms, the flights, the landings and any rugs. We ring back to agree a day between 8am and 7pm and confirm the price against the home. Half the price as a deposit secures the date, and the balance is paid once the carpets are done. The London carpet cleaning page covers stains and drying in more depth.

Questions about carpet cleaning in Wandsworth

Do you take rugs away to clean them?

No. Rugs are cleaned where they lie, on the floor they cover, at £35 up to 3 square metres and £51 for anything larger.

How soon can we walk on the carpet?

Usually after a few hours, though it depends on ventilation. Open the windows, keep the heating low on a cold day and stay off the carpet in outdoor shoes until it feels dry.

Can you clean the stairs in a converted house in Balham?

Yes, each flight at £41 and each landing at £9. If the stair is shared with the flat downstairs, agree it with the other residents or the freeholder first, then add it to your booking.

Our house is in the Shaftesbury Park conservation area. Does that matter?

Not for the carpets. The estate’s Article 4 direction means planning permission is needed to replace windows or doors or to paint the outside walls, and a carpet clean touches none of those.

Can carpets be added to a move-out clean?

Yes. With an end of tenancy clean in Wandsworth a bedroom carpet is £29 and the living room £36, done on the same visit.

Ring 020 3734 1438 and tell us the rooms, flights and rugs.
