Over a third of Camden households rent privately (35.6% at the 2021 Census), and end of tenancy cleaning here starts at £156 for a studio, fixed by the number of bedrooms.
The same Census found 86.6% of the borough’s households in flats and only 8.1% in terraced houses, so a Camden move-out is usually a flat: 56.2% of households live in purpose-built blocks and 26.2% in flats carved from converted or shared houses. Semis (3.6%) and detached homes (1.7%) are rarer still.
Who rents in Camden, district by district
Camden’s three tenures are close to equal in size. Private tenants are 35.6% of households, social tenants 33.7% (22.7% with the council and 11.0% with other social landlords) and owners 29.7%, plus 0.8% in shared ownership. The balance shifts a long way between the districts.
| Area (Census 2021 wards) | Rent privately | Rent socially | Live in flats |
|---|---|---|---|
| Camden, whole borough | 35.6% | 33.7% | 86.6% |
| West Hampstead and Fortune Green | 44.9% | 20.4% | 84.5% |
| Hampstead Town and Frognal | 40.1% | 8.8% | 73.0% |
| Kentish Town North and South | 31.8% | 34.7% | 81.4% |
West Hampstead has the most private renting of the three and also the most flats in converted or shared houses, at 38.2% of households. In Hampstead 50.9% of households own their home, and the same clean works for an owner handing the keys to a buyer. Kentish Town leans the other way, with more social tenants (34.7%) than private ones (31.8%).
Camden’s licensing for shared lets
Landlords who let to sharers work under a scheme that is less than a year old. Camden’s renewed additional HMO licensing came into force on 8 December 2025 and replaced the version that began in December 2020. It reaches every property where 3 or more people from 2 or more households live, across the whole borough. The council signed the designation on 2 July 2025, after a consultation that drew over 800 responses, with 58% agreeing or strongly agreeing that it should be renewed.
The mandatory scheme still catches most homes with 5 or more occupiers in 2 or more households. Flats in purpose-built blocks of 3 or more flats are exempt from that one, yet they need an additional licence, as do converted buildings that miss the 1991 Building Regulations where under half the flats are owner-occupied. The council’s HMO page sets out the conditions.
When a shared house empties, we price it by room on the call back. Each let bedroom counts once, and the shared kitchen, bathroom and hall are cleaned for the whole house.
An end of tenancy clean covers the whole empty home
An end of tenancy clean is one visit, after the last boxes have gone, that takes every room back to the condition the check-in inventory describes. The inventory clerk or letting agent walks the home after us, so the cleaners work through it the way the check-out will.
Kitchen
Cupboards and drawers are cleaned inside and out, the hob and splashback degreased, the sink and taps descaled, and the fridge and freezer washed once you have emptied and defrosted them. The oven is an add-on, priced in the next section.
Bathroom
The bath, basin, toilet and shower are scrubbed and descaled. Tiles and grout are cleaned, and the mirror, cabinet and extractor grille wiped.
Bedrooms, living room and hall
Skirting boards, doors and frames, switches, sockets and radiators are wiped down. Wardrobes are cleaned inside. Windows are cleaned on the inside along with their sills and frames, carpets are vacuumed and hard floors washed.
We bring the equipment and the products, and you keep the water and electricity on until the cleaners leave. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
End of tenancy prices in Camden
A studio is £156, one bedroom £207, two bedrooms £243, three £339 and four £425. A shared house, or a layout that does not fit the bedroom count, is priced room by room when we call. Everything else we clean is on the price list.
Where there is no free parking at the address, street parking is added at what it costs on the day, never more than £40.

Parking a full-day team in Camden
Controlled parking zones cover large parts of Camden. Each is coded CA- and a letter, and the days and hours of control change from one zone to the next, so the signs on your own street are the ones that count.
A move-out clean takes most of the day. Camden residents can buy electronic visitor permits as short-stay blocks of 15 minutes, up to 4 hours in all, or as all-day permits for longer visits, though the all-day kind is not sold in every zone. Those are meant for a resident’s own visitors; for a working visit the council points service providers to its trade permit.
The other route is a Camden trade permit, at just under £52 a day for anything from 1 to 40 days. It lets a vehicle use resident permit bays and single yellow lines in the zone of the address, and in Hampstead’s CA-H zone double yellow lines as well, up to 8pm. It cannot be used in paid bays or on red routes, and holding one does not promise a space.
Furniture and bags left behind
The cleaners need clear floors to reach the skirting and the edges of the carpet, so deal with whatever the last tenant left before the cleaning day. Camden’s bulky waste collection costs £25 for 1 to 5 items or up to 20 black bags, £50 for 6 to 10 items and £75 for 11 to 15, with large electrical items charged on top at £10 for up to 2. Everything goes out at street level and collections run Monday to Friday, so a clean booked for a Monday needs its collection in the week before.
For a car-load, Regis Road Reuse and Recycling Centre in Kentish Town (NW5 3EW) opens every day from 9am to 4pm, apart from Christmas Day, Boxing Day and New Year’s Day. Vans and trailers have to book in advance.
Booking the clean
Send the form or ring 020 3734 1438 with the postcode, the number of bedrooms and the check-out date. We ring back to agree the day and confirm the price against the home. A 50% deposit holds the date, and the balance is due when the clean is finished. We are open 8am to 7pm, seven days a week, and you can ring any time.
The London end of tenancy page goes further into deposits and the check-out itself. If you are staying put and want a regular or deep clean, see cleaning services in Camden.

Camden end of tenancy questions
Does a flat share in West Hampstead need a licence from Camden?
If 3 or more people from 2 or more households live there, the additional scheme applies, and that includes flats in purpose-built blocks. At 5 or more occupiers the mandatory scheme usually takes over. The council decides each case, so check with its HMO team before the next tenancy starts.
Where will the cleaners park?
In the zone of your address on a Camden trade permit, which covers resident bays and single yellow lines there. Tell us on the call if the building sits on a red route or behind an estate barrier.
Can the carpets be cleaned on the same day?
Yes. Add them to the booking at £29 a bedroom and £36 for the living room. Drying usually takes a few hours and depends on ventilation, so leave the windows open if the clerk is due that afternoon.
What order should the move, the clean and the check-out go in?
Move out first, then the clean, then the check-out. An empty flat lets the cleaners reach every skirting board and cupboard, and the clerk sees the result before anyone else has walked through it.
What do I need to do before the cleaners arrive?
Leave the water and electricity on, empty and switch off the fridge and freezer the night before with a towel under the door, and arrange access as agreed on the call.
