Tooting Bec ward is close to half terraced houses (47.3 per cent), and a weekly cleaner for one of them costs £23 an hour, with each visit lasting three hours or more.
Renting and living in Tooting now
Tooting is two wards with different housing. Tooting Bec is mostly houses, and 37.0 per cent of its households rent privately. Tooting Broadway is led by flats (67.9 per cent, with 27.8 per cent in converted houses) and 46.3 per cent of households there rent privately. Taken together, 41.7 per cent of Tooting households rent from a private landlord, 15.2 per cent from a social one and 41.8 per cent own.
Since 1 July 2025 both wards have been in Wandsworth’s selective licensing designation, so an ordinary private let needs a licence from the council, as it does in Furzedown and South Balham next door. SW17 also crosses into Merton. Colliers Wood and Graveney are Merton wards in the same postcode district, and Merton runs its own selective scheme in Graveney from 24 September 2023 to 23 September 2028, so the licence a landlord needs depends on which side of the boundary the house stands. The Wandsworth page covers the borough’s rules, and the Merton page the other side.
Much of the older housing was planned as estates. Totterdown Fields was the London County Council’s first cottage estate, built between 1901 and 1911 as 1,261 cottages on 38 acres, mainly two-storey yellow stock brick (some red) with slate roofs and timber sash or casement windows. The Heaver Estate, built around 1890 to 1910, runs alongside Tooting Bec Common, and its best houses were built to front the common.
Cleaning a Tooting terrace
Stairs set the pace in a terraced house. The cleaner hoovers them on every visit, wipes the banister and the skirting on the way, and carries the kit up once to save trips. A small two-storey cottage with one bathroom often suits a three-hour weekly visit. A bigger terrace with a loft room or a second bathroom is closer to four, or three hours on a rota where the kitchen, bathroom and floors are done each week and the bedrooms take turns.
Each visit includes the limescale. Most Tooting postcodes take their water from Thames Water’s Tooting zone, which averaged 255 mg/l as calcium carbonate in 2025 (234 to 268), hard on the company’s own scale.
For a fuller reset there is a deep clean: cupboards inside, skirting boards, door frames, radiators, grout and behind the furniture, done by a team that brings its own equipment and detergents. A deep clean before a regular cleaner starts means the weekly hours go on keeping the house in order from the first visit.

Prices in SW17
Weekly visits are £23 an hour and fortnightly visits £24, each at least 3 hours, so the weekly minimum is £69. A deep clean costs £26 per cleaner per hour with £30 added for equipment, from £186 for two cleaners and three hours. One-off jobs start at £67. At the end of a tenancy the price is fixed by size, £156 for a studio and £339 for three bedrooms, and a shared house outside that scale is priced by room. The price list has every item.
Tooting High Street (zones E1 and E2) is controlled Monday to Saturday 9.30am to 5.30pm at £3.70 to £4.30 an hour with a four-hour maximum. Most of Upper Tooting Road is zone D3, Monday to Friday 9.30am to 4.30pm at £3.70, though one stretch runs Monday to Saturday until 6.30pm with a two-hour limit. Where a clean has no free parking nearby, the bay is charged at cost on the day, capped at £40.
Moving out, carpets, ovens and booking
For tenants, end of tenancy cleaning comes with one promise: if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. Carpet cleaning is by hot water extraction, £41 for a flight of stairs, and rugs are cleaned on the spot; drying usually takes a few hours, depending on ventilation. An oven clean is £77 for a single, with the racks and trays soaked and the inside done by hand in your kitchen.
Send the form or call 020 3734 1438, day or night. We ring back between 8am and 7pm, seven days, to set the date and confirm the price for the house as it is; a 50% deposit secures the booking and the rest follows once the clean is finished. Cleaners are vetted and trained, and you keep the water and electricity on.

Tooting questions
I live on the Merton side of SW17. Do you still come?
Yes, at the same prices. Only the council changes: on the Merton side, Graveney and Colliers Wood follow Merton’s licensing and parking rules instead of Wandsworth’s.
Can you clean the shared parts of a house let to sharers?
Yes. A landlord or a house share can book a regular clean of the kitchen, bathroom, hall and stairs alone, fortnightly at £24 an hour, and leave each bedroom to its tenant. Every visit is at least 3 hours.
Do you take care with the sash windows in Totterdown Fields?
On a deep clean the cleaner wipes the sills and the inside of the timber frames. If a sash sticks or a cord has gone, say so and it stays shut.
Where can I clear old furniture in Tooting?
Wandsworth’s free Mega Skip Days include Church Lane car park (SW17 9PP) and Newlands, Barringer Square (SW17 8EE), with up to six items per resident.
Is all of Tooting on the same water supply?
Most postcodes are in Thames Water’s Tooting zone, and others fall in Wandsworth East (mean 257 mg/l) or Streatham South and Dulwich West (mean 254). All are hard, so the bathroom gets the same attention wherever you are.
Tell us the street and how many floors the house has, and we will ring back with a date.
