A third of Balham households live in a flat carved out of an older house (34.4 per cent at the Census), and a weekly cleaner for one costs £23 an hour.
A three-hour visit in a converted Balham flat
A converted flat changes the order of work. There is usually a shared front door and hallway, often no lift, and sometimes a staircase inside the flat itself, so the cleaner brings everything up in one trip and works down from the top floor. On the first visit you show the cleaner round. After that each visit runs to the same plan:
- Bathroom: bath or shower, screen, basin and toilet, the mirror and the tiles within reach, then the floor.
- Bedrooms and living room: dusting, surfaces, beds made with the linen you leave out, carpets hoovered and hard floors mopped.
- Kitchen: worktops cleared and wiped, hob top, splashback, sink and taps, cupboard and appliance fronts, the floor last.
- On the way out: bins emptied and the bags taken down, door handles and light switches wiped.
The water decides how long the bathroom takes. Balham sits in Thames Water’s Balham supply zone, where four samples in 2025 ran from 228 to 326 mg/l as calcium carbonate, with a mean of 268. Anything above 300 counts as very hard on Thames Water’s own scale, so expect part of every visit to go on the shower screen and the taps.
A deep clean is the same walk-through done slowly, with two cleaners: inside the emptied kitchen cupboards and the fridge, along every skirting board and door frame, behind what can be moved, over the radiators and into the grout. It is a sensible first step before a weekly rota in a flat that has not had one, and the deep cleaning page lists everything it covers.
- End of tenancy cleaningfrom £156A fixed price by the size of the home, with a 48-hour re-clean if the inventory clerk marks something we cleaned.
- Deep cleaningfrom £186A team of two or more for a day of the jobs a weekly clean never reaches.
- Domestic cleaningfrom £69 a visitA weekly or fortnightly cleaner, the same person where we can manage it.
- After builders cleaningfrom £212Dust, paint spots and grout film cleared once the trades have gone.
- Carpet cleaningfrom £67Hot water extraction priced by the room, rugs cleaned where they lie.
- Upholstery cleaningfrom £67Sofas, armchairs, mattresses and curtains, priced by the piece.
- Oven cleaningfrom £67Racks and trays soaked, glass and seals cleaned by hand in your kitchen, priced by oven type.
Balham prices for regular and deep cleans
A weekly cleaner costs £23 an hour and a fortnightly one £24 an hour, with three hours as the shortest visit, which makes £69 on a weekly rota. A deep clean is £26 a cleaner-hour plus a one-off £30 for equipment and detergents, so two cleaners for three hours comes to £186. One-off work starts at £67. Ovens, carpets and moving-out cleans are priced by the item or by size on the price list. If there is no free parking on your street, we add whatever the bay costs on the day, never more than £40.
Licensing and the Heaver Estate
South Balham ward has been in Wandsworth’s selective licensing designation since 1 July 2025, so ordinary private lets there need a licence. Balham ward is outside it, though the borough-wide additional HMO licence covers both. That matters because South Balham is the most converted ward in the area: 46.2 per cent of its households live in a flat inside a converted or shared house (73.5 per cent are in flats of some kind), against 27.4 per cent and 60.5 per cent in Balham ward. Across the two wards 37.7 per cent of households rent privately and 47.0 per cent own. The Wandsworth page sets out the borough’s other rules.
Tenants leaving a flat can book end of tenancy cleaning at a fixed price by size. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right free of charge.
About 1 km south of the centre, beside Tooting Bec Common, the Heaver Estate was built around 1890 to 1910 in a Queen Anne style: red brick houses and flats with carved brickwork, multi-paned windows (often with stained glass), tessellated tile paths and cast iron gates. Nightingale Lane is older, a mid-Victorian suburb of large villas and terraces from the mid 1870s, with Grade II listed terraces at nos. 69 to 79 and 81 to 95. Stained glass and old tiles are cleaned by hand with a soft cloth, so mention them when we ring back. For floors and kitchens there is carpet cleaning from £36 a bedroom, by hot water extraction, and oven cleaning from £77, done in your kitchen and ready that evening.
Parking on Balham High Road and Bedford Hill
Balham High Road falls mostly in zones H1 to H3 (Clapham South and Balham), controlled Monday to Friday 9.30am to 5.30pm, with some H3 stretches on Saturdays too, at £3.70 to £4.30 an hour and a four-hour limit; the zone finder notes that some numbers on the red route are outside the CPZ. Bedford Hill, towards the Heaver Estate, is controlled Monday to Friday 9.30am to 4.30pm at £3.70 an hour for up to four hours. A weekday clean that starts at 9am has half an hour before the meter matters.
Book through the form or on 020 3734 1438, which you can ring any time. We call back between 8am and 7pm on any day to settle the date and the price, take a 50% deposit to secure it and collect the rest once the clean is done. Our cleaners are vetted and trained.

Balham cleaning questions
My address is SW12. Which council’s rules apply?
It depends on the street. The SW12 district covers the Wandsworth wards of Balham, South Balham, Northcote and Trinity, and also Lambeth wards such as Clapham Park and Clapham Common and Abbeville, so an SW12 home can follow Lambeth’s parking and licensing rules. We clean on both sides.
Can you clean a Heaver Estate house with stained glass?
Yes. The stained glass in doors and windows is wiped by hand on the inside, and the tiled hall gets a damp mop. If a panel is loose or cracked, show the cleaner on the first visit and it will be left alone.
Is the water the same across Balham?
Not quite. Most of Balham is in the Balham zone (mean 268 mg/l), but about four in ten of the postcodes sampled in the two wards fall in the Wandsworth East zone instead, with a mean of 257. Both are hard, and limescale builds on taps and glass either way.
Where can I take furniture before a deep clean?
Wandsworth’s free Mega Skip Days include Balham Park Road (SW12 8EA) and Larch Close in SW12, with up to six items per resident. Clear the room first and book the deep clean for afterwards.
Is there a minimum booking for a weekly cleaner?
Three hours per visit, which is £69 at the weekly rate. The £67 minimum on one-off work does not apply to regular cleaning.
Give us the postcode and the floor the flat is on, and we will ring back with a date.
