In Wembley Park ward 61.9% of households rent privately, the highest share of any ward in Brent, and almost every home there is a flat. A weekly cleaner costs £23 an hour.

Renting and living in Wembley now

Wembley is two housing markets side by side. The Wembley Park ward had 2,667 households at the 2021 Census, 99.4% of them in flats, with 18.6% renting socially and only 14.0% owning. Take in Wembley Central, Wembley Hill and Tokyngton as well and the picture changes: across those four wards (15,052 households) flats fall to 53.0%, semi-detached houses rise to 28.4%, terraced houses are 13.2% and detached houses 5.4%, and 38.5% of households own their home.

Wembley Park is also one large development. In a project entry supplied to New London Architecture (updated November 2025), the developer Quintain says it has delivered almost 6,000 homes at Wembley Park, a third of them affordable, for about 10,000 residents, with outline consent for 8,500 homes and completion expected in 2027. Quintain describes it as the UK’s largest single-site build to rent development.

Licensing follows the same split. Wembley Park is the one Brent ward left out of selective licensing, while Wembley Central, Wembley Hill and Tokyngton sit in the second designation, which began on 1 April 2024 and runs for 5 years. The borough-wide additional HMO scheme, in force from 2 February 2026, applies to all four wards when three or four people from two or more households share.

Wembley is part of Brent, and the Brent page covers the borough’s parking sessions and bulky waste rules. Nearby, Kilburn and Harrow have pages of their own.

Cleaning a build-to-rent flat or a Wembley semi

A regular clean of a flat is the kitchen, the bathroom, dusting, beds and floors in three hours or more. If the block has a concierge or a visitor system, put it on the form so the cleaner is expected at the desk. A semi takes longer, with two floors and a staircase, so it usually needs more than the three-hour minimum or a rota that alternates the upstairs and downstairs rooms week by week.

The water is the local quirk. Affinity Water’s postcode checker shows HA9 7BS, HA9 9AA, HA9 6LZ and HA9 0WS supplied by Affinity, and its hardness lookup gives 295 mg/l total hardness for the first three, which it calls hard (its scale runs 151 to 300 mg/l hard, above 300 very hard). Kettles, taps, shower glass and the toilet rim show it first, and the cleaner works on them every visit so the scale has less chance to build up.

A deep clean is two or more cleaners with our equipment and products: grease off the tiles behind the hob, inside emptied cupboards, door tops, skirting, radiators, grout and descaling throughout. Tenants moving out of a Wembley flat get a fixed price on end of tenancy cleaning, and if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge. Carpet cleaning is hot water extraction from £36 a bedroom, and oven cleaning is £77 for a single oven, usable again the same evening.

Wembley prices

Weekly cleaning: £23 an hour. Fortnightly: £24 an hour. Both have a three-hour minimum, so a weekly visit is £69 or more. Deep cleaning: £26 for each cleaner-hour, plus £30 for equipment and detergents, from £186. Moving out: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for three bedrooms. One-off cleans start at £67, and everything else is on the price list. A one-off clean at an address with no free parking has the street parking added at what it costs on the day, never more than £40.

Booking around stadium event days

Up to 90,000 people can attend an event at Wembley Stadium, and on those days only residents and businesses with an event day permit may park in the Wembley event day zone. Restrictions run from 8am to midnight on the main roads to the stadium and inside controlled zones (zone SA from 10am, zone T all day), and generally from 10am to midnight elsewhere in the zone. The council only enforces on the public highway, so parking on private land is outside its event-day enforcement.

The simplest answer is a clean on a day without an event. If the date cannot move, tell us when you book and we work out the parking with you before the day. Zones W (Wembley Hill) and E (Ealing Road) are controlled from 8am to 9pm every day, bank holidays included, and their resident visitor permit lets a visitor park from 6.30pm to 9pm Monday to Saturday and all day on Sunday.

To book, use the form or ring 020 3734 1438 at any time. We ring back between 8am and 7pm, seven days, to agree a date and confirm the price for the home, and a 50% deposit holds the slot, with the balance paid after the clean.

Wembley cleaning questions

Can you clean in Wembley on a stadium event day?

Yes, but parking in the event day zone is for permit holders only from 8am or 10am until midnight. A flat with its own parking, or a day without an event, avoids the problem; otherwise we plan the parking with you when you book.

Does a Wembley Park flat need a selective licence?

No. Wembley Park is the one Brent ward outside selective licensing. A flat shared by three or four people from two or more households still needs the borough-wide additional HMO licence.

How hard is the water in Wembley?

Affinity Water’s lookup gives 295 mg/l total hardness for the HA9 postcodes tested, at the top of its hard band. Limescale builds quickly on taps and glass, so it is part of every regular visit.

Can my cleaner park on a Sunday in zone W or E?

With the zone’s resident visitor permit, a visitor can park all day on Sunday. On other days the permit covers 6.30pm to 9pm, Monday to Saturday, and the zone is controlled from 8am.

Do you clean new flats before anyone moves in?

Yes, as an after builders clean: £30 per cleaner-hour plus £32 for equipment and detergents, from £212. It takes off the fitting-out dust, paint spots and grout film.

Send your Wembley postcode and the size of the home, and we will ring back with a price.
